Myself and two girlfriends have just spent the weekend here. It was great service from beginning to end including our last night that we decided to spend in the Red Lion pub which is owned by the same people. We enjoyed the live band and the flowing drinks. We walked to a few other great pubs including the Rising Sun where we had an amazing Sunday roast sat by the river. The Barn itself was comfortable but could do with some TLC and a new shower as not powerful at all. Although there was noise from the pub at night it generally stopped by 10.30-11. Coltishall was a lovely place and we enjoyed the hot tub.

The owners were very nice and friendly, the village was beautiful and the pub provided good entertainment and food.. A great relaxing break with the added luxury of gazing at the moon and stars from the warmth of a bubbly hot tub .

The Barn was lovely and the owners were very accommodating with any requests we had.. A bit snug with 6 of us but we liked it like that. Hot tub was perfect and the pub next door was lovely, great food. Highly recommended

Super quirky property with lots of character and despite thin walls was kept lovely and warm, welcoming and cosy.. Lovely Xmas tree addition too. Would have benefitted from a good deep clean and more large towels (less hand size). We had a lovely time, marred only by poor hottub chemical maintenance (we have our own hottub and know this is not difficult!) which meant they insisted on emptying/refilling it after 2 days into our week (it was cloudy when we arrived), which left us without use for over 24hrs (happened to be New Years Eve which was very disappointing as we wanted to use it that evening - with young children we chose a hottub holiday as obviously we cannot go out partying!) and a big issue (would be even worse in summer) is the lack of privacy in the garden and especially the hottub….the hottub is next to the kids play area (which teens love in the dark!) and the whole property can be viewed over the pub garden and carpark fences - need MUCH higher fences - Not good when dressed, let alone in swimwear!!! Enjoyed our stay but unlikely to return.

It was brilliant! We had such a lovely relaxing time. The Barn is so cosy and homely feeling and spotlessly clean. The beds are comfortable, the sofas are comfortable... there really isn't anything we didn't like about this place. The hot tub was amazing... huge! Having the pub right next door was handy and food was delicious. Definitely a 10/10 for us and we will definitely return!

The TV and digi-box where both difficult to operate which was a shame but apart from that, every thing else was good, as expected jacuzzi was an excellent touch and nice location next door to red lion that served good food all day long..

Lovely hosts, lovely cottage.. My kids and I loved relaxing in the hot tub after a long day. Handy little shops a 5 minute walk away. One night we had handmade pizzas from the pubs outdoor pizza oven, the kids got to decorate their pizza box and after we listened to the live band whilst in the hot tub. It was perfect. We would definitely come back.

The location was absolutely perfect, Coltishall is a lovely village and not spoilt with too many tourists.. The barn was exactly how we imagined after reading other reviews, we agree totally that the barn needs some TLC and not having any wardrobes is very strange in deed, We used the mezzanine bedroom as a walk in wardrobe which was fine for the 2 of us, not sure how 4 adults would find it though. It was clean and well equipped. The owners were great and really helpful with advice on the area etc. Walking distance to the two pubs on the river and the recruiting sergeant pub which has fantastic food. The Thai food at the Red Lion was very good as was the Sunday band in the beer garden. The area has great walks, cycle routes and much more, would highly recommend if you don’t want to be in the thick of a tourist hotspot.

It was quite a surprise not to find a wardrobe in the Barn.. However the owners very quickly supplied us with a hanging rail. Maybe this is something that they might want to consider in the future.

There was no privacy in the hot tub the fence could of been higher as it is right next to the pub beer garden.. When we got in there was no one there, but when we got out there were about 12 people looking at us. It did put us off using it.

I thought the barn was very nice, set in the lovely village of Coltishall.. I only met Harriot Getley (Harriot and Brian Getley are the owners, and run the adjoining Red Lion Pub) who was very nice. The barn could do with a little tlc in places, could be lighter and better soundproofed, but some may say that these points added to the charm of the barn. There is a lovely small enclosed garden and patio, and a VERY NICE hot tub, that we certainly made use off. We had the odd visit of the friendly neighbourhood cat, who also was very nice. The barn is well positioned for visiting local attractions, we went to Wroxham barns, which was very nice, well worth a visit if you had young children with you, although we didn't, but was still worth gong too, Norwich and Wroxham twice. We had a lovely hour and a half cruise on the Norfolk Broads which was both enjoyable and informative. Had fish and chips twice in Wroxham from, I think it was called, Grays Fish and Chip shop, that were the best I had eaten in a long while. All in all, a very nice few days, and I would not hesitate to return another time.

Loved the accommodation, it had a perfect location in a beautiful village with lots of amenities.. The owners were lovely and very welcoming when we visited them in the pub next door and were very accommodating when we ordered a take away thai meal. We will definitely be back :-)

The Barn is as beautiful as it looks in the pictures! We thoroughly enjoyed our weekend stay, peaceful surroundings and a really well equipped home away from home. Good communication from the owners regarding arrival. The Barn was lovely and warm when we arrived late in the evening and the hot tub was ready to use that night! The beds are comfy and there’s plenty of towels provided. Even the neighbourhood cat is friendly, although you need to be careful he doesn’t sneak into the premises which he’s pretty good at doing!! My only bad point is the shower could do with being replaced as the pressure is rather low. Other than that I couldn’t have been happier with my booking! We would definitely consider returning to this location to explore the area more! A* from me!

Booked for a hen weekend and were blown away with the size of the cottage, the photos just don’t do it justice! The five of us slept very comfortably and we had loads of room, even with everything we had managed to bring with us! We arrived late on Friday evening and were thrilled to discover that the heating had been switched on for us, as was the hot tub which was definitely one of the highlights. The location was perfect and made for a beautiful morning stroll through the village. The kitchen was well equipped and included a dishwasher. The bathroom was nice and clean as well. We also had WiFi which was handy as we did struggle to get signal on our mobiles. We had the most fantastic time and are already planning a return trip!

Nice barn conversion with lovely hot tub in enclosed, private garden.Next door to the Red Lion Pub which is run by the owners of the barn.We were made to feel very welcome and the pub served some lovely food.Conveniently situated near to Wroxham the broads and the lovely Norfolk coast. The barn could do with a little tlc in places and although the description says can sleep 6 people, it would be a squash and there would be no privacy for whoever was sleeping in the galleried bedroom.

The barn itself is lovely, spacious and very comfortable. The owners who also own the pub next door are very friendly and helpful. They even gave us suggestions of the best places to go etc. And put the bins out too. The pub (and test of the village is really friendly and welcoming. Just a great place to stay. Over too soon

I recently visited the Barn with my 2 young children and parents. I found the barn very homely, clean and perferctly located to suite all our needs for the weekend, We ate lovely Thai food from the pub located next to the barn on the Friday and enjoyed a few relaxing beers on the Sat. The noise from the pub was minimal especially as the rugby had been on and we heard nearly nothing from the barn. The owners of the barn (and pub) were very friendly and helpful as were the staff and locals to the area. For day trips for the kids and parents, we were never really more than 30 min from where we needed to be. I would highly recommend the barn and plan to visit again myself some time ion the future.
