Woodend Annexe is a semi-detached converted coach house located next to the owners' home, on the outskirts of the small hamlet of Fontwell, close to the South Downs National Park in Sussex. This cottage sleeps six people in three bedrooms, consisting of one king-size double with shared en-suite bathroom leading to a room with a double day bed and a Juliet balcony, and a ground floor double with en-suite, wheelchair accessible wet room. The cottage also has an open plan kitchen and sitting area and a conservatory with a dining area. Outside there is off road parking for two cars, an enclosed, private, front patio and an enclosed, private, raised lawned garden with patio and furniture. Woodend Annexe is a wonderful base for walks, cycle rides, a trip to a racecourse, or to admire the beauty of the South Downs National Park. Note: There are sloping ceilings and limited headroom in first floor bedrooms. Note: Ground floor may be suitable for wheelchair users, please contact the owner for more details. Note: Access to the shared en-suite bathroom is via the double bedroom.

The small hamlet of Fontwell is situated in the heart of Sussex countryside, close to the South Downs National Park. The hamlet is home to the famous Fontwell Park Racecourse, plus the market town of Arundel is 5 miles away and offers a castle, a cathedral, shops, art galleries, pubs, restaurants and a monthly farmers' market.

This property is ideally situated in a quiet rural location but within a few minutes drive of the main arterial route that runs along the south coast of England. There is ease of access to the coast and to the hinterland of the South Downs. The accommodation is clean and well appointed in all aspects. The kitchen has everything you need should you decide to cook during your stay. The beds are comfortable. The downstairs bedroom has an ensuite suitable for someone with a physical disability. The owner was extremely generous in her provision of a welcome pack, appreciated by the entire family. She is at hand to answer questions and to provide advice, but is in no way intrusive. The property is secure and, for those inclined to do so, there are walks from the door through woods and onto downland. We would have no hesitation in returning.

Thoroughly enjoyable break away in this fabulous property, we were greeted by the owner on arrival who explained anything we needed to know.. There was a lovely welcome pack left by owner for us to enjoy. The weather was kind so we made use of the beautiful garden also enjoying walks in the woods close by. The property was comfortable and cosy and had everything needed from the coffee machine (a real home from home) to lovely comfortable beds. Wi-Fi signal was very good. The Woodend Annexe is a lovely, excellently equipped house surrounded by trees with a lovely courtyard garden.. There is easy access from the main road without all the noise of the traffic. We went on many lovely walks in the woods and visited many places in the area. Portsmouth, Arundel, Petworth, Chichester, Fontwell and Bognor Regis can all be found close by as can other West Sussex attractions. This was our second visit and we will definitely return next year. We can highly recommend a relaxing stay at the Woodend Annexe.

The Annex was very warm cozy comfortable and more than well equipped with everything you could possibly need.. My mother aged 91 came with us and the cottage was ideal for her with a downstairs bedroom and bathroom. Lynsey the owner was very kind and provided us with a welcome pack and fresh flowers a very nice touch. We were next door to Slindon Woods for lovely Autumn walks. I would strongly recommend this holiday cottage and possibly book again if staying in the area.

Lovely area with beaches, museums, places of interest and children's activities etc within easy driving.. We also enjoyed walking in the nearby National Trust woods most evenings. The owner made us very welcome with food staples and local information. We had everything we needed for a super break with our son, daughter in law and young grandson.

What made the experience exceeds our expectations was the kindness of the people (especially Lindsay) who are really more than happy to help with anything you need, from directions to a spanner! The welcome pack with milk (2 different types! butter, orange juice and bread) was more than we expected or have ever found at any of the accommodations. We needed an 'adapted' place to accommodate a disabled person and although this is not a place designed for disabled, we managed relatively well. But, as a note of caution, the disabled person has to have some level of mobility and be a little flexible. But the facilities are excellent, the place is extremely quiet and relatively close (but no walking distance, so you need a transport mean) to all you require. But plenty of locations for long walks or long cycle rides. For disabled people with 'off'road' electric wheelchair or as in our case, a trike) we recommend the cycle ride from Bramber to Shoreham along the Downs Link. But don't go the other direction, Bramber to Southwaters as that is almost a mountain bike track! But as far as the accommodation, it is a highly recommended location for holiday in the South Downs or the South coast.

It is with regret that we are now at home but we could have stayed a lot longer such was the welcome by all the Family and all the wonderful dogs that the family have.. The place was amazing, the area was superb and we had a wonderful week and yes, the weather did help a lot. However, we have not seen all that we wanted in the week so hopefully we can go back ans stay at the most wonderful cottage we have had in the South of England in many a year. besides eating in and at one or two places in the area, one of the best we found was the 'George' at Burpham. This cottage is very clean, comfortable and well equipped and the owner had been very thoughtful in supplying a welcome pack with milk, biscuits, bread and other items that enhanced our stay.. We found the location was good for us, not too far to travel to local areas of interest and local pubs for meals. Woodland walks are on the doorstep. We had a wonderful stay at the Woodend Annexe Cottage, which is a well kept cottage, surrounded by woods, with lovely walks, but easily accessed from the main A27 and without any of the noise.. The cottage kitchen was well stocked with utensils and Lindsay the owner supplied a welcome pack containing: a lovely box of biscuits, milk, tea, chocolate and coffee pods, bread, butter and orange juice. The bathrooms were amply stocked with shower gels, shampoo, conditioner and moisturisers. It is by far the best place we have stayed near Chichester and we have been coming to see family in the area for many years, we would highly recommend staying here.

Have just spent a lovely week at this wonderful cottage. The location of the cottage is ideal for visiting Arundel, Portsmouth, The South Downs Way and other areas of West Sussex. The cottage is very well equipped and the owners provide many little extras which were very much appreciated. The owners Roger and Lindsay live next door and were happy to give advice about the local area. We were fortunate to have a week of good weather so as well as exploring the local area, we spent some time enjoying the weather using the patio area at the cottage. Perfect for soaking up the sun . Woodend Annexe was an enchanting cottage for a three generational family holiday.. We were completely blown away with so many thoughtful extras making our life extremely easy. Having flown down with small suitcases everything we needed we could put our hands on immediately.The 2 babies had cots and highchairs and stair gates. We had biscuits tea and coffee and an amazing selection of bath and shower goodies.Plush towels and cosy beds were just what we needed. Owners were so friendly and even let our granddaughter use a pedal bike.Walk out of the front door and just smell the peace and quiet of the woods. Miles of walking across the lane. Access to the hustle and bustle of bigger towns was a short drive away...Arundel, Chichester, Brighton. Most of all the huge variety of birds entertained us all. We had some good arguments as to the various varieties.Thank you so much for the entertainment! This is the first time that we have used Sykes Cottages. What a hard act to follow!

We have just spent a fantastic week at Woodend Annexe. We are three pensioners and I did ring Roger and Lyndsey before booking to clarify a few points. They were so helpful and the accommodation was ideal for our needs. The wet room downstairs was perfect. There are so many places locally both to eat and visit and there is information available in a well-presented booklet at the Annexe. It is just off the A27 and easy to find, although it is so peaceful there, sitting outside on the patio was our favourite afternoon activity, you would not believe you were so close to the road. The house was a veritable home from home, clean, well furnished and everything catered for. There was a welcome pack including bread, milk, orange juice etc but also a bottle of Prosecco and a card for my Mum's 90th birthday, such a nice touch. We go away every year with Mum and we are going to find it so difficult next year to find somewhere as good. Thanks for a lovely week guys!!

One of the best cottages we have stayed at! Exceptionally provided with lots of little extras - from lovely welcoming flowers in the conservatory and a welcome pack of useful provisions to start us off. The décor of the house was lovely with very nice furniture and beds with quality linens. This all helped to make a very happy holiday. We also loved looking out on the very pretty garden. The situation of the annex is very good being accessible to so many interesting places and near beautiful countryside.

I booked this for my husband and son as a cycling holiday. They were made very welcome by Lindsey and Roger on their arrival. The cottage was well appointed and equipped. There was food to get you started too. This is a family business and rest of the family live in the other cottages on the road. They were able to get some cycling in and walks of the surrounding area. They enjoyed their stay very much

My wife and three children stayed at Woodend Annexe this year and I can't recommend it enough. The beautifully kept cottage is on a quiet tiny road in Fontwell next door to the owners, Lindsay and Roger and their extended family. Moving into Woodend for just a few days, we were treated like family. Lindsay and Roger were the perfect hosts, looked after us whenever we needed something and let us enjoy our break without intrusion. They were charming and so was Woodend. The decor is tasteful and luxurious and the finishing touches and the attention to detail were very much appreciated. The cottage was cosy but comfortably housed all five of us in three different rooms. Lindsay and Roger had thought of everything and had even supplied us with a decent cot and bedding for our baby. The location is perfect for day trips and walks and visits to Fontwell Park, Arundel, Chichester and so many interesting places in Sussex and it doesn't hurt to be a few minutes walk from a great pub "The Old Stables". We immediately felt at home here and are already planning our next trip. What's great is that Lindsay's daughter, Debbie, lives next door and has a fantastic beauty salon where you can book treatments / massages. My wife took advantage of this and was raving about it. We definitely felt spoilt and are so glad we found this treat. Hope it can become a regular stay. Thanks again Lindsay and Roger. PS. If you happen to be in Arundel, you must visit Castle Chocolates. The best sweets and chocolate we've had for years and the owner is a charming gentleman.
