Fabulous house in a great location, we were a mixed family group of adults and children, plenty of room for all of us, we had a problem with the Wi-Fi which was fixed very quickly.. Slight downside was the freezer kept getting iced up at the bottom of the door which meant if you didn't keep it cleared the door wouldn't shut properly, the shelves on the fridge door were cracked and the other issue was that the outside bins weren't empty so filled up quite quickly. The above problems were however only minor and didn't spoil our holiday as the house and gardens are lovely and we would definitely stay here again it felt so homely.

Great house with plenty of space , extra shower room would have been helpful on first floor but we did manage.. Top floor great apart from really squeaky doors but very quirky, nice big garden and great hot tub, would go again as great family gathering place.

March 2020
Lovely place it was huge and definitely did what it needed to do.. I wouldn’t say it was 5 star though, maybe 4 stars for a couple of reasons: It wasn’t very clean, all the coasters and matts were still dirty and a bread stick and plaster was found down the side of the sofa in one of the living rooms. Some of the bedrooms were absolutely freezing, I believe this is because the radiators didn’t work properly and needed bleeding as they were on but wouldn’t get any hotter and unlike other rooms in the house they had single panes of glass where as other rooms had a perspex sheeting ontop. When we arrived it would have been nice to have some sort of welcome hamper with a bottle of wine/prosecco and maybe some biscuit, tea bags and milk in the fridge, as it was a lot of money for 3 nights but there was no nice little thank you waiting for us. I have paid less before and got a lovely welcome hamper in previous Sykes cottages. I would have also expected a couple of matches and firelighters for the wood burner as the first night we couldn’t get it lit. It did say on the website these would be provided for the first night. Some of the rooms were a little cheap looking, one room was decorated amazingly, if all the rooms were like this then it would have made it feel a lot more up class and 5 star. The downstairs room was nice but the corridor leading up to it seemed really outdated, almost like a school locker room, this was one of the rooms that were freezing. I would also add it would benefit from having more mirrors in each room as it was hard for a large group of women to all get ready at the same time by sharing mirrors. And possibly more sockets closer to the mirrors as it was hard drying and styling hair so far away from the mirrors. On the other hand the showers were always lovely and hot, it was a lovely quiet village, the kitchen was amazing I loved the huge island it fit all our alcohol, snacks and more for the weekend. There’s a great pub up the road called The Coachman Inn, serving amazing food, but the service there was rubbish, I’m saying this just so others who go can expect that. The hot tub was great, it had a lot of grit in it obviously from people walking on the decking, but this would be hard to manage. It is a 15 minute drive from Dalby forest and a 20 minute drive from Scarborough. I would definitely recommend it to large familie/parties. Thanks for having us! Loren

A few things need addressing, the bottom tray of the dishwasher is broken, botched with cable ties but just collapses, resulting in hand washing, bottom tray in fridge door also broken, top floor is freezing (when we were there end Feb), curtains come off tracks when opened/closed and downstairs annex shower room and toilet need updating, shower tray too high to step in and toilet/sink just dated and dead flies in window.. Lastly having to strip the beds..... seriously.... all that money and you have to strip beds!!! Lovely big house, kitchen space is fab, could do with extra keys.

Absolutely superb The sun shone in late November It was my 70th birthday celebrations with family and friends.. There were 16 adults 1 child and a toddler Everyone was delight with their rooms and the whole lay out of the property. We did take 2 bean bags with us so we could all get in one living room for my birthday night. As usually the kitchen was the hub of the property. Had a slight problem with a wheel chair until we found the best way was through the stable door in the dining room ... no step there! The hot tub was great....A great place for family celebration .

We recently spent a weekend at The Lodge for a family celebration, and all had a great time.. The Lodge is suitable for a large group, with plenty of space over 3 floors. The kitchen is a fabulous feature, with a large central island for gathering round. 2 seperate sitting rooms both had comfy sofas, together with a TV in each. Large dining room allows all guests to gather and eat together, although it was disappointing to find that the Aga is a non working feature! The property is listed as 5* but I feel there are several factors which let it down, and do not feel it is worthy of those 5 stars. The dishwasher - this was damaged and has been 'repaired' using string! Unfortunately this repair does not work and meant a lot of washing up, which is not what we wanted to be doing while away. The external lighting was practically non- existent. The light near the hot tub is damaged and non operational, and the only light that came on, lit up after you had gone past the large step/trip hazard. The downstairs bedroom annex is in desperate need of updating. The toilet and shower room are awful and feels like you are in an old church hall! The loft rooms are also quite soul-less and need some TLC, something as simple as bleeding the radiators to heat the room would help!. There are numerous problems with curtain tracks in the property with hooks missing, curtains falling off, or not opening/closing. Despite there being lots of pans in the kitchen, there is a lack of serving bowls. A coffee machine would also be a great addition. Most self catering properties we have stayed in have a 'staples' cupboard where you can find salt, pepper, sugar, herbs etc. but there was absolutely nothing like this which meant a trip out for basics. Finally, you are asked to strip the beds and leave all bedding down in the dining room....I am sorry but that is not something I expect from 5* accomodation. This said, we had an enjoyable weekend and if a small amount of money was spent on finishing touches, we would recommend the property.

The house and it's location were ideal for our needs, a family get together including three generations, to celebrate our Golden Wedding.. Snainton Lodge is so spacious and comfortable that everyone could enjoy a great holiday. The location within easy reach of the coast, the moors and York meant that we were spoiled for choice for days out, and there was much more to see which we didn't have time to fit in.

We arrived for a week over summer and were initially pleased with the lodge. The garden is huge with plenty of space for the kids to run around and a nice warm hot tub. No BBQ though so if you want BBQs you will need to take your own. Theres a big, well equipt kitchen which was nicer than the online pictures and x2 reasonable sized seating rooms. x1 bathroom on the first floor is huge, modern and has a lovely shower, theres another bathroom on the ground floor too which is smaller but adequate. The problem for me comes with the bedrooms. Theres one nice triple room but the rest are tired dated and need a little TLC, the worst thing of all is that in the majority of the bedrooms the windows dont open. Its ridiculous, it was belting hot and we couldnt even open a window to get any air flowing, the windows are covered with a secondary pane which we looked to remove however as the sash windows are painted shut this did not solve the problem and we could not open any windows upstairs ( with the exception of one room which had an opening window) It was stifling and spoiled the whole stay for me. I did pop to york to buy a fan but without an opening window its purpose and use was limited. Great location though but i would avoid staying here in the summer as its just far too mafting !

A great home with plenty of room.. Fantastic kitchen which we uses most of the time for socialising. All bedrooms were spacious and beds were comfy. We all would recommend the Lodge and want to thank you for allowing us to stay.

We had a nice time at The Lodge - lovely gardens with the hot tub an added bonus.. All rooms perfectly adequate. The downstairs toilet broke during our stay, but was fixed the next day, so brownie points for efficiency. Couple of essentials were missing, a teapot and cooking scales. Getting a couple more chairs for the dining table might be an idea. Also, the 'start' button on the dryer is pretty much inoperable. But overall, a very good experience.

he House: Positives: In the main a beautiful house and garden, nice hot tub and kitchen Negatives: dining room only has 15 chairs, had to use garden furniture to seat all my guests, despite confirmation from owner and his insistence that there were enough when I reported to him (I spent 20 minutes looking for chairs following his message) Kitchen has only got 6 wine glasses (despite confirmation from owner ahead of time that there were enough for all guests), when reported to owner he suggested buying some and being reimbursed. Luckily one guest had not set off so brought from home. Kitchen only supplied with 2 tea towels, not enough for 17 adults Kitchen only supplied with 3 bin bags, not enough for 17 adults. Annex shower room and loo very dingy First floor front bedroom has no doors on the wardrobe, looks awful First floor twin room blind won't open Small first floor double no bulbs in bedside lamp Second floor bedroom doors do not close, including the linking door. Not at all appropriate to let as separate rooms for adults. Second floor double has had what looks like a leak, the ceiling has been patching painted in a different colour paint - it looks appalling. Bulb missing in second floor double light fitting Second floor twin blind gets stuck closed. Second floor bathroom door gets stuck closed, 3 instances where my guests were unable to get out. Second floor bathroom sink hot tap is broken on sink, came completely off when used spraying scalding water over the room and my husband then latterly me when I went to help secure it back in place. Was obviously not right from the start so had been deliberately left in that state. House was Cold - Lists a wood burning stove as a facility, but on arrival the extensive in house information states that you have to bring your own wood (not exactly 5* luxury) or order in advance at a premium price. This is not detailed in any literature nor was I offered this ahead of arrival. Had to chase and chase the owner for every detail in the month leading up to my booking - no at all a luxury experience. For £1700 plus fees for 2 nights I expect close to perfect, this house is nowhere near. Sykes service: Appalling customer service; I have had to chase every single detail multiple times, standard emails contain contradictory information to the app, staff give contradictory information to both. Staff have sent rude responses to my requests and this is only after repeated emails asking the same thing. It was so upsetting and stressful. I have tried to resolve this with them, before posting online, for the last 2.5 weeks but their latest response is that because they cannot contact the owner (!) they cannot address any of the complaints, so they are done. No Apology just a £50 voucher which doesn't even cover the fees! Disgusting - avoid using this company!

15 of my friends and I stayed here for the weekend for my 60th birthday.. It was everything and more we could have expected. Apart from the Lodge itself and the grounds the Peacock Inn and local fish shop were welcoming and friendly. I would come again in a heartbeat, especially the thought of Christmas in the dining room and all sat round the log fire.

September 2018
The Lodge is probably the best big house that we have stayed at.. The rooms were all spacious, with plenty of comfortable seating downstairs (no sagging sofas!), and large, good-quality beds. The kitchen was very generously supplied with crockery and cutlery so there were no problems with running out of plates etc. There were also adequate pots & pans to cope with cooking for a crowd. If you don't want to cook, we can recommend the Fish & Chip shop in the village, and also the Cedarbarn Farm Shop & Café, near Pickering, for an excellent Sunday lunch. We did have a boiler failure during our stay but the owner quickly arranged for a plumber. There were a number of minor issues in the house that need attention, but overall it was well-kept, and various members of our party enjoyed the large garden and the hot-tub. Whilst you can just get five cars on the back yard, it is a squash for family-sized vehicles, and getting out again requires some manoeuvering!

August 2018
The cooking facilities were not sufficient for a group of 16.. The oven would not fit enough in and was very slow. This meant we had to eat in shifts. The pictures led us to believe there was an Arga but this didn't work. Nor were there anything like enough wine glasses. We were constantly re-washing them. There were only 15 chairs in the dining room and this was after we had gathered one from a bathroom. Then we had to use one from the garden with a cushion on it. The position of the house on a main road and also a side road meant waking early morning from traffic and the lawns were badly maintained. We planned to play croquet but the grass was long and uneven. The ground floor bedroom was well below standard. No mirror in washbasin room for shaving, not enough coathangers, No suitable mirror in bedroom next to a plug for drying hair. However, overall, we had an enjoyable week and made the best of it.

This house was nothing short of wonderful. It house 11 of us in comfort and the kitchen was brilliant. Plenty of parking and the garden was wonderful for the hot summer we've had. Really enjoyed the hot tub too in an evening! The only thing was there was only one standard size fridge freezer which between all guests was quite a squeeze. Still I cannot recommend this Manor highly enough, we'll definitely be rebooking!

We had the most amazing time at the cottage.. The cottage was bigger than we thought and the kitchen was huge. We stayed on a very sunny weekend so the garden was perfect for sitting around in the sun and the hot tub was brilliant in the evenings. The cottage is close to Scarborough and a few local pubs. We would definitely recommend staying here for any occasion. It’s perfect. Thank you very much

The Lodge was absolutely wonderful.. We had all the family together and it was the perfect space. The two living rooms kept everyone happy, and the garden and hot tub were just perfect. The landlord was fantastic and always at the end of the phone if we needed anything. We wil definitely be going back, and will definitely recommend The Lodge!

June 2018
We had a wonderful time and the children really enjoyed the Garden.. My only suggestion would be that as you have ground floor accommodation, you are thinking of the guests that may struggle with the stairs, but there was no high seating in the lounges and the sofas were very low and difficult to get up from. We were very lucky with the weather so I sat mainly outside.

The property is wonderful.. Well maintained and luxurious with a very high standard of cleanliness. The gardens are worth the rental money on their own - simply stunning. Masses of space inside and we parked 6 cars. The kitchen is wonderful and all the bedrooms are super comfy. We did not have any problem with the road noise at all. The location is brilliant, with a shop just steps away, 2 good (though very different) pubs and fantastic fish & chips. Walk to Brompton by Sawdon and try The Post Office Tavern - we loved it! Great walks from the door - we didn't even go into Scarborough. In 20 years of renting properties, the owner was the best I have encountered. Thoroughly professional, reassuring and very proactive. I would not hesitate to recommend this very special property.

May 2018
The accommodation was lovely, although some repair work was required and for this reason I am not sure the property should have a 5 star rating.. The patio doors to the kitchen did not work properly and we had difficulty in opening and closing them. The back gates were in need of repair works and they kept swinging open in the wind and couldn't be locked safely. The advertisement for the wood stove should indicate that the starter pack will only last one day and perhaps highlight this in the final email, as we could have brought some from home but had to go out and buy additional wood. Only one toilet roll per toilet was provided - 4 toilets, and with us booking for 17 adults you can guess this didn't last long. We then had to go out and buy a 16 pack for the weekend. No one could connect to the WIFI all weekend and we followed the instructions to use the password at the back of the hub but it did not work. Finally, the hassle I had trying to get in touch with the owners for the key code to the property was terrible. I would recommend that this is controlled by Sykes Cottages themselves as getting the key code on the day we are to commence our holiday, when most of our family members and friends had already set off from their homes, unknowing whether they would have somewhere to sleep that night is ridiculous!! The owner did eventually get in touch when we had already arrived and been given the key code from Sykes and kindly allowed us to stay until 5pm on our final day, however, the damage so to speak had already been done and completely put me off booking with Sykes Cottages again!!

Lovely large house that suited us well.. As the weather was good children enjoyed the garden. I would request that the gates were mended as they did not stay closed and as we had 6 children and a dog this was rather a nuisance. The owner eventually got back to me with key info 2 days before our holiday and did not e mail or tx the information so was getting rather anxious. Apart from tat we had a lovely holiday and would use Sykes again

Fantastic place, the magnificent kitchen that looks out onto the lovely gardens was where we spent most of our time.. We all came from different corners of the world to meet up after 4 years and the place lived up to all expectations. Even a little shop over the road which was great for those small items we needed which was very handy. For the kids the hot tub was a winner. The rooms were great and the upstairs bathroom and the rain shower was cracking. The two pubs (5 mins walk) were well visited and don’t forget to try the local fish and chip shop. Being from Whitby originally, we were impressed with the fish and chips. The owner Aran, was great when I enquired I had not received the required code. Everyone of us absolutely enjoyed the place and the next time we all get together we will be diffently booking it again.

Local amenities close with a small convenience store and Chip shop nearby. Local Pub 2/3 mile away The Coachman Inn. Thanks Great venue

We had a lovely week with family and friends and would book again although there were a few things which would have improved the experience Kitchen bin full and needed emptying before we could use it Tumble drier did not work and Washing machine was left full of water and did not work.. New fuses were bought and put into the plugs and both then worked. 4 /lamp / light bulbs not working on arrival (1 toilet light bulb) and no replacements found. Should keep replacements easily available as bulbs can go anytime. main fuse box kept tripping plunging ground floor into darkness first 2 times were easily fixed by young family but after that it was very difficult for my 80 year old husband to fix as it is situated very high up on the wall. Having said the above we would book again as it is a comfortable cosy place for a break

We 15 people stayed from a Friday to Monday and what a wonderful place! We are a spread out family who don’t meet up too often so this made a perfect weekend. The house is very grand and the rooms are of large proportions, decorated well, comfortable and warm. We rattled round inside with plenty of space. We loved the kitchen which was large, square and well equipped and improved only by the food we consumed. Outside, the garden to the rear was extensive and beautifully laid out. Parking was good for 5 cars and a little constrained for our 6, but this was no real problem. There were plenty of fruit trees and a hot tub which was put to good use. The location is perfect for the coast, Scarborough, Filey etc. It’s also easy access to York, for the Minster, the Railway Museum or just wandering round the city. The North York’s Moors are to the north as is the Steam Railway running from Pickering to Grosmont. Finally, all that is needed is to say The Lodge is a wonderful place to stay. We all loved it!

August 2016
We wanted a big property that would allow loads of family, including kids from 3 to 11, and a couple of well-behaved dogs. The Lodge was just what the doctor ordered. The property is very easy to find, especially when the owner texts you a confirmation and some information which tells how the sat navy will send you a short distance away from the property! The keys were exactly where we told they would be. First impressions? Wow, how big the place is; huge kitchen with a central island which seats about eight, massive fridge and massive amounts of good quality crockery and cookware. Two big lounges for relaxing in, a separate dining room and an instant access to wi-fi, essential for electronic savvy kids and adults. Upstairs, huge and clean bathroom, airy and spacious bedrooms with good linen. The upper floors are quieter the further up and away from the main road you get. First bedroom on the landing is light and bright, but noisy due to passing traffic, which doesn't quieten until ate evening and begins before six, as it's the main road into York. The garden is huge! Most of it is very well maintained and was used by the kids for cricket and the like. The more wild area, which was described accurately in the house file, was more unkempt, but proved popular as an adventure playground. The hot tub was very clean, spacious and we had trouble keeping both kids and adults out of it. It adds another dimension to the property and was most welcome. I only have a couple of minor niggles. The kitchen would benefit from a couple of items being added to the inventory. Good knives benefit from being kept sharp, but I couldn't find a steel or other sharpener. I had to resort to an age-old method of using the edge of a plant pot, until a relative arrived with a steel later in the week. Similarly there was no whisk, which makes mixing eggs for twelve-person scrambled eggs an issue On the upper floors most of the windows were closed and covered by a sheet of Perspex, this meant they could not be opened. Given the warm weather this prevented us creating a flow of air through the rooms, making them somewhat stuffy. All in all these were minor concerns. We loved the location, close to tourist areas in North Yorkshire, and the ease of getting around. The property meant we spent loads of time in the kitchen, the soul of this house, and a great family holiday ensued. Would we book again, without a doubt

We stayed in this house as a group of 17 and it was amazing. We didn't want to go home. The house was lovely and everyone was catered for, it has a lovely garden and the hot tub was a bonus! It was also very central for all the attractions we visited.

We stayed here with 8 adults and 7 children ranging in age from 5 months to 9 years. Having stayed in snainton before, we knew the location was perfect to visit local tourist spots such as Scarborough, Pickering, Dolby forest and Whitby. The property is on a main road but we were not disturbed in any way by the traffic noise. The garden and large kitchen are at back of house so are very peaceful. The hot tub was a big hit and made the stay extra special. The beds and bedding were so comfy and luxurious in all of the bedrooms and the property had much character. Communications that we had with owner were excellent and we were made to feel very welcome in the home. I wouldn't hesitate to recommend this home to any large groups of friends or family, we would not hesitate to return.
