Set in a lovely location just on the edge of the Peak District. We stayed here as a family of 8 adults & 2 dogs for 3 nights in January. The host Lyndsay was so lovely & there to meet us upon our arrival. She showed us how to work the hot tub, sauna & underfloor heating. She also left us a welcome hamper which we thought was a lovely touch! The cottage was clean & tidy, very well maintained too. The kitchen has everything you need for your self catering needs, even plastic champagne flutes for the tub. Highly recommend this property & would definitely return.

Recently, myself and a few ladies visited this site. It was well presented; welcoming, warm and comfortable. However there is a surplus charge of £100 if you do not tidy up after yourselves bearing in mind check out is a 10am and it a ‘getaway’ for friends?! The owner charged the birthday girl £100 because we did not leave the accommodation in a five star condition. Please bare in mind that if you stay here clean as you go and be up early as possible to clean before you leave!! It did not stipulate in the terms and condition to carry out an enormous amount of cleaning before leaving although we paid almost £900 for two days ?! We are shocked by this, it really put a damper on the trip.

Recently had the pleasure of staying here to celebrate our friends Birthday which at the moment seemed fit for purpose for the number of people. I would however not recommend this for a family as the staircase would not be suitable for smaller children and if you were looking forward to relaxing around the fireplace the size of the sofas and the level of uncomfortable space would not give anyone the satisfaction of enjoyment. Although it was handy to have the landlady next door to the property for support there were too many complications regarding the hot tub which required for us to contact them to use the hot tub which we were told we didn't need to touch once it had been already set up by them. On top of that hot tub took hours which was far to long to heat up to enjoy. There was an unwanted surprise of £100 added payment for cleaning which I felt was definitely not necessary considering we payed £800 for a 2 nights stay. The state of the place was not over untidy when left and did not warrant and extra charge on top of payment. No damage had been made to the property and one would of thought that the owners would do a deep clean after each person who uses the property to replenish the towels, toilet paper etc. Surely the cost of the price itself would of covered for unclean towels and a fork left in the sink. My opinion if you are going to use this property hire a butler or maid to spend the vacation with you so that you can enjoy your time spent without over exerting yourself to do any extra cleaning on on your your holiday.

Had a fantastic weekend at 3 Pheasant Lane beautiful cottage with wonderful facilities.. The welcome pack was great as was the manager Lyndsay who lives next door. My son really enjoyed staying in the shepherds hut and Lyndsay very kindly sent his chain and ring by signed delivery for free after he left them behind in the hut. Nothing was too much trouble for her. The master suite is lovely, beds were really comfortable. Hot tub and sauna were the icing on the cake. We would love to return in summer and make use of the pizza oven, thanks for having us.

Had a really great time for my husbands 50th with our children and their partners , not forgetting the dogs! The Cottage was amazing , Lyndsey who owes it, was really nice and very helpful, even provided a welcome pack with tea coffee sugar wine biscuits cake etc. Lots of extras were provided ie toilet rolls, washing-up liquid & cloths etc.The hot tub and sauna were great.Unfortunately we weren't able to use the bbq or pizza oven due to it being winter but will definitely return in the summer if the cottage is available.

Family of 7 adults, a toddler and a baby, celebrating a special birthday.. Had a lovely weekend. It’s a pretty cottage in wonderful surroundings. We were lucky with the weather and barely had the under floor heating on, even though it was Nov. Bring logs for the fire if it’s cold though, the log burner would make it very cosy. Nice place for a long ramble then back for hot chocolate! Kitchen is well equipped, master bedroom huge. The bed in the new Shepherds Hut is comfortable but we were not keen on the shower/toilet arrangement in the hut. Think there should be a curtain at the window as the hut is close to a huge bright outside light that’s on all night. There’s a bit of a condensation problem in there, at this time of year but we couldn’t open the window. It wasn’t wired in yet but there’s a TV in the hut too. New hot tub is really great. We loved it and used it a lot. Lyndsay was extremely pleasant and helpful both before and during our stay, and the welcome pack was very comprehensive. It sleeps 8 as advertised, but be aware the ceiling is very low in parts of the mezzanine twin room, and the upstairs area particularly the upstairs en suite toilet is a real squeeze - not sure it’s ideal for most adults but was fine for my mum who is tiny. Better for children than adults, but not toddlers unless you bring a baby gate. It’s very open and the stairs are tricky. Just my opinion but the lounge/communal areas are really not big enough if 8 adult people do come. The table does not seat 8 comfortably and there are only 5 seats in the lounge as advertised. Ok in the Summer when you’d sit outside, but in my opinion theres not really enough space for 8 people for any length of time at this time of year. WiFi isn’t great. Didn’t really bother us but worth mentioning if you do need it. Local shopping centre is fairly close and thanks to Lyndsay we found out about the Christmas Lights switch on, and the Coca Cola Christmas lorry. Thank you!

We recently had one of the best UK. Holidays here at 3 Pheasant Lane. From the beginning of our booking we knew that we had found somewhere amazing. It started with the brilliant contact established with the on site manager Lyndsay . She ensured that she delivered the best possible stay for us all . We loved everything and we were especially lucky to be the first guests to enjoy the brand new hot tub. The beds were so comfortable that my son and his wife went home and purchased the same one . We all thoroughly relaxed and unwound. The cottage is adjacent to woods and a ten minute walk to a peaceful reservoir. The only noise you hear is the bubbles from the hot tub and the pheasants. It is idyllic, well positioned, beautifully set up and superbly stocked with everything you need (apart from your own food and drink !). Just a short drive away is a great selection of shops to replenish your provisions . Having stayed in Centre parks and Forrest holidays for nearly 20 years , 3 Pheasant lane blows them our of the water . We are so grateful to Lyndsy, her dedication to her position shows in every aspect -there is even a beautiful welcome hamper waiting for you. We would shout from the rooftops how lovely it is there . If you are after a lovely ,relaxing, peaceful time - you will get it !. We would highly recommend this cottage, and the owner is committed to providing the best experience possible,by investing in a full plan of refurbishment works during the quieter rental months. Thank you again Sykes and lyndsy for our fabulous time .

Overall good cottage, hot tub was nice once warmed up but took a lot longer than 4 hours to get up to temperature, so only used it a couple of times.. The pizza oven was a nice edition and thoroughly enjoyed using that. Couldnt enjoy a nice bath in the main bedroom as the plugs didnt seem to work but there was a shower aswell so just used that. There was a nice welcome hamper on the table when we arrived so that was a nice touch. The setting of the cottage was pretty and quiet but be prepared to drive to places as there are no shops in the area, there is one pub in the area, however but up a few steep hills. Realy recomend The pheasant inn in outibridge 4 miles away for food, went there twice and was lovely!

Basically the holiday was fabulous and the woman that we dealt with couldn't have been more helpful.. But there were a few things that were not great - none of the internal doors had locks on (which for a toilet is not great) and the beds on the mezzanine floor were not great. You could only stand up in the middle of the room and there was nowhere to hang clothes.

Lovely cottage in a quiet setting.. There are a couple if bits that would improve the property such as fixing the doors so they shut easier without banging. But very well equipped, excellent location for walks but not recommended for less able as steep walks either way from the cottage as on a hill. Hot tub could do with updating as takes a while to heat and a lot of logs but lovely once up to tempetature. All in all a fab holiday for a large family, 6 of us all adults.

We were a family of 8 on holiday for my 60th birthday and we could not have chosen a better place.. Phesant Lane was perfect in every way. From our first meeting with Lyndsay the manager to the end. Lyndsay even called with a box of beautiful cakes for the family to celebrate. The cottage is at the end of a very quiet lane but only 5 minutes from shops. The cottage is immaculate and toasty warm. My daughter and son in law slept in the shepherds hut and loved it. And the hot tub was amazing we used it for 3 days of our stay. Yes it takes a long time to get started but well worth the effort once it’s hot it doesn’t take as long the next day. We were in until all hours boiling away with our drinks the kids said there only complaint was the waitress wasn’t very quick bringing the drinks out ha ha. Highly recommend this cottage and we will be back. Special thanks to Lyndsay

The place was lovely, the owner was lovely also and very helpful (we forgot flour to cook our pizza's and she brought us around some flour so we could use the pizza oven) we even managed to get the hot tub working.. .. (only improvement would be that maybe in the winter she could start the hot tub going before check in.. as we couldn't use the hot tub the first night as it was too cold/ didnt have time to get up-to temp as its wood fired) fantastic place, very well stocked too.

The cottage was great and we loved every minute of it and would book it again.. Where it is situated makes you feel like you are miles away from everywhere when in reality you're not. It was very peaceful and allowed us to have the privacy that we wanted. The only slight issues were that everytime we used the oven or toaster the smoke alarm went off constantly. I also called the caretaker the day we was supposed to get there and was told that we only got 1 bag of logs free and to light the hut tub you would need 3 minimum to get it to the correct temperature. 1 bag of logs for 3 days at the cottage and to use the hot tub is definitely not enough and I think it needs to be made clear on the website that you have to bring your own. Luckily we had enough funds to purchase more but we had to go get these ourselves from Home Bargains at Fox Valley but for anyone who thinks that the logs are included pelase be aware that they are not. However we didnt let this dampen our weekend away and can say we thoroughly enjoyed it and would definitely go again!

Me and my family recently stayed here as we wanted a nice quiet holiday where we could take our 2 small dogs with us. When we arrived we was greeted by the lovely manager who lives next door and runs the property for the owner. It's very newly built and on the end of the lane (which I loved). Absolutely stunning place. We booked it so the two kids could sleep upstairs, my momma and grandad in the main bedroom and my mum in the other room on the ground floor as they are all disabled and can't manage steps.. so me and my husband booked it to stay in the hut on the garden. Unfortunately 5 weeks before our arrival I broke my tibia and damaged all my ligaments in my knee. So as I also can't manage steps now, so my husband carried me in and out the hut everyday. (He's a good egg) My only real niggles was in the description for the cottage the shepherds hut is described as having a shower room with shower and a WC. I thought in the night this would really help me as I can't get in and out the hut on my own. Unfortunately on inspection there was no light in the bathroom and we was told the WCs not really in use and can only be used for a night time emergency wee. I don't remember anything being said about the shower not being in use, but we didn't use it anyway as the drainage just looked like a pipe going to the woods so we didn't think that was working either. Also we had a very bad storm which cut all the electrics out at 3am. We had to go and stay over in the cottage as we didn't feel safe in the hut. The storm ended up pulling one of the electric wires right out of its fitting that was for the outside lights. It was hanging extremely low just above a large puddle. I wouldn't let my nephew outside incase he ran into it. We had someone wait in all day on our last day for an electrician that we was told was coming, for no one to show at all. The garden was water logged and covered in leafs on arrival and through out the whole stay. Was Quite dangerous for me as I was on crutches and when I slipped I couldn't put my bad leg down as I'm not aloud any weight on it. If I'm honest, I don't think I'd really have had any problems if It wasn't for me breaking my tibia before we came. If I was fit and well like I should have been, I know we wouldn't have seen these issues as a problem. All in all, once I'm back on my feet we would love to book here again and have our walking holiday that we originally wanted! Apart from those few niggles everything else was perfect and if you book you won't be disappointed.
