Llys Offa is a detached house in Ruabon, five miles from Wrexham. The property has two king-size and two super-king size bedrooms, with one of each on the ground floor, along with a twin room with pull-out trundle bed. One of the king-size rooms has an en-suite and a balcony, and there are two family bathrooms, one with sauna. There is a kitchen, utility, dining room, sitting room and snooker room. Outside is an acre of grounds with stream, sitting areas, patio, BBQ and heated swimming pool with sliding canopy cover. There is also an external changing block with shower room available in the summer months. There is off road parking for 8 cars. Llys Offa is ideally placed for enjoying North Wales, Chester and Shropshire, in an area full of great walking, biking and spectacular scenery.

Five bedrooms: 1 x super king-size double with TV, 1 x ground floor super king-size double, 1 x ground floor king-size double, 1 x king-size double with TV with Sky, fridge, balcony and en-suite aqua-jet shower, basin, bidet and WC, 1 x twin with pull-out trundle bed. Ground floor bathroom with corner bath, separate shower, basin and bidet. Shower room with 3-seater sauna, rainfall shower, basin, bidet and WC. Ground floor basin and WC. Kitchen. Utility. Dining room with breakfast area (seats 5). Sitting room with piano. Snooker room (seats 8). Pool house changing room with two showers, basin and WC.

Area
Ruabon is a community on the outskirts of Wrexham. The town of Wrexham offers a number of shops, pubs and restaurants, whilst nearby are the National Trust owned Erddig and Chirk Castle. Within driving distance is the historic city of Chester, the North Wales coast and Snowdonia National Park.

Shops and pub 9 mins walk. Note: Due to swimming pool and unfenced stream with terraced drops, children to be supervised. Note: Pool available Apr - Oct inclusive and the water temperature will vary depending on the weather. Note: This property requires a Good housekeeping bond of £100 Please note there is no facility for charging electric cars at the property. If you have an electric car that you bring to the property please let the owner know beforehand. We will keep a record of the meter reading before and after your holiday and if you do charge your car using the domestic charger ( the usual 3 pin plug from the mains) we would have to charge you at the rate my current electricity provider charges us

This is a lovely house and a very social space.. The owner couldn't be more helpful and knew the local area well, having lived at the property before renting it out. We ate out a few times at the Trotting Mare which is about 15mins away and that was brilliant too.

Fantastic home for large family get togethers.. The home is designed in such a way that there is plenty of space for everyone to gather in the same space or for groups of people to engage in different activities in separate parts of the house. Plenty of bathrooms and toilets too!

The property is extremely well equipped.. Sky TV in several rooms, a full size snooker table, a piano and a heated pool are brilliant extras. The listing on Sykes does show the swimming pool with a retractable roof which the owners don’t allow so I think this should be corrected. The caretaker couldn’t have been more helpful when contacted with a very minor issue. The house is very well configured with lots of space both inside and outside- ideal for bringing extended family together. I wouldn’t hesitate to recommend the property and have already booked a return visit.

Highly recommended and good facilities as described, appreciated for 3 generation family gathering.. We stayed during the very hot weather at the end of July - the pool was great for cooling off and good for swimming lengths. There is surround sound in the lounge which adds to the cinema experience. There are branches of most supermarkets within a short driving distance (10-15 mins) and points of interest e.g. Pontcysyllte viaduct and Erddig (NT property) nearby.

LLYS Offa was a lovely house,very well equipped,perfectly suited for our party of 8 adults,2 children and our family dog.. The weather was tremendous so used the pool extensively ,Description was accurate and as advertised. There is quite a large drop down to the stream so you have to keep your eye on small children. The grounds needed some pruning and weeding,however this did not stop us enjoying all the facilities. Would consider returning.

Very special place.. Our pre Christmas family gathering was made extra special by the exceptional comfort and facilities at Llys Offa. Clean, warm and very comfortable. Well equipped (except for a decent can opener. Ha ha) Full sized snooker table, sauna and swimming pool, kept all ages happy for hours. Lovely countryside walks straight out of the front door. Many happy hours reinforcing existing dams on the river upstream and playing pooh sticks off the bridge. Perfect for laying down wonderful memories. HIGHLY RECOMMENDED.

Everything was amazing. We had such a wonderful time. Group of 9, age ranging from 24 to 32. Couldn't believe juts how comfortable we felt in the place - like we'd lived there all along. It was a rainy weekend so we couldn't explore the local area but there was plenty to do inside. Even cancelled our restaurant booking and opted for a take-away to just chill out together in the living room. Really lovely place and I would highly recommend it.

The swimming pool was such a bonus and the stream was very relaxing while sitting in the garden with a good book. The garden furniture is in good condition and comfortable. The facilities in the house were amazing and the beds were comfortable which makes such a difference!

Thanks so much for a wonderful week with beautiful surroundings your home is lush your neighbours are great , we had the most amazing week . The pool was a welcome relief to the heat for both kids and adults alike . Your home comfortably sleeps 11 and has everything that we could have asked for . The town of llangollen is gorgeous and close to hand . If anyone is looking for a holiday hone to rent you wont get much nicer than this one ....thanks once again .

The house is big, clean, well equipped and had the added bonus of the swimming pool which we used every day what ever the weather and a full sized snooker table. The large patio area was ideal for a bbq on a nice day/evening and the grounds had enough grass for any kids to play in, although you would need to be careful near the stream because of the drop. Great base but have to travel some distance if you want day trips out. Chester is a lovely town with great heritage and the coastal town of Llandudno is well worth a visit with its well kept pier. Both places have a good variety of shops which cater for all tastes. Our trip to Beddgelert was our best day out and despite being some distance to travel was well worth the trip as the walks in Snowdonia are wonderful & the scenery is absolutely lovely and the day will stay with us for a long time. All in all we had a great holiday which was enhanced by our stay at Llys Offa..

Beautiful house. High standard of cleanliness, loads of space and even allow a well behaved pet. Pool for the kids (and big kids!) and games room. We have been very lucky as the sun has been shining everyday. Great holiday home if you just want to kick back and relax, but the house is quite a way out if you want to do lots of day trips and sightseeing in Wales. We will definitely be coming back.
