Feel the crackle of twigs beneath your feet with a choice of public woodland paths from your doorstep, or simply relax and enjoy the peaceful surroundings and flow of the river. There is ample opportunity to explore local beaches and hidden coves, including those at Lee Bay and Woody Bay, whilst the wide stretch of sand at Woolacombe is just 18 miles away. In addition to these stunning coastal spots, guests will also be able to take pleasure in the historic towns of Combe Martin and Lynton and Lynmouth with its iconic Cliff Railway, both within 10 miles of the property. Stepping inside this beautiful farmhouse you will soon notice the stunning blend of original and contemporary features. You initially come through the porch which is the ideal spot to kick off those walking boots after a day of exploring Exmoor and beyond. This follows through into the well equipped kitchen/diner, the kitchen has everything you need for a stress free stay whilst the dining table sits all guests with ease. Situated just off this area is the conservatory, which is the perfect spot to relax and read a book. Pass on through the beautiful lobby area into the spacious lounge/diner. Here guests can relax with ease in front of the wood burner and Smart TV, enjoy a movie together or have a family games night sat around the dining table. From the lounge, guests can head directly into the private indoor swimming pool, complete with a hot tub, changing facilities, and a shower too. A truly fantastic facility to add to this already wonderful rural retreat. Completing the downstairs is a WC. Heading up the staircase will bring you to the bedrooms and remaining bathroom spaces. The master bedroom provides a super king size bed with a Juliette balcony for guests to take in their woodland surroundings. The second bedroom along the hallway provides a king size bed with Smart TV. The final smaller bedroom has a super king size bed (which can be made into a twin room on request) as well as a secret medieval staircase down into the lobby. There are two family bathrooms on this upper floor, both containing a bath, separate shower and WC. Stepping outside the farmhouse guests are blessed with an incredibly spacious 3 tiered garden along the riverside, a large patio space with outdoor seating, and an outdoor pizza oven. Access to the cottage is reached via a narrow private lane with speedbumps. Ample parking available. Please note: Dogs are ONLY allowed in the kitchen and conservatory, there will be plenty of room for dog beds and bowls. Dogs may be allowed in the lounge by prior arrangement with the caretaker
