Church Farm Annexe is an annexe to the owner's home, sitting six miles from the Yorkshire city of Ripon. It comes with one double bedroom benefiting from an en-suite bathroom, the property can sleep two people. Also inside you will find an open-plan living area including a kitchen, a dining area and a sitting area. To the outside there is plenty of off road parking and a front garden with a lawn and a patio with furniture. Church Farm Annexe is a lovely property placed ideally for a romantic couples retreat.

One bedroom: 1 x double with en-suite shower over bath, basin and WC. Open-plan living room with kitchen and sofa bed, dining are and sitting area.

Area
Ripon has a cathedral, the Yorkshire Law & Order Museums, craft markets, an International Music Festival and Ripon Races. The Fountains Abbey and Studley Royal Water Garden are within walking distance, and Lightwater Valley Theme Park with its Factory Shopping Village is a short trip away. Norton Conyers and Newby Hall and Gardens are close by.

This is our second visit to this cottage.. It was lovely to see Anne and John again. They really are fantastic hosts. We use holiday cottages in this Country all the time and this is the only one we have ever revisited. The little extras of homemade jam, fresh eggs from their chickens, fresh milk, butter and bread and fruit are always very welcome. We were spoiled this time with the most delicious homemade carrot cake from Anne, thank you so much

We used this cottage as the base for a family wedding at Fountains Hall followed by a reception at Sawley Village Hall.. The cottage is fantastic and the homely touches of eggs, milk, tea,coffee, bread and cereals provided, made our stay very easy at a busy time for us. The bride and groom stayed here on the Sunday evening and loved it. Special thanks to Ann and John.

Thank you for a lovely stay.. Anne you made our stay very welcoming and friendly: initially I was worried about our dog with shared garden but she was fine because you were very relaxed-like home from home. Lovely to meet your grand children too: Alfie loved the company. We were extremely comfortable the whole time and Church Farm was the perfect location for us to mooch into Ripon, Pateley and Grassington. Slept like a log too! Thanks again for late check out too. Very cosy cottage.. John and Anne were very friendly with both us and our dogs ( our little Flatcoat especially loved John ). The cottage was well equiped, and Anne had made sure all of those last minute things you wonder if will be in the cottage were there. Lovely welcome pack including fresh eggs from their own chickens. Happy to recommend to anybody.

The location is very dog friendly with lots of lovely quiet walks from the doorstep and short runs in the car.. The hosts live in the adjoining farmhouse and are so amenable and friendly towards their guests. It was a delight chatting with them and their neighbours/friends. They provided us with the best wellcome pack we have ever had at a holiday cottage. A lovely week's break.

This holiday for us was idyllic.. The annex was very cosy and the gardens beautiful. We were made very welcome by Ann and John the owners and they made a fuss of our two little dogs which was an extra bonus. We certainly would recommend Church Farm Annex.

This cottage is not a "relaxing retreat" nor is it a "splendid cottage" worthy of 4 ticks! Some of the photographs on the website are misleading - the reduced headspace in the bathroom and the bedroom is more severe than the pictures suggest. The bathroom has no hooks or shelves - the window ledge has to be used for towels etc etc. More bending! The bedroom has a bed and two side tables. No wardrobe, no dressing table. The garden is shared and is used very regularly by the family - during our stay a bank holiday family barbecue with 7 adults and four young children jumping on a large trampoline only 50 feet from the cottage door hardly qualifies for a 'rural retreat" The same children on the same trampoline etc. continued on another day. Nothing wrong with all this - except that cannot be described as a "relaxing retreat" for guests. Mrs. Iseley is a charming, friendly and helpful host. The cottage is surrounded by farm land and has a lovely environment. She welcomed us with roses, a welcome pack - including fresh eggs. Sykes needs to make sure the right clients go there. It was certainly not a week worth £470!
