This extremely tranquil property is south facing and benefits from far reaching views over the Wye Valley and the Black Mountains. It s surrounded by countryside with waymarked paths from the doorstep, creating a perfect base for exploring the Bannau Brycheiniog (Brecon Beacons). The enchanting family centred home is situated just 3 miles from Hay on Wye, a town famed for the Hay Literary Festival, held annually in May, which today boasts a full and vibrant events calendar with something for all throughout the year (their weekly market of local food and crafts is also not to be missed, as well as a theatre and a cinema). Explore the stunning scenery of Bannau Brycheiniog National Park on foot, with access to the rugged landscape of the National Trust s The Begwns, where you can enjoy spectacular views, or take on Hay Bluff and Twmpa where you gain further access into the Black Mountains (both within 7 miles). Both the Wye Valley and Offa s Dyke trails run through Hay on Wye, offering traffic free walking. Entering into the boot room, you ll find a great space for leaving the day behind, as well as your muddy boots and coats, and a built in utility area offering a washing machine and tumble dryer along with a Belfast sink. From here you can step into the architect designed kitchen, absolutely the heart of the house, with vaulted ceilings and high hanging lights over a central island creating the perfect space for entertaining whilst enjoying a southern aspect with double doors onto the terrace and immense views across the mountains. Next to the kitchen is a very useful pantry with generous shelving, a work surface area and Nespresso coffee machine. This flows to a more formal dining room with table and chairs for eight guests to enjoy a celebration supper, with low ceilings and flagstone floors. For relaxing, guests have the choice of two lounges; the first being a cosy space with a wood burner and Smart TV, and the second a more spacious room enjoying a dual aspect and a second wood burner, perfect for board games or a chapter of a good book. Guests have the choice of four generously sized bedrooms spread across two floors. On the ground floor, there s a spacious double bedroom with double doors opening onto the grounds along with an en suite shower room. An open staircase from the lounge provides access to two bedrooms, both with super king size zip and link beds (that can be made into twin bed sets on request when booking). There is a lovely bathroom on this landing too. A second staircase accessed from a secret door within the lounge leads to the master bedroom, a super king size room with an en suite bathroom with bath and hand held shower. There is also an adjoining door that offers access to the middle bedroom which has a spectacularly rare medieval ornate cruck frame. Outside, guests are free to explore the extensive grounds and follow the pathways within the long grass whilst enjoying the views. For entertaining, there is a front terrace with seating and a fire pit perfect for a fire feast and a large custom made canopy provides a kind of outdoor room in the summer. Further into the grounds is a treehouse which is great for child s play and for the competitive amongst you, a set of goals for a friendly game of football is situated within a menage.
