Facilities The Linhay is well equipped with an electric cooker (dual oven and hob), Nespresso coffee machine, fridge, microwave, kettle, toaster, plus saucepans, cookware, kitchen utensils, glasses, crockery and cutlery.
The smart TV is situated in the living area.
The property is fitted with central heating, plus the wood-burner in the living area is very efficient. A starter basket of logs, some kindling and matches will be provided. Further logs are stored in an adjacent shed and are available for guests to purchase.
Electricity and the programmed heating is included in the price of your accommodation.
100% cotton bed linen, feather duvet, blankets and towels are provided, but please bring your own beach towels if you need them for day trips.

Location The Linhay is part of the Emmett’s Grange Estate which is a rurally located within Exmoor National Park. Simonsbath is the nearest village (two miles away) which has an excellent pub serving food, The Exmoor Forest Inn, and a lovely tea room, called Boevey's. Simonsbath (pronounced "Simmonsbath"), is a small village high on Exmoor. The River Exe rises from a valley to the north, and the River Barle runs through the village and is crossed by a triple-arched medieval bridge that was extensively repaired after floods in 1952. Simonsbath also lies on the route of the Two Moors Way and close to the Macmillan Way West.
There are numerous beautiful villages dotted over Exmoor, many with pubs and village shops. South Molton is a fantastic country town with various amenities including a pannier market on Thursday and Saturday (it has won the award for the UK's best community market in 2023, 2024 and 2025), Mole Valley (has everything you could ever need!) and Sainsbury’s, approx 9 miles away. Barnstaple is a larger town, approx 15 miles.
Exmoor is situated in South West Britain, specifically across West Somerset and North Devon. Often referred to as England's best kept secret, Exmoor is a wonderful holiday destination for anyone looking for a holiday in the great outdoors! There's so much to see and do, from short walks to long expeditions across the moors or horse riding, taking in a red deer safari or sight-seeing at your own pace around the 'picture postcard' villages and hamlets. The beautiful beaches of North Devon are also within a easy reach (approx 40 mins in the car).
