Grafton Mill is a Grade II listed characterful watermill set in the expansive grounds of the owner's home in the Worcestershire countryside, near the charming village of Grafton Flyford. Set over three floors, the property sleeps four people in two second floor bedrooms, one of which is a double and the other is a twin. Both bedrooms have exposed floor and ceiling beams and there is also a second floor shower room, a ground floor basin and WC, a ground floor well-equipped and cheery kitchen with breakfast area and a cosy first floor sitting room. Outside, guests are welcome to stroll around the owner’s extensive grounds and delight in the birdlife around the large duck ponds. There is also off road parking for three cars and lockable bike storage. Grafton Mill is a picturesque and irresistibly charming cottage perfect for a memorable holiday at any time of year. Note: Property accepts a minimum of 3 nights

A pretty Worcestershire village, Grafton Flyford’s open countryside typifies rural England. This lovely area offers many walks in all directions with the Millennium Way and Wychavon Way passing close by. Visit Grafton Wood Nature Reserve, a SSSI boasting many rare species and idyllic walks. Nearby, Flyford Flavell has a pub, and the surrounding countryside is a wonder to explore, famous for its fruit growing and brimming with a fascinating history. The picturesque market town of Pershore, settled beside the River Avon, boasts a Norman abbey, delightful Georgian architecture and an excellent range of shops, cafes and restaurants. The historic market town of Evesham, Droitwich Spa and Broadway are also all only a short drive away, not to mention Warwick with its imposing medieval castle, Stratford-upon-Avon, the home of William Shakespeare and the charming riverside city of Worcester.

What a find! Fantastic renovation of the mill, with everything you could need. The grounds are superb and great to walk around and see the ducks and geese. We have just spent a week relaxing at this beautiful place. Allan and Jane were very welcoming and it quickly felt like we were visiting friends! They were on hand if needed but were very respectful of our privacy. We enjoyed our chats with them whenever we saw each other outside. We enjoyed spending time in the gazebo that Allan built during the pandemic for the private use of guests. It was such a beautiful place to sit and watch the ducks and geese. We were lucky enough to witness ducklings fledging the nest the mum had built in the ivy at the side of the building. It made me jump at first seeing them leap about 30 feet and land right next to me! The holiday home and grounds are immaculate and it's obvious they are both grafters and love what they do. There are plenty of pubs, farm shops and lots of attractions nearby. Perfect place to take a break from life and enjoy nature. Batteries recharged!

This “cottage” is a water mill, lovingly renovated by the owners. On arrival, we were greeted by the owners, who briefly explained all there was to know about our accommodation for the week. The mill has everything that you need, including a lovely welcome pack. The resident ducks greeted us every morning, hoping for some bread . The location is just outside Worcester, and is very close to the Cotswolds. I would not recommend for families with young children, as the stairs are quite steep and there is a lot of open water. We would highly recommend this holiday let for families with older children or couples, looking for a quiet break The owners have built a new seating area for guest use only, as pre pandemic, guests would share their area, this was lovely, we collected an afternoon tea from the pub in the village on our day of arrival, it was lovely sitting outside, next to the mill pond in the sunshine

We booked this for April, but lockdown prevented us from going, so we rebooked for October, however our family from Switzerland were still unable to travel, and we were all so looking forward to a break, so we ended up here as a couple on our own. We have not been disappointed, the mill has been renovated beautifully, keeping many of it's historical features intact. The owners live on site, and gave us a very warm welcome on our arrival despite the heavy rain, and the welcome pack provided more than enough to start your week. The cottage is seeped in history, warm, roomy yet still cosy, and has everything provided, and we only had to ask if we needed anything. Being laid out on three floors means stairs are involved so be aware if you are not used to them, it's all part of the lovely experience in this cottage. The views from the many and varied windows as you climb up the three floors are beautiful, the mill pond and stream on either side driving the water wheel, which is transferred as a delightful rotating feature into the kitchen, the wildlife is in abundance as you walk around the cottage grounds. We thoroughly enjoyed our stay, and hope to return with our family in the future, when things get back to normal.

Our holiday here was fantastic.. A perfect spot for a relaxed break. Myself and my partner spent 5 days here and are already planning our next trip. The mill was extremely clean, and had every comfort you could want. There are lovely walks around and some amazing sites to see, as well as some great breakfast restaurants and pubs.

Grafton Mil exceeded all our expectations as it was more beautiful than i expected, also the Mill owners Jane and Alan were the best hosts tat any one could ask for and were a great pleasure to meet and spend some lovely time with.. The Mill itself is very beautiful, along with the grounds surrounding the Mill and wild life that abound there. It was also evident that Alan and Jane were very proud and worked extremely hard to make Grafton Mill a beautiful and relaxing place to stay for a holiday. We have been to a lot of holiday homes over 44 years from Scotland to Cornwall .. This home far exceeds any that we have been to. It is a very well equipped and comfortable holiday home in extensive, beautiful grounds with lots of wildlife. Managed to see an otter on our last day! We were greeted with a superb welcome pack and the hosts were very friendly and helpful and were always on hand with helpful information with regard to the surrounding area. There attention to detail was outstanding and they made us feel completely at home. They have created a very special place. We were only there for a week but they made us feel like we had been friends for years! Looking forward to a return visit. This was our third visit; that says it all! Grafton Mill is certainly one of the best properties we have ever stayed in! The owners are extremely helpful and friendly, nothing at all is too much trouble. The property is set in the most beautiful grounds, full of wildlife, places to sit and relax, we wouldn’t be bored if we never left the property all week, it’s so peaceful. The cottage was unique, beautiful and totally immaculate.. The cottage was very well equipped and included a lovely welcome hamper and birthday cake for my mum. In light of the coronavirus the owner pointed out she had sanitizer everything with extra care. The grounds were beautiful and allowed us to enjoy the outside space and wildlife with lovely seating, bird tables, nest boxes and hides. The owners were very welcoming, friendly and helpful. Absolutely fabulous, feel so privileged to have stayed at this amazing Mill.. Alan and Jane are amazing and loved the conversations we had together. This is the best cottage holiday we have stayed in.. The Mill is beautiful and the grounds immaculate and stunning - we all enjoyed feeding the geese and ducks and spotting the deer in the woods. Jane and Allan are lovely and really went that extra mile to make sure our stay was perfect and are always there if you need anything. The extra surprises of the welcome hamper and the pumpkin and sweets for our boys on Halloween were very touching. The Mill is 5* - so comfortable and clean and smells fantastic with super views from the lounge windows of the river. We really enjoyed the surrounding area and there is loads to do in Worcester (Cathedral and tower, escape room experience at Cyber Q) and Stratford upon Avon, as well as National Trust properties such as Croome. There are lots of great local pubs serving delicious food - we particularly liked the Flyford. The countryside around Grafton Mill is a pretty and unspoilt part of the world and we saw lots of wildlife - woodpecker, peregrine falcon and buzzards to name a few... I very much hope we return.

This was our second visit and two days after arriving back home we have booked for 2020! I think that says it all; what a wonderful place and made so welcome by our hosts Allan and Jane whose friendly, generous and helpful attitude makes for a very comfortable stay. The setting is just perfect and it’s a wildlife haven, just love to see the family of deer visiting the grounds most days. Even if it rains the views from the windows are stunning. The whole place is breathtakingly beautiful, inside and out, it's the best place we have ever been to.. The cottage is quirky, warm, comfy unbelievably clean and has absolutely everything you need. The hosts are really lovely, friendly, kind and very welcoming and so generous with the welcome pack. The wildlife we saw was so wonderful, ducks, geese, swans, kingfisher, squirrels, woodpecker and every eve a beautiful little deer came by to say hello. It’s an absolutely lovely place the pictures didn’t do it justice the hosts Alan and Jane were brilliant so accommodating nothing was too much trouble Alan was a mindful of information my daughter and her husband stayed with us too and she was up at 5 o clock am to go and feed the ducks geese and swans ! We were greeted in such a lovely way and manner.. Jane and Allan made us feel as if we were family members returning after several years absence. The property was totally spotless and very comfortable. Grafton Mill is such a beautiful property. The cogs and rotating wheel really enhances the property. (The wheel moves silently). The Mill is a beautiful and relaxing place to stay.. The grounds were an unexpected bonus with the swans, geese, ducks and birds a constant delight - being able to walk around the 9 acres every day made the holiday very special. Grafton Mill is a most wonderful place to stay.. The owners Allan and Jane are so very welcoming and very friendly, nothing is too much trouble. We received an extremely generous welcome hamper and were absolutely amazed when we saw the beautiful surroundings in which this property sits, it literally took our breath away! The Mill itself is clean and very well equipped with beautiful views from all of the windows. We fed the Swans,, Ducks and Geese everyday and a small family of deer appeared in the grounds several times. We didn’t see the otter, but apparently he’s there. A lovely summer house and lots of sitting places to spot the variety of Birds, our favourite the Kingfisher spotted several times. We have already booked for next year and we only arrived home yesterday, that says it all!

Quite simply - this holiday cottage is SUPERB! The working water mill has been lovingly restored over a number of years by the owners, Alan and Jane, and is furnished to a very high standard. The grounds, with lakes, bridges and well manicured gardens were an absolute delight to relax and enjoy, with immediate access to public footpaths over the pleasant Worcestershire countryside. The ground floor kitchen contained everything you may need for a cottage holiday - nothing had been forgotten; whilst the 'welcome pack' provided by Jane was exceptionally generous. The working water wheel, part of which had been incorporated within the kitchen was a feat of Alan's engineering skills; cleverly encased in toughened glass to nullify any sound. The grounds were a magnate for wildlife, with swans, ducks, geese, deer and kingfishers being regular visitors. Worcester and Pershore are within a few minutes drive; whilst The Mill is well located for touring both the Cotswolds and Malvern Hills. We highly recommend The Mill as an exceptional property and were very pleased to note that Sykes Cottages had presented a special award to the owners recognising the overall excellence of this unique holiday property,

If one of the questions was what did you dislike then I would have great difficulty finding anything resembling a dislike.. It was that good. The Hosts were delightful and caring. The property and extensive grounds were immaculate and all done with careful thought and taste. The location is ideal with you being able to see so much within 20 miles travelling. If you are a National Trust member then you have so much to choose from again in close proximity. If you have a smartphone ensure you load the NT app. We will certainly be revisiting next year. You will not be disappointed booking this property.

Excellent property, impeccably clean and tidy, with a wonderful 'Welcome Basket' on arrival.. Great location for Stratford-on-Avon, Worcester and the Malvern hills. The hosts were superb, very friendly and helpful - would definitely return.

The Mill was charming, cosy and very comfortable.. The quality of the Mill's respectful restoration is extremely high and finished to the very highest standard. Grafton Mill is 5 star. Stay there.

We had the honour of being the first paying guests at Grafton Mill where we received a friendly greeting from the owners along with a lovely welcome hamper with bread, Prosecco and other goodies. The property is beautifully situated with stunning views across the surrounding duck ponds. We even spotted a family of deer trotting past the mill a couple of times. The location is fantastic, with just a 20 minute drive into the centre of Worcester and a 30-40 minute drive to the stunning Warwick Castle. If you're a National Trust member then there's plenty to see in the surrounding areas. We visited Packwood House, Baddesley Clinton, Hanbury Hall and Coughton Court during our stay, all truly beautiful locations and all within a half hour drive from the mill. There is also a lovely house and gardens on the way into Worcester that we would highly recommend. There are also pubs and a handy petrol station along the road on which the mill is situated, with around a mile walk/drive to each. Although if you are walking, take a torch as it gets very dark at night and the pavements are skinny. The Oak Pub has loads of character and a fantastic menu, perfect for a cheeky fry up in the mornings as it also offers a cafe with a brilliant selection of teas and coffees. Grafton Mill has absolutely everything you need for a cosy getaway, as a couple in our mid-twenties it was perfect for us. The mill has so much character, and if you're really quiet you can hear the gentle splashing of the water in the kitchen as the wheel rotates. The owners were very kind to stay in touch during our stay and let us know when they were and weren't available if we needed anything. We couldn't have asked for a better week away, and will definitely be considering Grafton Mill for a future holiday!

We spent a week at Grafton Mill over the Christmas 2016 period and it was quite magical.. The property is set over three stories, we used the main bedroom for two of us and there was a twin spare room that we used as a walk in wardrobe but could have slept two more, and a bathroom with a cracking shower. The middle floor has a study with a lovely desk and an amply sized living room with a big TV. Downstairs is a large kitchen with all mod cons and a working part of the mill, as well as another TV. In terms of comfort, the central heating and hot water were perfect, it was a cold snap in UK and we were never cold (and we're from Africa), the shower belted out the water and there were plenty of towels to dry off with. From every room there are views over the duck pond and grounds which gives a feeling of the country life and a real serenity, though we were only 6 miles away from family and friends in Worcester; we also made shopping trips to Cheltenham which was less than half an hour away, train trips to London and Liverpool from Pershore station less than ten minutes away, a really handy location for us. All in all the property and location were a real hit with us and I'd have no qualms in highly recommending a stay here.

Grafton Mill is one of the nicest properties that my partner and I have ever stayed in.. The warm welcome on arrival by the owners made us feel at home the minute we arrived. This welcome continued through the week and made the holiday special. The Mill it's self has been refurbished to a very high standard of comfort and decoration. Nothing has been forgotten in the way of kitchen utensils, crockery, or linen. The grounds have been beautifully laid out having had the benefit of the owners continued hard work to keep everything in pristine condition from the lawns to the duck nesting boxes. A truly memorable place to stay. I am frightened to say to much more in case the Mill becomes so popular I won't be able to find a slot to re-book next year.
