Really enjoyed our stay at Little Brook, it was in the perfect location and was much more spacious than we expected.. The cottage was clean upon our arrival and we had a very enjoyable week there. A few things we would say could be improved, is the blind situation in the living room. As it was such an old cottage we had a lot of passing tourists taking pictures and peering in. A Venetian blind would have been nice just for a little extra privacy. Also the second bedroom’s beds, as we were two couples it meant one of us had to sleep in separate beds. It would have been nice to have had the option of having the beds put together, or one of them being a pull out double bed maybe? It also was not pointed out to us that the courtyard garden was shared with next door. As we had two dogs with us we did worry that this could be a problem, but thankfully the other cottage didn’t make use of the garden. Although it caused no trouble for us, I do think it should be made clear in the listing. Overall we would definitely recommend little brook and would love to stay here again!

Excellent property in a great location.. Two minute walk from the lake boats and all the local shops, pubs & restaurants. A warm greeting from the local Sykes Holiday reps gave us all the information we needed to find the cottage and settle in with a welcome pack on arrival. Comfortable property with everything you need. With expectations exceeded (apart from the weather!) will definitely be back again.

I wish I had been made aware of the availability of a parking permit before check in.. By the time I had read the info leaflet in the living room I had already paid for a weeks parking!

We stayed here for a long weekend Monday to Friday. First impressions is we loved the homley feel of the cottage and the extra items there that made our stay easier (washing machine, iron etc) there were a few issues with the house like the standing mirror in the bedroom doesn’t stay in a fixed position and the garden area could have a lot more done to it so it could be enjoyed more but it didn’t ruin our holiday. The location is perfect as it’s walking distance from shops, pub, water front and couldn’t asked for a better position. Unfortunately we didn’t managed to get a parking permit due to our own fault but it was £15 for a weekends parking just slightly up the road. The parking was a slight issue as the cottage is directly on a single track road so loading/unloading has to be done double time and as we stayed over in June it was very hot so slept with the windows open and the noise was loud as lots of bands playing but as expected due to location. Would recommend and would stay again

The cottage was warm and welll positioned.. There was no info left regarding wifi passwords and no towels so had to buy some! Found the throws on the sofas a bit tatty and the rug was awful. Having no fire was not good. The main bedroom could do with curtains as the light floods in round the sides of the blind and no storage in the kitchen meant the hoover, ironing board and outdoor chairs were just standing in the kitchen. The wet room was a plus to wash the dog and the shower upstairs was good although the extra large shower screen made things a bit tight. Also my husband is 6 ft 3 and struggled with the size of the bed.

This cottage is one of the nicest places you could stay at for a rental property. It is in the best location for all the restaurants and bars. But it left a lot to be desired about its cleanliness it looks like it had not had a good clean in a long time the throws on the furniture were dirty and thread bare.

Great location, very modern interior. Cream couch, carpets, white rug, very stained and grubby, could do with a good clean, chiped crockery. Lots of attention from tourists taking photos outside window, so no privacy. Expected noise on night due to location but holiday is being spoilt by the constant blasting of music from the white house hotel, they have speakers on outside walls, have asked them several times to turn it down but it creeps up again, so no peace. Have had quieter holidays in blackpool. 3 days to go and cant wait to get home.

Well situated cottage. No immediate parking but permit given by cottage holiday company allowed us to park in nearby car park (2 mins walk). The cottage was warm and clean and had almost everything you'd need. It is close to pubs but if you're not usually in bed before 11.00-11.30,it's not really an issue. Back bedroom is a lot quieter than front one. Would recommend it as a good location to tour the lakes. Only 2 small requests. 1. Fix the guttering above the front door as it creates a waterfall directly above the door. 2. Nowhere to hang things up in the back bedroom at the moment. Can I suggest hooks on the back of the doors ?

Had a lovely few days break except for a couple of things. No parking outside was bit tricky but we managed with car park few minutes away. The cottage was spacious enough for the 2 of us and our dog. We thought it could have done with deep clean as we found dust in various places if you put your hand down (must add we were not checking for dust) but at least the bathrooms were spotless. The tiny backyard was filthy needed a good hose down to remove moss which could be slippy. Rooms nice furnished though making it feel cosy and cottage like. My main PROBLEM though was the WINDOWS particulary downstairs. There was NO PRIVACY at the windows you could see straight into lounge, there were solid pull down blinds but that made the room dark (venetian or verticals or nets would have been better). Fully aware that the age of the property attracts attention but it is not nice when you are sitting having a drink and tourists are taking photos of you i.e. standing outside the window smiling and snapping away. For us that spoilt what was a lovely few days need break.

Great location for everything. Bedrooms lovely and the lounge. Kitchen could do with a few more untensils as we like to cook. Shower lovely just watch when wAlking into bathroom as very tight fit. Back yard could do with a clean up as very slippy. But would recommend to friends.

This is a well-appointed little cottage. It was clean and warm when we arrived. We really enjoyed our stay. If quiet is important to you - the cottage is surround by pubs and at the weekend can be quite noisy. Lighting in the lounge is a little dim - I knit and the light was not quite sufficient to be comfortable. The second bedroom has no clothes storage other than very small bedside table drawers. I would suggest that a couple of open shelves under the window would be really helpful - otherwise things have to stay in your luggage. Loved the doves who perched opposite the bedroom window

Arrived in Windermere to collect keys where parking is a bit of an issue, went back to locate parking permit which is kept in the cottage. Arrived in Bowness and found cottage but nowhere to stop and unload luggage or to enter cottage to retrieve parking permit therefore had to park and pay and bring luggage down from the car park (2 mins walk). Cottage itself was lovely, clean, beautifully decorated but the garden quoted was a dingy dank back yard, not anywhere you could sit out. Well equipped though could have done with more crockery and cutlery to save having dishwasher on twice during the day. Cottage is very centrally located however as it was bank holiday it was noisy at night due to proximity to pubs... Wouldn't have caused any concern except for the fact that we had to stay in with the kids! Close to tesco, shops, pubs and lake boat departure point. Best bit: close to amenities, nice decor. Worst bit: Unloading and loading due to parking situation.

This was my 2nd trip too the lakes. 25 years was the last one, Was so impressed with the description of cottage and its location. Excellent standard of cottage. Considering it a rental it is decorated as Tho you are staying in a real house rather than a holiday let. Location is great 10 min stroll to bowness with all the usual shops. Winderemere is about the same which is right where the boats are. Overall fantastic place location. I would certainly book this cottage again. Car park 5 min walk but who care you on holiday.

Overall excellent service, the cottage was well proportioned. The location is very central but could be a little noisy at night during weekends. Decor was very modern and cottage was suitable for our young baby. One bedroom was lacking in space to store clothing. In other cottages we have stayed at we have appreciated additional touches such as availability of dvd / games collection.

A lovely comfortable cottage. The only let down was the piles of rubbish bags in the back yard. Some of which had split open.
