Katy's Cottage is a stone-built, country cottage, forming part of a group of four holiday properties on the owner's working livestock farm, a few miles from Skipton in the Yorkshire Dales. With three bedrooms, each with TVs and en-suite facilities, up to six people can stay. There's also a ground floor basin and WC, a kitchen with dining area and a sun room and there is a sitting room with an open fire. Outside, there is a front, enclosed private patio garden with furniture and BBQ along with a shared clubhouse with pool table, darts, toilets and two showers. Katy's Cottage is a delightful holiday home for a Yorkshire break, with walks from the door.

Three bedrooms with TV: 1 x super king-size double (zip/link, can be twin on request) with en-suite bath, shower over, basin and WC, 1 x king-size double with en-suite shower, basin and WC, 1 x twin with en-suite shower, basin and WC. Ground floor basin and WC. Kitchen with dining area and sun room. Sitting room with open fire and patio doors. Shared external clubhouse with pool table, darts, toilets and two showers.

Area
Skipton is known as The Gateway to the Dales. The town is home to a high street with lively market, many tea rooms and an ancient castle, plus canal trips can be enjoyed or visit Embsay Steam Railway, which is just one mile away.

From heather-clad moors and limestone scars, to market towns and the steady pace of country life - the sublime Dales await you! Where else in Britain is it as satisfying to sit and do nothing as it is to explore the numerous pursuits on offer?

Electric central heating with open fire. Electric oven and hob, microwave, fridge/freezer, washing machine, dishwasher, 4 x TVs with Freeview, DVD, CD/radio, WiFi, selection of books, games and DVDs. Fuel and power inc. in rent. Logs for fire on honesty box basis. Bed linen and towels inc. in rent. Travel cot and highchair. Off road parking for 3 cars. Front enclosed private patio garden with furniture and BBQ. One well-behaved dog welcome. Sorry, no smoking. Shops and pubs 1 mile. Note: There is a small campsite on the farm approx 250 yards from the cottage. Note: Due to the property being set on a working farm, please ensure dogs are kept on a lead when outside (can be off leads in private garden). Note: Walls around garden but cottage next to a canal, children to be supervised at all times. Note: Road noise can be heard when sat in garden. Please note This property requires a minimum stay of 3 nights.

Katy’s cottage was a real home from home.. It is in a lovely location, a 20 minute walk (average speed) to Skipton along the canal path, with fantastic views from the lounge and sun room. The cottage is like a Tardis with lots of room for everyone. Three lovely bedrooms all with en-suite. The third bedroom has 2’6 beds so not really ideal for larger adults but this was no issue for us. There is also plenty of parking outside the cottage. The canal runs in front of the cottage as does the road that carries local traffic into Skipton (about 60m away) but this does not cause any issues and we often sat with the patio doors open wide enjoying the views and the cows from the farm who often came up to the garden wall to say hello. I would love to return and have already recommended Katy’s cottage to friends.

Our first stay here and it was great.. Lovely views with the canal and the cows in the field. A brisk walk along the tow path to the centre of Skipton. Road noice was expected. Overall great location.

The cottage was perfect for a group.. The 3 en suite bathrooms a bonus and the house was so spacious. There was plenty of crockery and kitchenware so the dishwasher only went on once a day. One minor quibble that none of the glassware matched. We are looking to book for next year.

A group of three couples regularly share cottage holidays.. We were all delighted with the location and high standard of Katy’s Cottage. The views were super the hills, greenery and barges on the canal. The cottage itself was modern and lacked for nothing. We enjoyed the short walk to the canal path and the the 20 minute walk into Skipton. We were also able to walk to the station where it was easy to travel to different areas of Yorkshire by train. A great week and we hopefully will be able to visit again.

Great house, everything you need, expect and more.. Great view, big kitchen and livingroom and great bedrooms and bathrooms. Location on the farm is also great. A short walk into Skipton and Tesco/Morrisons close by. Friendly people on the farm. We enjoyed it very much for 2 weeks going to for example Malham, Leeds by train, Liverpool, Manchester etc. Just a perfect location. Thanks!

We have just spent an idyllic week in the lovely Katy cottage. We found Niffany Farm without any problem and the 3 bedroomed cottages location on the farm is in a lovely quiet spot with fabulous views of the canal and the countryside. The cottage itself was immaculately clean, very well presented and full of information regarding the cottage, places to visit and local eateries (if you didn't fancy cooking). The bedrooms were all ensuite, were of a good size, had plenty of storage space and a tv. There was plenty of room downstairs with a good size living room, large well equipped kitchen and dining area and a fabulous sun room with the most amazing views. We loved sitting in there every evening either chatting or reading. In addition to the high spec.accommodation there was the extra little touches such as milk in the fridge and a supply of tea,coffee, most welcome on arrival. The added bonus for us was that it was dog friendly, our wee Yorkie loved his holiday. We would highly recommend Katy Cottage to anyone looking for a quiet break. Thank you Janette for a fantastic stay, hopefully we will be back soon

This was one, if not the best cottage we have stayed in.. The location, scenery and facilities were excellent. Our two grandchildren aged 6 and 4 enjoyed seeing the farm animals, watching the narrow boats on the canal, loving observing the wild life and playing in the small walled garden. The owners were friendly and helpful without being intrusive. Thank you for a wonderful holiday.

This visit to Katy's cottage at Niffany farm near Skipton, was everything we could have wished for.. Splendid accommadation, fantastic views, great access to the Dales and to really cap it all a glorious week of sunshine. A really chilled out weekend with 5 girlfriends.. Katy'so cottage was the ideal place to do this.Brilliant views and friendly hens and horse. Skipton only 15 mins easy walk away along canal path, although it was very muddy for us.Certainly a good place for a relaxing time away.

The cottage was very comfortable, nice and warm and much larger than I expected.. The location was great - very close to the Leeds Liverpool Canal and we enjoyed feeding Kitty the horse in the neighbouring field. We walked along the canal tow path to Skipton which is a lovely town - the tow path was a bit muddy which is to be expected this time of year. We also walked to Gargrave along the tow path in the other direction and had lunch in The Masons Arms - the steak and ale pie was delicious. Lots of things to do in this part of Yorkshire.

The cottage is beautifully presented in a great location. The owners are friendly and helpful. Every room is bright, spacious and comfortable. Great views from every window with plenty going on on the farm and the canal. We spent a relaxing week there last year and this year and fully intend to return again.

The property is very spacious, well equipped and ideally located. The owner is very friendly and helpful. All of the bedrooms have good en suites. This is our second visit to these cottages and we are planning to return again.

This was a lovely spot with easy access to lots of walks and to the town of Skipton. The weather was wonderful so nothing but five stars all round! The house was ideal for a group like ours and being new, was really lovely.
