Holiday home This lovely detached farmhouse in North Wales is on a seven acre smallholding in the hamlet of Eisingrug, 3.5 miles from Harlech. The location of this cottage, on a wooded hillside and beside a fast-flowing river, makes it an ideal place for some well deserved rest and relaxation. The accommodation here is wonderful, with a spacious kitchen with dining area, inglenook and sofa. The sitting room is cosy and enjoys a warming woodburner, while the four bedrooms, two doubles, two singles and two additional occasional beds, offer a good level of flexibility. The master double room also has an en-suite and a door out to a side paddock. Laze on the huge sandy beach at Harlech of venture deep into the mountains of Snowdonia - there is so much to do from this lovely peaceful holiday property.

The house is in a fantastic location between coast and mountains and provided the basics of being warm, comfortable and spacious.. Overall we enjoyed our stay.
I felt for the price compared to places I have stayed recently it was rather lagging behind and could do with a bit of an upgrade in decor and finishing touches.
It felt rather soulless, the bedding was rather tired and low quality and there was some awful cheap and nasty 'art' on the walls.
There was no welcome pack just a note to remind us the bed in the second double was broken (we had be told on the a couple of days before)
The Cottage is in a lovely area of Wales very quiet, but close to places we wanted to visit..

Third visit to this cottage.. It's never disappointed.
We had a really great time at Tyn Llwyn.. Firstly, it is ideally situated for Harlech, for Porthmadog and for Snowdonia generally. Even though the weather was not brilliant, we had great days out on Snowdon, at Harlech castle and on the Ffestiniog railway, to name just three. The house itself was perfect. Beds were comfortable, everything was clean, the kitchen was well equipped and ideally suited for the whole family sitting round the table playing games or amusing the granddaughter whilst somebody prepared dinner. We had two relaxing evenings in the sun outside on the terrace/patio, again watching the granddaughter chase a ball around. We felt super-relaxed all week and are already contemplating another stay at Tyn Llwyn either next year or some time in 2021.
The cottage was very comfortable with a well kitted out kitchen with plenty of cutlery and crockery.. Areas that would improve the cottage, all very minor as the cottage was excellent, however:
It would be nice to have towels provided as part of the rental.
Would be nice to have soap in bathroom sinks to wash hands.
More than 2 dishwasher tablets would be nice for a full weeks stay.
The cottage sign (wooden with name in black paint) off the lane is very difficult to see at night and the cottage is completely hidden from roadside.
Courtyard is quite dark, a stronger light between car parking and door would help at night.
Had to send a cheque for the housekeeping bond which I found a little bit antiquated - took me half a day to find my cheque book.. Younger generations probably don’t even own one! As there is no WIFI the cottage could have done with maybe some games, DVD’s for rainy days. And takeaway menus would have been helpful too. But overall the cottage is clean, warm, comfy and has all the usual household facilities plus beautiful views towards both the sea and the mountains (when the suns out)!
Great house for us group of lads that were following a rally.. Could have used WiFi if it was available.
The property is situated in a lovely secluded place and offers a peaceful holiday.. The accommodation itself is clean and spacious with a great kitchen/diner to host everyone in your party. Only downsides; one small fridge to do 8 people for a week was a struggle, and the floorboards in the en suite (as mentioned in other reviews) are so loud, it is tricky not to wake everyone else up! However, overall it was a great place that I would gladly return to and recommend to others.
Idyllic location, walks from Tyn Llwyn were fantastic.. Our dog enjoyed exploring the large garden and the circular stone seated area was great for the teenagers when they wanted time to hang out and text friends( the only place they could get phone connection).
The house was beautiful, it could do with a little more 'love' e.g the floorboards in main bed room and ensuit need fixing as they creak very loudly when walking around, noticed by all particularly in the morning...the master bed was not very stubstanstial and again could benefit from upgrading as could the lounge area carpet and curtains. Not major worries and would not stop us returning.
The kitchen was lovely, well equipped and spacious, the outside gravelled patio area was comfortable and from 9am had full sunshine all day. The views and babbling brook were surreal. Great utility area too.
Harlech only 3.5 miles away and had a Spar supermarket, castle, Chinese take away, Bistro and lovely tea rooms. A beautiful curiosity and gift shop and if you walk to the end of the village down some steps a fantastic pottery shop too. - July 2018 ( 24 degrees all week)
Booking with Sykes was simple and so easy to plan a holiday
This really is a lovely house to get away from it all! We arrived on a cold day & walked in to a very warm house, well furnished & plenty of room for our family of seven. The kitchen is a lovely space to spend time together & there is a cosy lounge to relax in. Upstairs there are 4 bedrooms & with a total of 3 toilets we were well catered for. Despite having 2 teenagers with us the lack of Wi-Fi was not a problem because they enjoyed exploring the river & we spent time playing games, building airfix & even had a pamper night! We were in the area to experience Zipworld but we also went on the Ffestiniog train & visited Harlech & Portmadoc, unfortunately weather wasn't very good so it was nice to have a warm place to return to.
Lovely location & we were very happy with our choice.. Only downside very creeky floor boards. Once someone is up you're all up, not enough to put us off though & we would rent again. The hidden gem was the truly stunning walks just behind the property. Come out, turn right & immediate right, keep going up the hill & you will be rewarded. Also perfect area for beach exploration with some nice restaurants a short car drive.
Booked last minute for a long weekend whilst attending a family wedding in Portmeirion. Cottage is lovely and has everything you would need to enjoy your stay. Good location and close to Portmeirion, Porthmadog etc. Hoping to return next year.
Booked a last minute mid week break in Harlech and stayed in Tyn Llwyn.. The house if tastefully decorated throughout and the location, if you are after some quiet relaxation time, is ideal. No internet = bliss!
The rooms were all clean as were the bathrooms. The kitchen was stocked with everything you'd need for a week long stay and the fact it has dishwasher and washing machine makes life just that little bit easier.
We had 2 minor issues when we first arrived (cot sheet & high chair) but a quick phone call and this was resolved almost immediately.
The location is ideal for walks, visiting the beach (5 mins drive) and we also called at Porthmadog for the Ffestiniog railway, Barmouth, Bala and Port Merion although we didnt go in as Port Merion dont allow dogs! Waking up to sheep grazing outside your door, and a morning stroll picking blackberries on the side of the road, just added to our stay. Sunsets in Harlech are amazing too.
We've already recommended this cottage (house/conversion) to friends and will definitely be returning in the future. A real gem!
The location was wonderful and it was great to have a big family celebration in this pleasant cottage. Our father had a lovely 90th birthday.
This is a lovely cottage to stay in, this was our second visit here. It is in a beautiful location and has plenty of space for everyone, so that grandparents could have space from small children too! There is a lovely field to play in, along with the stream and some spectacular scenery.
The kitchen was amazing and the stream was perfect!

A very pleasant cottage in a quiet private corner of the world. Suitable for groups and families. The cottage is super clean and it is so spacious. You forget all your problems when you wake up and all you hear is the river running by the cottage along with the birds singing different songs. It's just total tranquillity.
The house is beautiful and in a nice quiet area. Very handy to lots of beautiful places in that corner of Wales.
The property was ideally located for all of our needs. Close to the beach at Harlech and also not too far away from other places like Porthmadog and Caernarfon. Loved it all!
Great property in an idyllic location away from the tourist spots and in beautiful countryside. Kitchen was fabulous and well equipped. Log burner in the lounge was lovely. Would recommend to others for a great family get-away.
The cottage was very beautiful and in a superb setting to travel to north and mid Wales. Ideal for our golden retriever as there are many streams which he loved.

We particularly enjoyed the outdoor rustic slate BBQ area in the field belonging to the property - imagine cooking steaks on a slate slab in the middle of nowhere sitting round it on slate 'benches' - fantastic! It made our holiday!
The house was roomy with an excellent kitchen and utility room. Everything worked and I am sure the outside eating area would have been wonderful if we had had the weather to sit out! The heating responded very quickly and warmed the whole house.
The peace and tranquillity with plenty of long walks on your doorstep. The cottage itself was of a high standard and very comfortable.
Spacious, clean and cosy. The kitchen area in particular was great as well as the large utility with washer, dryer etc.
The area around Harlech is absolutely stunning. With having dogs it was important that we were able to integrate activities with them. This we did easily with beaches that were dog friendly. The property is away from the crowd which suited our needs.
The house was clean, light and uncluttered. The stone area outside and the garden furniture made al fresco dining a joy. There were many walks from the door as well as evening strolls down to the nearby mill pond or up the adjacent cul-de-sac. There were some good novels on the book shelves. I recommend Joanne Harris' Gentlemen and Players.
I would recommend this house as a base for a holiday.
The cleanliness of the property was exceptional. Generally very comfortable, lovely and well presented property.
A lovely quiet location in the middle of nowhere. The farmhouse was really nice with good facilities and ideally situated not too far to travel into the mountains or to the beach. We were really impressed with the beaches.

Had a lovely few days in this gorgeous cottage. Snowdon is nearby as are a number of lovely villages. The cottage is clean, spacious, with a great social kitchen for entertaining! Highly recommended.

The cottage was very spacious and in a good location to explore the surrounding area. It was peaceful and away from all the hustle and bustle. There were great views from the hill at the back of the house.
Tyn Llywn is a lovely spacious house in a quiet secluded spot. The house appeared to have been recently redecorated and therefore was a pleasure to spend time there.
The cottage is a lovely, well located rural idyll - which is exactly what we were looking for. The area has lots to do with Harlech and Royal St Davids golf club (very challenging!) close by and Porthmadog/Festiniogg Railway and Portmeirion approx 15 min's drive away. The journey time to Snowdon is about an hour, and we would highly recommend a stop at Beddgelert village and the award winning ice cream shop! The cottage itself is comfortable and very clean. The kitchen area in particular is large and great for family and friends to gather round the table of an evening. The stream at the side of the property was pretty and the sound was lovely. We had a great time and I would recommend this cottage to anyone.
Excellent property set in a beautiful area, perfect for Snowdonia and the coast of Northwest Wales. The property has been well renovated, balancing character of the old building with modern equipment.
Lovely property, everything was of a very high standard. Ideal base to visit places of interest from. Complete privacy, great area for beaches at Barmouth and Llandanwg. If you need a meal treat try 'Plas Restaurant' in the High St, Harlech. Millie, our Westy enjoyed the walks.

The kitchen is large and spacious and there are 4 bedrooms with two bathrooms and a downstairs. toilet
There is a very pleasant stream at side of house which does require attention with young children.
The access to the cottage is not complicated but the drive up the hillis quite steep.

The location of the house was one of the main reasons for booking this holiday. There was plenty of space for our family of seven (5 adults, 2 boys) The setting was beautiful - very peaceful and relaxing and we found plenty to do in the area. Just sitting in the outside area listening to the river running was a pleasure.
The cottage was lovely - a very high standard. it was in a great location. We would definitely recommend.
