This exceptional cottage is set next to the owners' Grade II, beautifully-restored Mill House dating from 1750's in a riverside location on the outskirts of the village of Wortwell, near Harleston in Norfolk and can sleep four people in one king-size double and one twin rooms both with en-suites. There is also an additional family shower room. The rest of this cottage contains an open plan living area with kitchen, dining and sitting area. A snug area with bunk beds and a TV. To the outside of the property there is off road parking for three cars and a private decked area with hot tub and shared use of the owners' gardens. Granary Mill Cottage is in a wonderful area with walks, cycling and the river on the doorstep and will suit families or couples looking to explore this wonderful area of Norfolk.

Accomodation Details
Mostly ground floor. Two bedrooms: 1 x king-size double with en-suite shower, basin and WC, 1 x twin (zip/link can be super king-size double on request) with en-suite bath, shower over, basin and WC, 1 x bunk beds with seating. Ground floor shower room with shower, basin and WC. Open plan living area with kitchen, dining area and sitting area with two sofa beds.

Located on the Norfolk/Suffolk border, Harleston nestles in the beautiful Waveney Valley within easy reach of the Suffolk Heritage Coast and with endless beautiful towns and villages just a short drive away. This friendly town offers ancient inns, charming individual shops, good restaurants and cafes, an art gallery and local museum, and a weekly market.

Watermill Granary is in the most idyllic & peaceful countryside setting, surrounded on all sides by beautiful views & wildlife.. The barn itself is really comfortable with great facilities. In particular the beds & sofas are comfy, the hot tub is brilliant & there is a large TV with Netflix. We loved sitting on the verandah having lunch & watching the wildlife. There are also lovely walks & kayaking nearby & shops, restaurants & pubs all with a short drive or walk away. The only downside was that there wasn’t enough storage space for clothes so we had to live out of our suitcase for the week. Other than that, it was absolutely wonderful & felt very luxurious for the two of us.

Beautiful peaceful location.. All expected amenities - and more. It is a great base for exploring the local area on foot/bike or by car. In a week we barely scratched the surface. The owners describe it as luxury accomodation for up to eight but we don't feel that eight would be a luxury experience! Two couples and two children (or less) = luxury. Beyond that comfortable would be a better description. More storeage space for clothes would help.

The refusal of Sykes to let us contact the owner prior to booking to answer various questions unless we paid up in full meant we had to go not knowing we what to expect.. VERY IRRITATING!! In fact Granary barn was delightful as were the owners. Lots of scams going on atm so Sykes could be more helpful imo!! Seemed to be talking to a sulky teenager who kept repeating Its all on the website... It wasn’t! Nb have already done Questionare once and was expecting an apology Phone call from Sykes ... none to date

The cottage was everything that I hoped it would be both in accommodation and location.. The cottage‘s facilities were A* , everything from tea towels to dishwasher tablets to WiFi. I would highly recommend this beautiful/peaceful cottage and having the opportunity to take a kayak up the river with Captain Cook Canoes was a wonderful experience for our family. Cheryl also answered my texts very quickly and was very informative about where to dine and shop etc. I will definitely be booking again maybe later in the year.

The setting of the watermill granary barn is absolutely beautiful, just like a Constable painting the perfect place for a relaxing holiday.. We took two of our grandchildren and they loved running around the extensive gardens and watching the wildlife in the river running around the property. The Barn is really comfortable (the beds were really comfy) with everything you need and really tastefully decorated in bold colours and furnishings. We loved it. Sitting on the extensive decking on three sides of the property allowed you to make the most of enjoying the countryside and watching the house martins flitting backwards and forwards to their nests. The hot tub was a lovely bonus which we made the most of. Another bonus was the lovely Wortwell Bell pub 10 mins walk away which does lovely reasonably priced pub grub. A fabulous holiday all round. We had gorgeous weather but I bet it would be nice in winter too.

Honest feedback, where to begin.. . great location Dogs roam the whole estate so expect to be greeted and in constant contact with the owners dogs even in the property you are staying in. No access to hot tub unless you want to wall through owners garden which is covered in dog mess (great fun in the dark) Radiators broken inside the property which meant at this time of year was quite cold so make sure your wrapped up! Road on way into property is full of pot holes so be careful when driving down here (also fun in the dark!) Owners are not quick to respond to any query (had to wait 4 days) so make sure you have everything sorted before you get there. No help when onsite was ignored when knocked on door or calling the number listed to call. Overall cleanliness of property would get about a 4/10, noticable dirt and food from previous visit when we was there. But after all that at least you get a good view.

Although this is in a perfect location and dont get me wrong the views are amazing, there are so many issues with this property! The owners dogs fully roam the property (including the one your staying in), although I dont personally mind dogs they are constantly in and around your property which having a young one was constantly being knocked over by the 2 large dogs. The accommodation is far from clean, dirt and food on the floor from previous visit in most rooms. Cooker does not work properly and takes about 2 hours to cook a meal, ended up getting a takeaway which have to drive to get as no one delivers. Radiators broken in living area Road on way in full of pot holes (be careful when driving in the dark) Hot tub not accessible by the bridge provided, you have to walk through the owners garden which is full of dog mess (great fun in the dark as you can imagine) Canoe hire is a crazy amount and they charge a day rate even though they turn up and knock on the door at 1pm and it then gets dark a few hours later (Worth the £75?) Owners will never answer the phone, while onsite your just ignored also when you can see them just sitting in the house when you have a problem. Missed calls and messages are never returned. So overall if you want a nice view go for it, that's all it's good for. Be careful before booking. Owners offer no refund even after all the issues, the property was priced at £800 for 2 night haha!

This was our second visit to Watermill Granary Barn. The place was really scuzzy and dirty on arrival. The dishwasher was not working properly because the rotors were blocked/unclean meaning that crockery and especially glasses had to be washed by us. There were old baked beans in the cutlery tray and the filter was full of old food waste. How unhygienic! The oven had not been cleaned at all, not even looked at - there were bits of encrusted food dangling through the wire racks and the oven trays had not been cleaned properly. Dead flies adorned the window sills and we got the feeling that the whole place had not been properly cleaned... an impression further reinforced by the loo bowl in the en-suite being poo-pocked and with a disgusting accumulation of muck and pubes behind the seat lid -- yuk! We complained immediately to the 'manager' about the dishwasher and oven who did his best to immediately clean them. The dishwasher, however, was never reliable at cleaning. We felt uncomfortable and unable to fully relax in other peoples' muck and were hugely disappointed - even being careful as to where we put things down - just not able to trust that anything was clean. And then to cap it all, on retiring, tired to bed, we pulled back the duvet to discover the bottom sheet to have bits of soil/leaves/muck on it. Had it been changed at all? We were too tired to do anything but brush it down and reluctantly went to bed. When I later told Steve, the manager/gardener, about the loo and sheet and showed him photos he was very embarrassed and apologetic – and worried about how the owners might react to his ‘oversight’ when they got back after the weekend. I spoke to the owners when I saw them on the Monday. So, we lived with the general distaste of uncleanliness until the Tuesday (4 days) when, on returning from a day out, we discovered the whole place had been cleaned to the high standard we had expected and had experienced last year. The owners had returned and having been appraised of our complaints had taken remedial action. It was very welcome, and they even left a couple of bunches of sweet peas from the garden - which was a nice touch. Needless to say, the BBQ was grubby (no wire brush to clean it) but the most worrying aspect about it was that the 4 control positions did not correspond to the gas output. When in the 'off' position the burners were still on. I suspect the knobs had been off and incorrectly replaced. Please note: I had reported my safety concerns about this BBQ last year. I again reported my concerns as to the safety of the BBQ to Steve the manager. However, I worked out how to carefully use it on the Sunday night and survived with eye-brows intact! It was replaced by the owner on Tuesday I am glad to say, though we didn't bbq again. Both the owners and Steve seem to be very nice. They were apologetic about the cleanliness/dishwasher issues, admitted it was sub-standard but characterised it as an aberration on Steve's behalf who was responsible for overseeing/cleaning. Aberration or not, the impact on us and our guests for the first few days was to spoil and mar the enjoyment of what is otherwise a lovely cottage/barn in an idyllic setting. Having paid a substantial fee, we did not expect to have to deal with these issues, nor to have the awkwardness of complaining. And having had half our holiday spoilt in the sub-standard accommodation I was hoping that the owners might offer some conciliatory financial compensation. A holiday is a much looked forward to event in our lives and one places certain expectations on it -- indeed having been to the same place last year, these expectations were not unrealistic! So, we felt very upset and let down (not to say dirty) through Friday afternoon to Tuesday the enjoyment of which was tarnished - literally. The owners might have offered some compensation. They did not – another disappointment. I didn't want to further upset the situation by bringing up the possibility of a proportional refund or potentially arguing with them at the time - indeed I resented having been put in the situation in the first place! Thereafter, the Sykes cottages customer services team, though ineffectually sympathetic, has been toothless in support of my complaint. When he nervously asked, I did say to Steve that I probably wouldn't publish a review on Tripadviser, but as I write of this final and unfair oversight, I am not so sure. I feel quite angry now! The state of the BBQ (dangerous in my opinion) and dish-washer (not reliable) point to a lack of attention and focus on providing service, value and comfort for their customers. We shall not be trusting to the fact that, as the owners aver, this was a one-off aberration in a normally good cleaning regime. Things have sadly slipped at Watermill Granary Barn and I wouldn’t want to risk feeling short changed and being disappointed again. We shall not be returning. PS: Having been approached by Sykes Cottages with our complaint (we provided photographic evidence), the owners have offered no compensation. Sykes Cottages has proved to be powerless/toothless in dealing with this. Their advice is to seek compensation through the courts! So, a general word of caution to all potential renters: You are on your own when things go wrong.

Fantastic setting.. Had a wonderful time as a family of 5 with grandparents in tow. Brilliant accommodation, waking up to herds of cows on the other side of the stream took me back to my youth. Relaxing in the hot tub, kayaking down to the local pubs and a bit of swimming in the River Waverley. Cheryl and Paul were brilliant hosts and Steve the gardener/handy man was really helpful with his local knowledge. Couldn't recommend highly enough.

The Granary barn was set in a beautiful location.. The scenery was stunning and was rich in wildlife. There was something for all the family to do and it was quality time together. The local pubs were welcoming and did delicious meals. We came back from this holiday feeling truly rested and relaxed. I would highly recommend the Granary mill barn for a break as it exceeded all expectations.

Fabulous property in the most tranquil of settings.. If you’re looking for peace and quiet in a unique environment then look no further. My husband and I returned home yesterday feeling completely rejuvenated and relaxed after a weeks stay at the Granary. I couldn’t recommend this property highly enough!

We were the first paying visitors to the Granary Mill unbeknown to us on booking. Wonderful location for a relaxing holiday, barn conversation done to a very high standard all round, loved being able to sit on the balcony and watch the local barn owls - what a treat along with deer in the distance. as well as the daily visits from friendly grey wagtails, swans and of course the owners dogs. Great walks from the door including to pub (s) , we were lucky enough to have nice weather so to come back and spend an 1/2 hr in the Jacuzzi in the sun watching for otters was fabulous. Owners extremely helpful and friendly, keen to ensure our visit was going well with recommendations for places to visit and eat out. Would definitely recommend this cottage and would go back if we visit this area again. Went home feeling very chilled and relaxed.

What can I say, this place is the perfect location, very peaceful area, the barn has been decorated to perfection and at a high standard very quirky lovely furniture, everything you wish for. Perfect for fishing as the river runs along side the barn, great hot tub to relax and view the sun set or while eating your picnic or BBQ that has just been cooked. Beds are so comfortable, best sleep I have had in years. lovely long or short walks and just to hang around and take in the views. We will most definitely return.
