Limecombe is a stunning detached cottage situated in a secluded position surrounded by moorland in the Exmoor National Park near Simonsbath and can sleep ten people in five twin bedrooms. Four are ground floor twins with en-suites, with two being accessed by an external door. The fifth twin room is on the first floor and there is a first floor bathroom. The rest of this property contains a kitchen with dining area and a sitting room with woodburning stove. There is an external utility. To the outside there is ample off road parking and a lawned garden with furniture. Limecombe is a perfect retreat for families or friends looking to explore the great outdoors.

Five bedrooms: 4 x ground floor twin (one is zip/link can be super king-size by request and two accessed externally via a separate door) with en-suite shower, basin and WC, 1 x twin (zip/link can be super king-size on request). Bathroom with bath, hand-held shower, basin and WC. Kitchen with dining area. Sitting room with woodburning stove. External utility.

Area
The small village of Simonsbath stands on the junction in the centre of Exmoor where the East-West, Exford to Challacombe road crosses the North-South, Lynton to South Molton road. The village consists of a number of properties scattered along the lanes from this junction. It is also home to the church of St Lukes, two hotels and Boeveys Tea Rooms. The area has several lovely walks especially down the River Barle which passes the southern edge of the village

The front, rear and side gardens are enclosed. Two well-behaved pets welcome (living areas only). Sorry, no smoking. Shop 5 miles, pub 1 mile. Note: Access to two of the ground floor twin rooms is external to the property. Note: There is an open stream that runs alongside the property, children should be supervised. Note: Water supply is from a UV filtered spring. Note: Horse stabling available by prior arrangement with the owner. Note: Disposable BBQs can be purchased from the owner at a small cost. Note: Livestock may be present in fields on approach to the property and you may be required to open and close a series of 3 or 4 gates. Note: The master bedroom is access via very steep stairs, please take care. Note: The track leading to the property is bumpy and uneven, drive carefully. Please note: This property only accepts Friday check ins.

Limecombe was booked with a view to spend a family Christmas together - eight adults, one teen and a toddler - plus the dog. In the end, only six of us made it as one branch of the family were stricken with "the virus". In one way it was a good thing as the stone floors, steep stairs, open fireplaces and running water outside doesn't really make the property toddler friendly. But those that did arrive had a ball. The kitchen is well equipped - and coped with Christmas dinner for six. The layout of the property, with a large kitchen/dining area meant that we could all sit around chatting while the house chef cooked and delegated. We decided that ten adults might be a bit of a squeeze, certainly wouldn't get ten in the living room together, but for our number the cottage felt spacious and roomy. When the sun did come out (briefly) the surrounding countryside is fabulous with plenty of dog walking (wet and dry) on the doorstep. Our only criticism is the mile of rough track leading to the cottage. Our 4WD coped admirably but the half of the party in a 2WD Kia Sportage had a white knuckle ride in the dark that they didn't care to repeat, even in the daylight. All in all, we plan to go back - but maybe at a better time of year weatherwise.

Fabulous remote cottage with everything you need for a wonderful holiday.. Ideally suited for our walking group with footpaths from the door and beautiful countryside to explore. There are also places of interest to visit on those days when the weather lets you down. To see the herd of red deer wandering across the hillside in the evening on the way back from the pub was magical.

Beautiful situation, very pretty, plenty of room, good showers and heating.. Peace, quiet, wildlife, walking, birdwatching. Excellent organic farm shop about 5 miles away. The Black Venus at Challacombe is very good, super food, excellent wine and beer.

We booked Limecombe way back in the Autumn of 2018, but due to some intense hospital treatment we had to move our booking to later than originally planned.. The owners accomodated this move for us for which we are so grateful. The instructions to get to the house were greatly appreciated, with the treck across the fields adding to our anticipation and setting the exciting tone for our visit. We found this wonderful treasure of a home at the end of the trail and had a wonderful weekend. It took a little while to get used to not grabbing our phones for updates on social media, family issues, etc. but once we'd adjusted it came as a source of freedom and relaxation - we talked to each other! All the gang who stayed found the premises very homely and comfortable and a great base from which to enjoy the local area. We'd recommend it to everyone

My friends and i would really like wifi at the cottage but otherwise it's a really lovely place.. Peace and quiet, wildlife on the doorstep - quite literally. Great for walking and dog-friendly. The bedrooms are very comfortable, showers and bathroom work fine, plenty of cooking utensils and 2 ovens which really help as we are cooking-freaks LOL. Dark skies, stars, lots of excellent walks direct from the house without the need to take the car. An excellent gastro-pub a couple of miles up the road. It's become a regular for us in spring and autumn.

We stayed as an extended family group for one week, we all wished we could stay longer. The cottage is beautiful, beautifully fitted out with everything you could possibly need. The location is stunning and very secluded. I wouldn't hesitate iin recommending this cottage to anyone and am sure we will return to this amazing place.

We arrived at the cottage after a terrible bank holiday journey that ended in heavy snow.. Housekeeper called on our arrival day and was very friendly and helpful.. The Christmas decorations, fairy lights and hamper were a wonderful touch. The location is very remote but utterly wonderful and the additional directions with photos were very useful.

Your staff liaised with us a week before and responded promptly to any queries that we had. We also were put in contact with the owners housekeeper Nicky whom again was very helpful.
