A musky, stinky, tired and tacky Farmhouse with little to be desired but the grounds it is set in. Ill equipped for disabled users due to 2 steps from the kitchen into the disabled bedroom, sitting room and living room (which are not detailed on the advert). The farmhouse is tired and in desperate need of updating. Marks on the walls, carpets and floors. An open grid in the downstairs bedroom made the room smell mouldy. Open cavities in the skirting boards which allowed frogs to visit. Carpets stained and grubby looking, beds old and uncomfortable.
Sofas sagging and dirty. Floors unswept.
Kitchen table was tacky to the touch. And made worse by the fact there was no cleaning products to maintain the property during our stay. Simple things like kitchen spray, bin bags, salt and pepper and oil were missing. WiFi wasn't very strong unless sat in the kitchen next to the router. Although physically close, the nearest shop was down a long and winding 60mph road with no footpaths. Which was dangerous with a disabled person and small children. The owners live directly opposite the property which we found intrusive. They have several large dogs which barked often. Overall very disappointing given the lack of cleanliness and lack of provision for disabled guests. We would not visit here again for free.

You may be wondering why I am only just writing this review. This is because we were trying to get at least a partial refund for our holiday.
The farmhouse informed us that the real fire was not in use before we were due to arrive - not a problem as it was August. On arrival at the property there was a large pot hole on the driveway down - even though going very slow one of our family kept catching the bottom of their car because it was so deep. The rubbish was overflowing from the wheelie bins.
On entering the property it seemed nice and there was a welcome pack. The grandkids were very excited to look for the games room (the main reason we picked this over other cottages) but there were no games - in fact the games room had been made into another sitting room, even though the photos were still on the website.
There was also no swings outside as advertised. Three grandkids have autism, so for something as important as this to be missing (after telling them it would be there) is a big issue as those of you with autistic children will know. After one day of staying in the house the damp smell started to appear (as they ask you to keep all windows closed when property is vacant) then the farm smell - expected as next to farm but then on opening windows - loads of flies and no fly zapper or similar to control this. Then there were what we thought to be mouse droppings on an outside window - apparently bat droppings and as protected, nothing they can do - except inform us - which they didn’t do! The internet was about as much use as a chocolate teapot. The BBQ was uncleaned, full of rubbish and buried behind a bush that needed cutting - in fact there were two - neither of any use. The final straw was the dead rat by the cars (again I know we are near a farm) but the now strewn rubbish wouldn’t be helping with that.
I wrote to the owners about all of these points and others but they were unwilling to admit there was anything wrong. In fact they just kept harping on about the things I had already said, I understood they couldn’t do anything about. However it was false advertising for several things (photos were taken down after I complained.) Twice they didn’t reply to my letters. One being the last time when I asked them to confirm they would not be refunding, so I could go down a different route. Some may think that these things are acceptable but we don’t - especially for the amount we paid.
I am so disappointed that they thought it was ok to let these things slide and are clearly all about the money rather than the service.

These pictures do not portray the current accommodation and are very misleading.
Only carpet in one bedroom upstairs, all the others had Lino in them. The sitting room looks nothing like this.
The only true pictures are of the outside, the bathroom and downstairs bedroom.
On stripping the beds as instructed to do on the last day only to find badly stained mattresses.
Pictures attached of what 2 of the bedrooms actually look like and the state of the mattresses.
Advertised as 4 star accommodation with Sykes but I have stayed are far better 3 star than this property

Our family (6 adults and 3 children) stayed at Tregonhawke to celebrate a special birthday.. The farmhouse is spacious and comfortable and we enjoyed our stay there. The children enjoyed playing in the lovely garden and we all enjoyed the walk to the nearby lake. The beach is a short drive away and it was good to be able to use parking spaces reserved for Tregonhawke guests.
The owners were very friendly and available to help with any problems.

This was our fourth visit to this property.. The house is spacious and homely, with more than enough room for our group of nine adults and two children. The location is simply stunning and near to local amenities and great beaches.

The farmhouse was absolutely perfect for our group of 13! It was spacious, warm and contained everything you could possibly need. The kids (age 2-7) especially loved having their own 'kids tv/play room'. It's also in a very pretty setting with a secure garden. Amazing beach close by, (steep walk down but worth it) free parking in owners field. Mount Edgcumbe House is 10 minutes away and a great place to walk, bike ride and take in amazing views. The owners are wonderfully friendly and helpful. I would 100% recommend this accommodation to large groups, especially with kids. Excellent!!!

Fantastic large rural cottage perfect for the large family group.. Located in a quiet country settling but close to village shops and pubs. Excellent fishing on the estate was a bonus.

The house was very homey and comfy.. The only thing it lacked was a pair of kitchen scissors!! Could've done with them on several occasions.

We paid almost £3,000 to Helpful Holidays now Sykes Cottages for this run down, uncomfortable property. The owner came into the property without our permission and was abusive because we had complained about having such a poorly maintained property. Whilst charging for dogs we were forced to take our elderly dogs out all day in high temperatures. So definitely not dog friendly. Worst holiday property we’ve ever rented.

In most respects Tregonhawke was ideal for our family group of 10 including 3 children aged 6 to 8.. The house is amply equipped with cutlery, crockery and utensils although we wished there was a larger saucepan for cooking purposes.
The house was spacious and meant that everyone could find a quiet area if needed and the children enjoyed the playroom.
My main suggestion, which will be easy to do, is to improve the wi-fi connectivity around the house by using extenders. We found that having internet availability only in the kitchen was inconvenient.
The location is extremely quiet with excellent garden space for the children to play.
On the few occasions we needed advice from the owners we found them friendly and helpful.
Overall, we were very satisfied.

Tregonhawke Farmhouse - What a gem of a holiday home! Selfishly I don't want to write a good review so as not to alert others to this wonderful place!! The family at Tregonhawke are super relaxed and nothing is too much trouble. The farmhouse itself is so clean, warm and cosy, very comfortable beds, spacious rooms throughout, fantastic farmhouse kitchen table for my whole family of 10 to sit around . Facilities all excellent - unlimited hot showers, unbelievable amount of cutlery/crockery and cooking implements - no need to take anything extra. Beautifully kept garden with sunny aspect. Having the lake to fish on your doorstep was an absolute bonus, stocked with beautiful quality carp (so my husband said) - very peaceful lake to sit around and enjoy. I really don't think I know of a negative comment to add - simply a wonderful home from home with every comfort you would need. The Whitsand bay beach is so clean and huge when the tide is out - great for budding young surfers but it is quite a steep path down and not for the elderley. The beach cafe is a great stop on the way down though. Easy to pick up the coastal path and walk along 4.5 miles to Kingsand & Cawsand. We will not hesitate to return !!!

The property offers everything you require for a relaxing stay and is well equipped to cater for everyone's need's. Our party consisted of 7 adults and 2 young children and the size of the property and its layout provided more than enough space for everyone to either be together or spend time doing there own thing, be that inside or in the well sized and stocked garden. The kitchen allowed everyone to dine together although the small cooker wasn't quite adequate for 7 hungry adults. Located on a working farm the hills that surround the property are used for livestock giving you a taste of the true countryside. The fishing lake is very well stocked and delivers good fish and throughout our stay was not over-fished by paying customers. The owner was very polite and helpful. Will be returning in 2016.
