The reason you only see the front door is the exterior is to be desired. It's not very attractive. Steps up the home are steep /narrow. Worse going down than up. Windows and door need cleaning, there's mould growing around. Football imprint on one window. Inside is nicely decorated and modern. Could do with some tlc as there is some wear and tear. Needs a good clean tho. We spent nearly an hour cleaning when we got there. Crumbs on the sofa and floor. Sofa cushions looked like someone had been sat on them and just left. Beer can left in the fridge. Ice cube tray in the freezer had some yukky coloured stuff in it. Bid hand print on the TV. Used towel flung over the bath. One of the beds looked like it hadnt been changed. You know when you can see crease marks in the sheets. Didn't smell fresh either. So we used the other room. Bed we used is big and comfy. Pillows ok. Clean towels Shower in the bath so not separate and it's quite deep so if you're short you may need help! But shower is good. No toiletries so take your own. There is toilet roll. Cleaning items in kitchen but not sure if they were left by other guests. Iron and board. Mop but no bucket! No hairdryer. Well I couldn't find one. It's quiet. Decent Blackout blinds but light comes thru the sides. Carpets are tough wearing so take slippers if you're feet are sensitive. Washing machine Dish washer but note on not to use it. Plenty of crockery and pots for what you need. Some pans need renewing. Kettle and toaster. Nespresso machine. Complimentary welcome pack with tea, coffee sachets and milk but no sugar. Could do better. We booked with sykes who emailed to say when we leave to take the bedding off and empty bins and leave as you found it. We left it cleaner! And you shouldn't ask guests to remove bedding. That's what we're paying for. If you went to a hotel or guest house youre not expected to strip the bed! Location good. Two min walk to the left as you leave the house and your right in windermere. The only reason I marked it down is for cleanliness.

There was no wifi, even though it says so in the booking. Huge tv, but doesn’t work, even after trying to follow the instructions multiple times. 2 toilet paper rolls for 2 nights for 6 people. No dishwashing liquid. Definitely not what it promised

Stayed at upper oaks for a long weekend,ok its probably not the most quaint property in windermere but its nice on the inside.nice kitchen/ dining area, nice bedrooms ,and a nice bathroom all modern. You would need to do a four in a bed style inspection to find any dust or dirt ..non apparent to us .private parking which is a big plus around windermere,,handy for all shops restaurants etc. Only one critisism really,,with 3 women staying there is a distinct lack of mirrors oh and we couldn't get the lock on the toilet door to work ,other than that all was good.

Upon arrival this is not the most appealing looking place but is very well situated very close to town, an easy walk for coffees bars and restaurants and shops. Our issues with this accommodation was not the unappealing facade or it’s location. No the issues started when the key was not available in the lock box at 3pm when we arrived and 5 minutes later trying the door to find an agent still in the property doing checks. Why so late, it’s not like we arrived unannounced it had been booked for months. When we entered the property we were greeted with a fresh, modern looking open plan living space which appeared lovely. Unfortunately, beauty as they say is only skin deep and as you settle in to the property the extremely poor cleaning becomes all too apparent. It’s not acceptable at anytime and especially during the covid pandemic to find Thick dust in wardrobes and on shelves. Dirty stains on the wall at the side of the toilet Dirty stains on the towel rail/warmer in the bathroom. Stains in the bed headboards A disgustingly grimy oven Cooking utensils with dried on food. A child’s high chair with dried on food. I could go on but you’ll get the picture. It really made us feel uncomfortable that so little attention is paid to the cleaning that is visible so what if the invisible things, it make my skin crawl to think of such things. We didn’t want to leave such a negative review as both Sykes (booking agent) and the property owners may be unaware and this place would be great if cleaned so it’s the cleaners and people managing it that need to step up. So we wrote a polite email to Sykes clearly stating we didn’t feel a negative review would be fair and simply asked if they would pass these comments to the managing agent and cleaners as well as the owner so that necessary improvements could be made for future guests. However, rather than do this Sykes wrote back saying there is no issues with the property (had no other bad reviews) and the would not compensate us. I was fuming! I did not want or ask for any compensation. A quick search online reveals previous issues with cleanliness, which we should have taken note of before booking. So rather than give discreet feedback to improve. Sykes, with whom we have booked numerous stays with for several years decided I was a money grabbing liar. A second reply to them explaining this has gone completely ignored other than the auto response, so I know they received it. Therefore, as the improvements will not get made any time soon. We felt it important to to post this review.

The apartment has a great location in the heart of Windermere.. It is comfortable and well appointed. We particularly loved the kitchen and the coffee table books that we could browse through. Rooms were clean and comfortable and the TV is really huge.

Well, this was the best holiday ever.. We've travelled many times in the UK, but there is something so magical about the Lake District. Accommodation was very comfortable and had been decorated to a very high standard. Nearby, there is always something to do, such as the Lake District River Cruises., Horse riding and Escape Rooms. We tried Lakeland Pony Trekking at Lime Fitt - it was one of the most amazing experiences ever with such a beautiful backdrop and lambs grazing within feet of your ride. We also tried the Cliffhanger Escape Rooms - great for team building and we escaped the Pharoahs Curse too. Nearby is Ambleside where you will find a gorgeous little chocolate shop - still hand making chocolates today. Then there are larger towns of Kendal nearby with Keswick also not that far away. Our accommodation was within a couple of streets from the town centre so you can get everything from gifts, to conveniences, chemists and eateries/pubs. Fish and Chips really tasty and lots of clean and pretty areas to explore. I loved every minute of this holiday and even though we booked with Sykes back in July 2018 when we went to Cornwall, in my opinion, this holiday to the Lake District was even better. A great getaway for anyone who works hard and really needs a break.

The apartment was very nice inside, although i would not class it as 100% child friendly.. There were no stair gates for our 18 month old, so we had to constantly watch her like a hawk. Also within the bathroom, the shower screen was not water tight, and did not contain the water very well when using the shower. I think that there should be reference made in the listing to the steep steps leading into the property, as this would not be ideal for the less mobile. On the whole though a very nice apartment.

Had a lovely holiday and it’s a great apartment, however we were disappointed with the cleanliness of the apartment.. There were complimentary jam and marmalade’s but they had been opened already and used, and not replaced. The sofa also had lots of crumbs and dirt on, and the carpets could have done with a good hoover. It felt like the cleaning was a bit rushed.

We had a lovely stay.. The apartment is in a brilliant location and really well appointed. Not what we were expecting from the outside but beautiful inside. Beds are really comfy and there is everything you could need. For those with children there is a great park two minutes walk away on park avenue and plenty of shops, cafes, restaurants within easy walking distance. There is sky but it is a basic package and can’t watch on demand without WiFi so might be better to have WiFi and just use the smart tv. We would return.

Property in a great location and easy to get to.. We had a slight issue with the iron and ironing board but was resolved promptly with minimal fuss. Would recommend Sykes and this property to friends and family.

Lover the place and area and will definatly visit again asap.. We did have trouble getting the hob to work so it may be worth checking out and if everything is fine, leave some instructions for use. Didn't effect us as we only had breakfast and ate out as we had planned.
