The property is located in the lovely village of Polruan, which is the ideal bolt hole for your family holidays. Here you can enjoy the peace and tranquillity Polruan has to offer, with the two village pubs which both serve food, local shops including Jam First the tearooms, bakery, Post Office and a general store as well as the harbour side beaches, all within walking distance. Or take the 5 minute passenger ferry from the Quay over the estuary to Fowey, which offers a wider range of restaurants, independent shops, handcrafted jewellery and local art galleries. There are also many other attractions in the area to enjoy such as The Eden Project, Looe and Polperro, which are all within easy travelling distance. Enter into the property from the rear courtyard and into the kitchen where you will find everything you need should you wish to stay in and cook for the whole family with two electric ovens, electric hob, microwave, large fridge with freezer compartment, Nespresso coffee machine and dishwasher. In the courtyard is a door to the utility room, complete with washing machine, tumble dryer, iron, ironing board and WC. Go along the hall to the lounge/diner where you can relax and enjoy views across the estuary in the comfortable and spacious room in front of the wood burner, while watching a movie on the 43 Smart TV with Blu ray player (many DVD's provided for all ages). In the dining area is a large dining table with seating for eight. Head upstairs to the first floor where there are three bedrooms to choose from; one with a twin zip and link bed (which can be made up as a super king on request), 40 Smart TV, desk, sink, and views over the large rear garden; one with a king size bed with estuary views and one bedroom with full size bunk beds with estuary views. Here you will also find the large family bathroom with shower over bath and WC. Going up a steep staircase and onto the second floor you will find the main bedroom with a king size bed with estuary views and 32 Smart TV. This bedroom has an en suite shower room and the added benefit of a small seating area, so you can really make the most of the view over to Fowey and Bodinnick, along with a small desk should you need to work in peace and quiet. At the front of the property is a new decked area surrounded by glass having glorious estuary views across to Fowey and Bodinnick. There is a table comfortably seating 8 people along with 2 occasional chairs and a 3 burner Weber gas BBQ to enjoy Al fresco dining with amazing views. To the rear of the property a stable door from the kitchen leads out to a quiet courtyard with steps leading to the large private rear garden which has three terraces and is equipped with two tables, one seating eight and another seating six as well as 2 loungers along with a Charcoal BBQ. All terraces enjoy views of the estuary across to Fowey. the perfect place to relax and take in the views. There is no private parking but St Saviours car park is a 2 minute walk via the rear path (Charges apply). You will also find 2 electric hook up points for any body travelling in an electric vehicles in St Saviour s Car Park and requiring that facility. A new Air Source Heat Pump and solar panels have been installed to provide ample hot water and heating whilst reducing its carbon footprint by making the energy supply over 50% self sufficient.
