Spent 3 days at the property. Lovely roomy house with a fantastic enclosed garden for our dog. I did have a few issues. One being i had to bleach the tea stained mugs. The baking trays were also very greasy.. The light fittings upsairs were covered in cobwebs..and the first afternoon there the fire alarm bleep kept going off.The shower spray needed a clean.Door frames. Took the battery out. I do think the house could do with a deep clean. Bedside lamp didnt work. But the house is in a lovely area to travel to places. Lovely pub mile and half away. Unfortunately no shop for 5 miles. Could do with some lights on the walk up to the house.Very dark on a evening. The ones they have are full of water and dont work. But we did enjoy our stay apart from these niggles.

Having just returned from our weeks' break this wonderful property. Although the owners live nearby, the property feels really secluded. The Cottage is certainly not little, and is very spacious inside, our two Miniature Schnauzers had a great time playing in the hall and kitchen and running around the garden. The garden is not completely enclosed, but we did let the dogs out and they happily ran around the property and did not try to run away. There are cows and sheep in the adjacent field, but there is a fence on either side to stop any pets getting through. There is a both a family sized bathroom upstairs and a shower room downstairs. The kitchen is excellent and has everything you would require for a self catering holiday, e.g. fridge/freezer 50/50, microwave, electric oven, halogen hob and washing machine. The property has central heating and the temperature in each room can be controlled separately. We didn't need to use the heating or the wood burning stove, as the property was warm enough for us. The village is small, and although there are no shops, there are some nearby with a large Co-op in Kirkby Stephen and a smaller Co-op in Appleby. The Sandford Arms which is close by is lovely, we went there for Sunday lunch and it was very tasty. It is £12 for one course £14 for two courses and £16 for three courses. It is also dog friendly. What we loved the most is where the property is situated, it is in the Eden Valley, but is equidistantly placed between the Lakes, Yorkshire Dales and the Pennines. We will definitely visit again.

A great cottage, comfortable, cosy. Only problem was we were under the impression the property was closed off so we assumed our English Bull Terrier would have free access to an enclosed property. Not the case so we had to walk him on a leash at all times as he is a prey-driven breed. He would have spent the entire week chasing and killing chickens and sheep, who were roaming freely. A better description of the property ito dogs and enclosed property was required.

Amazing place. So tidy, cosy, well equipped and just an absolute joy to stay in. The owners are lovely as well. We have already booked to go back in October and we can’t wait!!

Amazing short break here. No idea why it's marketed as budget it's fab. Everything you need, spotlessly clean. We loved the fire and the window room. Will certainly return!

Stayed for a week in July, booked through Airb&b. Superb location, handy for main A66 (5mins), half hour from Penrith & Kendal, easy travelling to Lakes & Yorkshire. House is modern, good facilities, park 100yds from house & walk down a path to the house. Nice secluded garden (dog friendly) with nice views over the countryside. Next to a farm so some 'rural' noises & smells. 5 miles to Kirby Stephen (best for groceries - Coop or Spar) & 5 to Appleby. Oodles to do in the area, we very much enjoyed our stay.

I have just been to stay here. On arrival we was slightly early but the cottage was ready so the owner allowed us the keys to get settled. On entry we were greeted with a lovely cottage very spacious and as a clean freak i have to say i could not fault anything. It was excellent for the dogs, a very large area to play. We was able to leave them to play out without having to worry. There were cows in the next field that were very interested in the dogs and a small area where my dogs (german shepards) would be able to get over the wall if they wanted too but we had no issues. There is no local shop so be aware of this as it's 4 miles drive to the nearest town.
