Property Description

The Gate Lodge is a charming holiday cottage, in Easter Balgedie, a small hamlet set between the dramatic Lomond Hills and stunning Loch Leven. The nearest town is Kinross, Perth and Edinburgh are in easy reach along the M90, and Fife's beaches and many wonderful golf courses are all close by too.

Guests come back year after year to enjoy The Gate Lodge's homely charm, wonderful location and stunning views.

The cottage sleeps five comfortably. There's one double bedroom, a twin and a single, although the twin can be converted into a double on request and an additional child's bed or cot can be provided too.

There's a well equipped kitchen with a dining table and chairs and a high chair's available for smaller guests. The sitting room has an open fireplace, comfortable sofas and a TV and dvd player. There's also lots of board games and books, and there's even an old piano and guitar for all to use too.

The sunroom is bright and cheerful, ideal for relaxing in and enjoying the amazing Loch views. And the beautiful garden, complete with bbq, garden furniture and a covered patio, is fully enclosed making it safe and easy for those with small children or pets.

As the cottage is all on one level, it makes it easy for elderly guests or very young children, who struggle with stairs.

Pets are also welcome but we respectfully ask that owners keep them off the furniture and do not allow them into the bedrooms.

All prices include electricity, bed linen, towels, and logs and coal in the winter. A welcome pack of coffee, tea, sugar, milk, toilet roll and washing up liquid is also provided.

Smoking is not permitted inside this property but is allowed in the garden.

Fishing Holidays

If you love fishing then staying at the Gate Lodge in Easter Balgedie is a great base for those wanting to fish in central Scotland. Not only is there fishing on Loch Leven but with being so close to the M90 to Perth there's the likes of the River Tay and River Earn very close by too. Spend happy days on the banks and then come home each evening to enjoy the pretty sunroom and cosy log fire. And enjoy a comfortable night's sleep before venturing out again the next day!

Adventure and Activity Holidays

If you're looking for an adventurous and sporty holiday - then choosing to stay at the Gate Lodge is a great choice! There is so much to do on the doorstep - many activities don't even require getting in a car! And even they do, nothing is very far away. There's a famous gliding centre, wonderful walks and cycle routes, beaches and watersports, many golf courses, local tennis clubs, fishing on Loch Leven and in nearby rivers, a dry ski slope in the warmer months and it's not too far to Scotland's ski slopes such as Glenshee, in the winter too!

Golf Holidays

If you love golf then look no further than the Gate Lodge in Easter Balgedie for your next break! There are so many courses to choose from in the area it's hard to know where to start! Bishopshire Golf course is rated as one of the most beautiful small courses in Scotland, with extraordinary views of Loch Leven, and is great for beginners as well as those with more experience. They are also extremely welcoming to guests too. Kinross offers some wonderful courses too and being on the border of Fife, all the famous ones there are within easy reach. There's also the famous ones at Gleneagles and St Andrews which are both less then an hour away, for that extra special round! Play them all and come back home each night to the Gate Lodge to relive each hole and shot, in the sunroom whilst enjoying the sunset or by the open fire.

Pet Friendly Accommodation

We love animals and are very pleased for your pets to come on holiday with you to The Gate Lodge. We would respectfully ask however that all are well behaved and aren't allowed to sit in the furniture and are kept out of the bedrooms. The enclosed garden means it's very safe for them to wander outside and the sunroom makes for a perfect spot for dog baskets! There are also lots of dog friendly walks in the area, many straight from our front door!

Accessible Accommodation

As the Gate Lodge is all on one level, it is very easy for those who struggle getting up and down stairs to come and stay. We do not have any built in assistance for the bathroom etc but it is very manageable for those with moderate accessibility concerns. We had a lovely week staying at the cottage, the view from the living room, kitchen & sun room is stunning & always changing, I don't think I would ever get bored of it. The cottage was warm & cosy, which was one of our concerns with the recent temperature drop & travelling with a baby but it was lovely & warm. We thought the cottage was nicely decorated & well equipped with everything we needed. We visited Loch Leven Larder for lunch & breakfast (can recommend booking a pod) & we walked to Balgeddie toll for dinner. Although may favourite evenings were sitting with a glass of wine in the sun room watching the sun go down. One thing we did find useful was the sheltered area to dry clothes outside & the clothes dryer on the ceiling in the kitchen also the heated towel rail all Made life much easier. We thoroughly enjoyed our stay at the cottage & will hopefully return one day.

We have just finished a two week stay in Gate Lodge Cottage and enjoyed every minute of our stay there! Right from the start, and the welcoming gift of wine and biscuits, the host made sure we had everything we needed to have a comfortable holiday. Thank you! The cottage was very well equipped with everything we needed, and more, to make our holiday perfect. There were games and books for the children and adults, maps, brochures, suggestions, and even a piano and guitar. When the weather allowed, we sat out in the garden, enjoying the fabulous views of Loch Leven and the surrounding countryside. The location was superb, with easy access to the motorway for Edinburgh or Perth, or exploring Fife, Kinross, and Clackmannanshire. I have stayed in several Airbnb accommodations over the last few years and have been very happy with all of them. This was THE best of the lot! I'll be back!

We are just home from a week stay at the Gate Lodge lovely cosy cottage for our family of 5 and our dogs xx lots of lovely places to walk the dogs and in a great position for lots of local days out with the kids. Would love to go back. The night we arrived a lovely bottle of wine and box of chocolate biscuits was waiting for us which was lovely. Just a lovely place to stay,can't really say much more.

We travelled to Kinross to watch the Open Championship at St Andrews. This most magnificent property was so comfortable, peaceful and relaxing after a long day watching golf. The views are stunning, the restaurants close buy are good value and the location is ideal. You simply could not ask for more. This property is close to the A9 so travelling to all sightseeing locations, Gleneagles and close by towns is so effortless. No better time spent in Scotland. Simply loved it!!!

Entering the cottage was warm and cosy, perfect for us as nobody likes to arrive to a cold home! Its a perfect mix of smart and cosy with lots of personal touches. The dark chocolate ginger biscuits went down a treat whilst sat playing cards on our first night together. There is a great array of films, books, games for all to enjoy, as well as a piano...I loved being able to play chopsticks...my boyfriend enjoyed the experience a lot less ;-) The property is well equipped with absolutely everything you might need. Oil salt, ketchup (all the things we forgot on our shopping trip!), coffee and fresh milk. It made staying here so simple. The pin board in the kitchen, and the binder in the living room are chocked full of ideas for things to do and see whilst staying here. We were never bored, and the views were as promised. You can tell the owner truly cares about her cottage, everything is immaculate and we loved our stay. In a nutshell, I almost hoped for rainy weather just to sit indoors by the fire and hide away whilst admiring the beautiful views. We hope to stay again :-)
