Kempton is a lovely semi-detached upside down cottage situated in the town of Bowness-on-Windermere just five miles from Ambleside. The cottage can sleep six people and has two king-size double bedrooms and one double bedroom all en-suite and on the ground floor. Also in the cottage is a first floor kitchen, dining room and sitting area with a Juliet balcony. Outside is off road parking for three cars and a private patio with furniture. Kempton is a delightful cottage with stunning views over the lakes. Property requires a good housekeeping bond of £150. Note: One well-behaved dog welcome.

Such a great place with everything you could possibly want. This well equipped house is in an ideal location. there are bars and restaurants within walking distance. The house itself is really comfortable with everything you could need for a great stay. Ample parking available a must in this area. There is even a bus service right outside the door. Georgie and Mark are the ultimate friendly hosts and are available to answer any queries that you have . A great place with a high standard of furnishing and amenities. Cannot recommend highly enough.

Booked this fabulous Guest House, part of Sandown / Kempton building. Excellent facilities, top floor great rooms, kitchen well equipped, lovely dining room and spacious lounge with wide screen TV. Good Wi Fi, and pleasure to meet Georgie the owner. Fabulous for families and dogs (my setter loved it). Cannot recommend enough. Stephen

Brilliant holiday home, especially for a family of 6 as we all had our own bathroom and plenty of room upstairs to spread out.. Excellent location as just a 5-10 min stroll to all the main attractions. The house has everything you need for a great trip, there was even tea and coffee and we really appreciated the little hamper of biscuits and wine and even some lovely doggy biscuits that went down a treat. Georgie was an excellent host, nothing seemed too much trouble. The kettle wasn’t working and she was there first thing in the morning with a new one! Would definitely recommend and we will definitely be back!

Kempton is perfectly located for exploring both Bowness and the wider Lake District.. A home away from home, excellently equipped and spotlessly prepared and Georgie was always available at the eend of a phone if we needed anything. The "upside-down" layout is perfect for making the most of the location , even if the infamous Lake District weather did its best to try to obscure the view of the lake and surrounding areas. We wouldn't hesitate to book again.

The house was well-furnished, warm and comfortable as a base during the cold, wet conditions of 'Storm Dennis' in Feb 2020.. The owner provided excellent information prior to our stay and maintained effective communications. Cooking facilities are good and there are plenty of thoughtful touches throughout the house - including local information, maps, guidebooks and a selection of CDs, DVDs and board games. The en-suites for each bedroom made life easy. The house provides easy access to the village for shopping and eating out, and is a great location from which to explore the Lake District.

Four of us stayed over Christmas 2019 four days.. It was the most relaxing and chilled four days of my life. We cooked Xmas and Boxing Day dinner in the well equipped kitchen. Plenty of utensils and pans etc. Very comfy lounge area and beds. Good communications with the host too. Cottage was decorated for Xmas with tree etc. Five mins walk from lake Windamere so ideal location. Definitely recommend.

Property is ideally situated between Windermere and Bowness-on-Windermere lots to do and great walks for dogs.. Property has nice views of the mountains and lake from lounge and kitchen, Lots of rooms and very comfortable beds all on suite. We had a great time

Kempton was a lovely house in the centre of Bowness close to everything we needed and wanted.. The kitchen had everything we needed to cook. Would definitely recommend it and if we were to return to Bowness would book it again. The beds were comfy and we slept well.

Excellent accommodation, extremely comfortable and all the facilities necessary to make the holiday enjoyable.. We had typical Lake District weather,wet and windy, but knew we had a warm and comfortable place to go back to in the evening

My family and I plus our Golden Retriever had a superb christmas at the Kemptons! The house is fully equipped! Everything works well! Everything is within reach. The host is adorable and communicative! They left us a wine and a card plus a fully decorated house which was lovely! The organisation is excellent and professional from A to Z. The surroundings are amazing! We especially enjoyed a stroll around Windermere, Coniston, Buttermere etc! We are hoping to be back during summer!

Five of us visited for a long week end.. The standard of the house was excellent, extremely clean with everything you need to make your stay feel like home.Lovely view of the lake. Little extras which we didn't expect to have such as milk, ice cubes, a bottle of wine, tea, coffee and sugar were a nice touch. The owners were very accommodating, informing us that we could actually check in a little earlier than normal and also upon departure as our train was late in the afternoon allowed us to store our luggage at the house. The house is well located for easy access walking down into Bowness, plenty of local amenities only a few minutes walk away. Would totally recommend this property.

Great hosts, answered all our questions in a timely fashion and very helpful on the local area.. As soon as we saw the kitchen we felt at home as they provided a slow cooker to use. We usually have to buy one and leave it at the property. The large bathroom was spectacular as we're used to a small one at home. The owners left a bottle of wine and a welcome note. We were so impressed with the place and them, that we left them a bottle of wine and chocolates!

Following our booking with Sykes, Georgeene from the cottage kept me updated several times on the run up to our holiday.. On arrival, entry to the cottage was easy. There was a box of chocolates, bottle of wine, litre of milk and a Christmas card waiting for us, which was much appreciated. There was a lovely Christmas tree and decorations to add to the Christmas spirit. Great location, minutes to the centre of Bowness, warm, comfortable, lots of information available for trips out etc, books, reading material, games, a bogey box, large TV on the wall, big fridge/freezer, well laid out functional kitchen, comfortable bedrooms and parking for 3 cars and wifi with a download speed of over 40 MB (wish I had that at home!). Of course, there is always room for improvement and some has been previously documented by other guests, but this hasn't affected how I rate this place. A lot of though has gone into this cottage so a big thank you, and yes, we would definitely return.

Booked this cottage back in July for a Christmas break for myself, wife, mother and German Shepherd. On arrival we had been left a box of chocolates, bottle of wine, litre of milk and Christmas card, a lovely gesture. There is parking for three cars, is just a 2 minute walk in to Bowness, so close to bars, restaurants and cafes. There is plenty of information available in the cottage, games, a boogy box, nice TV, wifi at 40MB download, fully functional kitchen, 3bedrooms, 1 with bath and walk in shower, the other 2 with a shower. Very clean, perfect for days out and we all had a fantastic Christmas.

The property is in need of some updates.. The plumbing especially. Could really benefit from combi boiler as if shower in use couldn’t use kitchen water. Otherwise it was very nice. Location is perfect.

Booking through Sykes Cottages was quick and easy.. Nicki sorted my questions out quickly and made the booking very speedy. The cottage is clean, had everything you needed and in a fab location. A couple of minutes walk and you are into the main town. Plenty of things to do and places to eat.
