Catkins is a delightful detached cottage in a quiet area of Devon. There are four bedrooms, a bathroom, shower room, and cloakroom, and the property is suitable to sleep a maximum of six people. Inside there is a kitchen with a dining area, a sitting room, conservatory, utility, and a children's playroom. Externally is a lovely hot tub next to a patio with furniture and a barbecue, as well as a private games room. Catkins makes a fantastic holiday home for a large family gathering in the lands of Exmoor National Park.

South Molton is a lovely little market town, better known as The Gateway to Exmoor, it offers wonderful walking routes and opportunities to explore the natural settings of Exmoor National Park.Within the town itself you can find a selection of amenities including shops and a market that is held twice a week presenting fresh local produce. Surrounded by a wide variety of tourist attractions including Tarr Steps, Landacre Bridge, the National Trust of Watersmeet Gorge, and the sandy beaches of South Devon, the town of South Molton offers attractions for all types of visitors, as well as being a wondrous base for a walking adventure.

Devon, with its quiet country lanes, patchwork of lush green fields and sleepy villages is not to be missed. Stately home lovers will be spoiled and why not finish with a scrumptious Devonshire cream tea?

We had a lovely time in this spacious house. Relaxing and peaceful. Private surrounded by farmland. The hot tub isn't overlooked. The house itself is spacious and the king-sized zip bed was very comfortable. We stayed for one week and could have stayed longer to be honest. We didn't have a phone signal but there was a landline if we needed it, but we used WhatsApp and WiFi calling. So this wasn't a problem. We would stay again and while there managed to visit Bude, Bideford, Padstow and other areas. Thank you again for a lovely stay x

Please read independent reviews before renting this property the property is nothing advertised 1. No blind in the downstairs bathroom and you can see shadows through the bathroom window when you in the outhouse lean-to 2. Very short on utensils: only one cookware dish, 3 saucepans, no BBQ utensils, this is very poor considering it’s sleeps 7 people. 3. Cob webs all around the light shades in the hall way 4. The downstairs bathroom is very tired 5. There is no hand basin in the WC - clock room by the laundry room 6 No Tumble dryer although there is a washer dryer it doesn’t work very well 7. Snug / children’s room has no TV 8. The paint work is dirty 9. Ceilings were not plastered correctly all mismatch 10. Dirty windows through out 11. Outside paint work is dirty 12 . Only one narrow wardrobe through the property 13 .Drawers are so narrow they don’t fit any clothes in, I particularly don’t like going on holiday and have to live out of a suitcase 15 uneven floor in the unity area 16. I vacuumed the property & removed the cobwebs when we arrived, I am not a snob but do like cleanliness 17. This property dose not deserve a 4 star rating, 18. upstairs Shower room in very small NO SUPRISE AS YET OUR FEED BACK IS NOT ON THE COTTAGE WEBSITE BUT OTHER PEOPLE HAVE LEFT POOR REVIEWS ON OTHER WEBSITES please be aware this property is over rated by far

Our family party consisted of 5 adults and two children and we were lucky to experience excellent sunny weather. Made good use of large garden playing badminton with our own equipment. Catkins provided snooker/table tennis facilities, Bar B Q, plus lovely Hot tub which we made good use of. Spacious lounge, conservatory and kitchen plus childrens play room meant no feeling of being crowded at all. Rooms were very clean, beds comfortable and a relaxing peaceful site. Owner quick to support when hot tub use was inadvertently interrupted. Happy memories and hope to return again.

6 adults and a baby (highchair provdied but we took out own travel cot) Hotel quality beds - soooo comfortable. All rooms were spacious and clean. Fully equipped kitchen - saucpans, frying pan, crockery, cutlery and utensils. Filter coffee machine was a bonus. Coffee, tea, sugar (and milk on arrival) plus delicious fairy cakes! Fantastic outdoor space, immaculate garden and a welcoming hot tub after long walks. We took our camping chairs for the beach and used them in the garden. All in all we had a brilliant time - thank you Catkins

We spent a great few days at Catkins cottage in February as a group of seven including 3 children plus a well-behaved dog. It was lovely to be welcomed to the cottage and greeted by some freshly baked butterfly cakes along with milk and tea-making facilities. The cottage was very spacious and tastefully decorated. It was particularly well equipped, with the only item lacking being the seventh dining chair which was easily rectified using a garden chair. The cottage was clean and warm, and we enjoyed the log fire in the evening – with logs and kindling provided. We all loved using the hot tub plus the children had great fun playing table tennis and pool. As the previous review has mentioned, yes, there is limited phone signal and intermittent Wi-Fi but we were forewarned that this was the case, besides there was a landline to use when required. All in all, we had a lovely stay in a great location!

Never again, nothing like the pictures shown and nobody wants to take responsibility for the descriptions which in our opinion from photos is nowhere near a 4 tick property. Also no surprise, as of yet our feedback is not on the cottage site but then looking at other independent sites we are not the only ones who have experienced this. We had no ping pong balls, 1 pool cue, were told fibre optic internet but most of the time no signal and it currently isn’t even in the area. The mould and damp needs dealing with, 4 teaspoons and 1 frying pan etc. We left a day early as were sick of no internet and it was important, towards the end of the week was when I noticed the damp and mould before we left. Far from the crisp white conservatory it is described as having. We holiday every year 4-5 times and have never stayed in a place like this and would never use the cottage company again either. While it is the case we didn’t raise the issues whilst there, we wanted to let them know about the issues after returning. Not that anything could of been done about damp during our stay, or internet as looking now the download speed is so slow in the area, also why should we of had to put up with cleaners coming in during our stay. The morning we left we realised there was stains on the sheet on bedside not slept on even? Shower upstairs grubby, very small and temperature never regulated properly So beware unless you read independent review sites that let people post their opinions about properties when they have evidence, don’t be fooled like we did by companies photos and descriptions without looking further. No phone signal on all 3 networks, a crackly landline in property, don’t go if you need internet. Pointless having the Netflix as couldn’t watch films due to no signal. Hot tub is an old outdated one, lounge very cold and needs money spending on it and someone knowing what professionally clean is to give it a deep clean. Having dealt with so many holiday companies before, also booking many holidays privately, very rarely have we had such issues and for the price paid expect much higher standards of accommodation. We did take advice and Trading Standards have been made aware of the issues, also the whole album of photos taken of so many poor areas have been noted. .
