When you arrive at your destination and find the accommodation is even better than the great photographs of the property then you know you have struck gold! A modern and charming home with all the amenities and more than most homes! Clean, warm, comfortable and cosy. A great location with magnificent views at the back of the house and from the front... well wow!! A splendid viaduct which spans the River Esk provides a very quick and convenient route in to Whitby. A 20 minute walk takes you right into the heart of the Town itself - and we took great advantage of it - left the car behind and was able to explore the delights of this beautiful fishing coastal town. The house itself is equipped with flat screen TV's and boardgames should you wish to stay home - however, it is perfectly positioned to so much. The North Yorkshire Moors Steam Railway runs beneath Larlpool Viaduct and you occasionally get to hear and see the train on it's way from Pickering to Whitby. My husband had brought me here for my 65th Birthday. Wish we had stayed longer - but a good excuse to come back to Berry Banks Cottage.

What a find. Loved this cottage. Looks exactly like the photos. Warm clean and welcoming. A nice little deck at the back to put your feet up and watch the view. We would definitely go back. Thank you to Peter and his wife for making us feel welcome. X

We stayed at Berry Banks the week before Christmas.. The weather was mixed - some snow and rain - but the townhouse (on the little estate above the river) was clean ,tidy, warm and comfortable. Parking is in a large communal area close to the house. Generally, the place was very well equipped (particularly the kitchen which was light and airy). Although the TV and wifi were fine - unfortunately there wasn't a DVD player (we linked up the laptop instead). There were plenty of books and games. There are extensive, open views of the fields and moors from all the rooms at the back - the front (including the bedroom with the balcony) looks over the river and the viaduct. There's also large private patio area at the back which I'm sure is a delight in summer (not really used much by us in December - other than feeding the birds). It was quite wet whilst we were in Whitby and one of the disadvantages of the balcony which also serves as a sort of cover to the entrance area to the front door are the drips. As the balcony is not solid - its wet when its raining and drips on you for ages after its stopped. Berry Banks is far enough out of Whitby to be quiet and peaceful but shops and stores are quickly available locally and there's easy access to the town itself. Its also a good base for trips out to both the coast and the moors. We thoroughly enjoyed our stay and I would certainly use this property again.

Berry Banks Cottage is in a fabulous location.. It is located in a quiet area but close enough to Sainsbury/Aldi in one direction and Whitby in the other to make the whole experience very enjoyable. The cottage is fantastic and the standard of fittings within is second to none.

A lovely welcome with wine, milk, tea, coffee and biscuits supplied.. The cottage was well equipped and furnished, clean, very warm and the bed comfortable. Beautiful views, very quiet. All important boxes ticked. Thank you for a lovely break. (PS the only thing I would add to the well equipped kitchen would be a cafetiere.)

This is a very minor comment - I thought the dining chairs were so heavy and bulky that they were quite difficult to move.. Otherwise, the house was perfect in every way!! Because we were so close to the other properties with families, our children had great fun with the other children and made friends and played out together each evening, resulting in ‘down time’ for adults!!

We had a fab time.. Great location and the property was exceptional. Nice quality white goods and modern smart TVs and WiFi that coped well with Netflix. Good signal on both EE and Three mobile. Recommended.

The location of the cottage is superb - right on the Cinder Track (you can walk to Scaborough 25 miles away, if you like! ) and only a mile until you are into Whitby. Beautiful sunrises, beautiful sunsets... The cottage was comfortable and well equipped - a real home from home. The owner was the kindest man - and so helpful. Nothing was too much trouble.

Berry Banks is a lovely, well appointed apartment with lovely views over the countryside.. There are nice but fairly strenuous walks round about as the area is quite hilly. Sitting on the decking at the back of the property we were able to see squirrels, ducks (who actually seem to be very tame and actually come onto the decking to visit) and a great variety of other birds including jay, magpie, wren and a selection of songbirds. The only drawback is that there is no disabled access. To get to the property you have to walk up a fairly steep set of steps, not a problem for us but would be for anyone who has difficulty walking.

I stayed here with my 2 year old daughter and we had a great time. The cottage is equipped with everything you could ever possibly need (board games, high chair + stair gates etc) and has amazing views over open countryside to the rear and across the viaduct to the front. It's immaculately clean and comfortably / tastefully furnished - we didn't want to leave!
