Excellent walking and hiking routes are available from your doorstep including the Southern Upland Way, and you re within easy reach of the Grey Mare s Tail, a mesmerising waterfall plunging 60m from Loch Skeen to the valley bottom. Explore the splendid St Mary s Loch, Devil's Beef Tub, beautiful gardens of southern Scotland and the tranquil Samye Ling Buddhist Centre at Eskdalemuir. Moffat is also close by with its array of bespoke and quirky shops, friendly inns, numerous quality eateries, coffee shops, fascinating museum, 18 hole golf course and the beautiful station park, with boating lake and putting green. Step inside the hall of this luxurious property and then continue up two steps to the spacious open plan lounge/diner. Relax in the comfortable lounge with floor to ceiling picture window and admire the views of the amazing water wheel, a clue to the building s 18th century origins. After a day out exploring this Area of Outstanding Natural Beauty, enjoy a movie on the Smart TV, and on cooler evenings warm yourself beside the lovely wood burner. The spacious elegant dining area is perfect for family gatherings. Climb up a small flight of stairs directly from the lounge into the studio with a beautiful, vaulted ceiling, exposed wooden beams and seating area a perfect place to relax and unwind with a book or art project, or just to take some time out to still the mind. Leading back though the hall, you enter the bespoke kitchen with electric oven, hob, microwave, fridge and dishwasher. There is also a dining/seating area in the kitchen with TV and music system. The separate utility room has a fridge/freezer, washing machine, tumble dryer, sink, ample storage and drying space. Next door is the handy separate WC. Leading though the hallway there are three beautifully decorated bedrooms. One super king size zip and link bedroom (which can be made into twins on request) and the king size bedroom both have stylish en suite bathrooms with shower over bath and WC. The pretty double bedroom has an en suite shower and WC. Up a small flight of stairs brings you to the master super king size zip and link bedroom, boasting a seating area with a TV and amazing glen and countryside views. An en suite bathroom has a dressing room, elegant freestanding bath, separate shower, sauna and WC. Venturing outside, the fully enclosed rear garden has a seating area with gas BBQ for al fresco dining or lazy evening stargazing in this recognised International Dark Sky location. There may be opportunities to spot an array of wildlife including hares that hop through the courtyard, foxes, badgers, deer and squirrels in the surrounding fields and woodlands. Red kites are a common sight, and you may be lucky enough to see the ospreys or even golden eagles that are part of a reintroduction project in the region. The beautiful Crofthead Burn runs through the adjacent woodland, tumbling down a series of cascades and mini waterfalls to reach the Moffat Water. At the front of the house there is a set of children s swings, and secure bike storage is available. Ample off road private parking is available directly in front of the property.
