Upper Barn Annexe is part of a converted barn that sits near Harleston in Norfolk. It comes with two bedrooms, a king-size and a double, as well as a family shower room, the property is able to sleep four guests. Inside, it also comes with a kitchen/diner, a utility and a sitting room with a multi-fuel stove. To the outside, you will find plenty of off-road parking as well as a garden with a patio, lawn and furniture, there is also a pond. Upper Barn Annexe is a homely, welcoming cottage perfect for touring the wonderful opportunities of East Anglia.

Since getting a dog, i have ditched over seas holidays for dog friendly places around the UK, this cottage disappointed me hugely, upon arrival we notice this annexe was adjoined to a residential house, not a problem i thought as it has its own entrance, however, im not sure how many people lived there, but the noise from the 5 or 6 cars continuously driving along the big gravel driveway at all hours was really disturbing. the garden is not fenced in, and you are asked to keep your dog on the lead at all times, as a dog once killed some of their ducks, there is a small lake in the back garden, so not only is it not dog friendly, it is not very child friendly either. it does have a hot tub, but you cant both use it (if you are there for a couple) because dogs have to stay on the lead, and is not allowed in the cottage on its own, so that was rubbish, and it is maintained daily by the host, who continuously put bleach or cleaning powder into the water, by days 3 its was a hot bubbling bleach pit and you couldn't use it as it burnt your skin. the place is not huge, but plenty big enough for 2 people plus a dog, it has a lot in internal doors (11) which are very heavy and clunky and has old fashion barn door catches on them, which are heavy and high up the door, so a child for example wouldnt be able to open them. the kitchen tap dripped, the kettle leaked, the bedroom lamp had no bulb, there were glasses missing (maybe broken by previous guests and not replaced). the first bedroom was ample (no TV if thats your thing) but the second bedroom just about had room to side step around the bed that was shoe horned into the room, so if you are going as 2 couples, you wouldnt want the second bedroom, it has no storage or wardrobe etc. there was a step down from the kitchen into the utility area (where the fridge freezer and microwave is) so watch your step! the view was great from the windows, but wasnt impressed with the building supplies being delivered at 7am on lorries - safe to say i wouldnt be staying here again, or using Sykes Cottages

Fantastic accommodation, top quality fixtures, fittings and great attention to detail.. So peaceful and quiet. Will miss my evenings in the hot tub stargazing. Welcome pack of wine, chocolate biscuits and flowers was very much appreciated. This is by far the best accomodation we have ever stayed in and will definitely be going back. There were no negatives here for us, it is a beautiful property in beautiful surroundings. Would have stayed on if we could have.

The cottage was, in all ways, perfect.. From the setting, the facilities, the high standard of cleanliness, the lovely welcome pack (including wine and flowers!), and the exceptionally well-appointed comforts within the cottage itself. We couldn't have asked for anything more. However, a note of caution regarding the worktops in the kitchen - they are natural wood and stain very easily. Perhaps more worktop savers or a coat of varnish would be helpful, and a lot less nerve-wracking for guests. We would also suggest that the entrance to the farm and annexe could be better sign-posted from the road.

We stayed here over new year with another couple, the pictures don't do it justice for how big it is.. It is a home away from home you feel very comfortable right away. The owners are lovely and help make you feel settled. First night we went to tescos which was a 20 min trip and got everything we needed- you are in the country side so it's a good idea to plan what you need as you potentially need to drive around if you forget anything, but this was not an issue what so ever for us. We had no issues with the hot tub what so ever- no rashes for us as mentioned in previous posts! Everything was very cleanly. It is very easy to find if you aren't driving in the dark (the sat nav tries to take you past it but just look out for the sign upper barn) Norwich town centre is a 40 min drive away and we spent a day there. Upper barn annexe has beautiful sceneary and friendly wild life! Was a fantastic visit and we all agreed we would visit again. Thank you for a lovely stay!

We stay here for 7 night for Christmas and it was fantastic very relaxing Beautiful in side very clean beautiful views and my two girls was in the hot tub horses in the farm and cow.. . I can honestly Say i can’t say bad thing about the uppbarn annexe it’s just absolutely stunning will definitely be going back...

This beautiful annex absolutely exceeded expectations.. Wonderfully cosy, clean, spacious with everything we needed - we wanted to pick it up and take it home!! Would really recommend the nice Japanese restaurant in Harleston as well. Perfect for anyone wanting a rural get away with friends. Absolute 5* service and cannot think of anything negative. It was a fantastic cottage with unspoilt views, perfectly presented like a home from home.. We met the owner who showed my daughter her horses and cow she let her run around with her dog also which was lovely. They left us a bottle of wine and cakes for arrival. Overall it was a fantastic place to stay and would 100% return in the future :) cannot recommend enough.

Yes this was an immaculate property and top notch in every way peaceful great location.. Lovely welcome with wine and biscuits which was a lovely touch and so welcoming. The dog absolutely enjoyed us walks in surrounding countryside. If I had one very small critique it would be lack of chest of drawers in bedroom very small critism I know. But this is fatastic property and probably one of the best we have stayed at, so to you Nicky fatastic and many thanks

We were absolutely thrilled as soon as we pulled up to find it was truly in the middle of nowhere! We were looking for a private, peaceful weekend and that is what we had! The annexe itself is beautifully presented, every detail had been thought of even as far as room air fresheners in each room! The log burner was a big hit and perfect for the cosy, dark nights and of course the hot tub got a lot of use! Outstanding all round, couldn’t recommend more! We will definitely be back!

Absolutely amazing stay with lovely areas and great hosts.. Even the duck :) Only complaint which is very minute but definitely something to consider, the hot tub was not usable on our first night due to the rotation of previous guests. BT other than that, an absolutely amazing stay. Would definitely come back again. :)

My boyfriend, dog and I stayed here for a long weekend mid-October and it was lovely. We weren't 100% sure what to expect with this being a new property and having few reviews. However, we were not disappointed! The annexe itself is lovely. It was furnished in a modern yet simple and rustic style with a high level of thought and detail to ensure it is comfortable. Perfectly clean. Amenity wise there was everything we needed. I don't believe it stated this in the description but there is wi-fi and also netflix on the tv in the living room. Upon arrival we also received a welcome letter with local wine, biscuits, and milk etc in the fridge which was lovely. We slept really well; the bed was comfortable. The hot tub was really nice; no faffing around it was just ready for when we got there and left on the whole time at just the right temperature. We felt especially the living area was really versatile with regards to the weather/time of year; the bifold doors which open out onto the outdoor seating and hot tub would be lovely on a summers night, just as the log fire would be lovely and cosy in winter. With regards to location, it depends what you are after but it was great for us. Close enough for shops and pubs but also remote and peaceful. About 30-40 minutes to the Suffolk coast and Norwich so we were able to do plenty of exploring. Whilst we thought it was great, as part of the honest review, there are a few little things which didn't bother us but I feel I should just point out for others to know/for the owners to improve. The annexe is actually attached to the main house behind. Noise wise it was fine- we did not really hear anything. However when we were looking around upon arrival, we found a door behind a curtain which had no lock on our side, but was locked from the other side and we believed it to be into the main house. We understand this is probably for safety/logistical reasons and weren't too fussed but did just think about how it could affect privacy. The garden is beautiful, and again whilst it didn't bother us much, we just wanted to note for pet owners/parents that it is not fenced in. The internal doors are ledge and brace style with the handles quite high up. They were a bit tough to open for me at times which again isn't a problem but may affect children. Lastly, with there being just two of us for a long weekend it was fine but we felt if there were four adults there for a week for example, the storage is a little limited. These are all just really nit-picky things but wanted to be honest and helpful. Overall, we think its brilliant and great value for money (especially as its hard to find luxury places with hot tubs etc AND a pet). We would stay again and would recommend! Thanks so much!

We stayed at upper annex 27th Oct for a weekend.. Could not have chosen a any better. Stunning place garden was great for our dogs. We stayed with 2 other adults. The owners could not have done much more to make us so welcome. The annexe was lovely cosy a relaxing weekend. We would definitely go back. And thank you to the chef and owner of the local pub who kindly cooked us 6 portions of fish and chips on the Sunday to take away . As we could not take the dogs in. Which was a shame. Close to southwold where we took the dogs for the day. The hot tub was a bonus which we l2 ladies enjoyed in the evening after being out all day. Then enjoying the log fire x
