The Annexe Self-Catering

Holiday home
Situated in the grounds of Eastfield Hall, lies this lovely detached stone-built cottage, just two miles inland from Northumberland's Heritage Coast and the pretty town of Warkworth. Formerly a grand Victorian country house from around 1855, the grounds at Eastfield Hall are now home to a handful of luxury Scandinavian-style lodges, in additionto this delightful property. Views from the property are of open countryside, rolling hills and the sea. With a great deal to see and do in the area, this will make a great base for anyone looking to explore Northumberland.

Area
Situated on a bend at the banks of the looping River Coquet, the picturesque village of Warkworth is dominated by the ruins of its twelfth century castle. A great location from which to enjoy Northumberland's Heritage Coast, this wonderful village is full of historical intrigue as the ancestral home to the Percy family - Henry Percy being the lover of a young Anne Boleyn, Henry VIII's second wife. Another Percy residence can be seen nearby in the form of Alnwick Castle, most famous now for its part as Hogwarts School in the Harry Potter films. Full of Georgian and early Victorian houses, Alnwick boasts a host of architecturally interesting buildings and is home to an exceptional range of galleries, antique shops, a village shop-cum-post office, pubs, restaurants and gift shops.

Region
Northumberland is a heady combination of fishing villages, market towns, sandy beaches, magnificent castles and historic Hadrian's Wall, tied together by beautiful countryside and abundant wildlife.

The house was as described but the bathroom needs attention.. The bath and shower is not satisfactory and difficult to get in and out of. Significant air hammer in the pipe work.

August 2020
The location is super for exploring the area.. The beds are exceedingly comfortable. Lots of seating and lovely garden for sunny days. Well equipped kitchen but some casseroles and mixing bowls would be useful. The lack of a shower was our biggest problem. The hot water is very noisy due to air in the pipes. The washer dryer would not dry and kept stopping after 5 minutes. However we appreciated the peace and tranquillity of this area well away from the busy touristy places.

This is a lovely cottage convenient for every where.. It just needs a bit of attention, a lot of the double glazing have broken down and needs replacing, a shower curtain would be good, it needs a soft sweeping brush to sweep the kitchen and pouch floors and some basins would be helpful and a bread bin. But all in all it is a very comfortable cottage I would definitely go again.

The Annexe has been furnished and fitted to a high standard which is refreshing to see in a dog-friendly property.. It is probably worth mentioning that the stairs are open and wooden which in combination terrified our dog. There is no shower, just a handheld shower head from the bath mixer tap, again no problem but worth knowing. I can’t remember how long it’s been since I had a bath! The owners have noted previous critiques and the cottage was superbly clean and tea towels are now provided. Nets or other screening would have been welcome to prevent the see and be seen from next door through the windows in the kitchen and landing (views into the bathroom!). And lastly we would have loved even a pint of milk to have been provided on arrival please so we could have had a much needed cuppa after a 7 hour drive before exploring local facilities. The property fulfilled our expectations and was a great base for exploring - the conservatory entrance a much appreciated ante-room for boots and macs and for making sure muttley was house-ready after long walks. Others have criticised superficial things but having run my own self-catering accommodation for 10 years I know just how hard it is to keep everything absolutely perfect. If it was we would be paying twice the price. Thank you.

Enjoyed our stay plenty to do beaches beautiful.. Was disappointed no complimentary when we arrived, quite a few bulbs was out and the kitchen could of been a lot cleaner

Generally - we had a great week, there were only two minor things; the hoover was stink of stale dog when first tried to use it (didn't use it anymore), and when filling the bath, the pipes vibrated like crazy in the floor and walls! However, a nice place for a week's holiday to explore the coastal area. Lots of space both inside and out. We realized that there are pets allowed into the property (we didn't have any) so smells of dog is to be expected of course.

The cottage was generally very nice , no major problems .. The hot water sysyem was rather loud and very hot and the chess set could have done with pieces that were of different colours so you could tell which was your piece. However, having said that these are seriously tiny niggles and about the only negatives I can conjour up. The house was lovely and quite good value compared to others we saw in the area which were smaller and more expensive , So generally a very good experience

As with previous reviews.. / The location and the general facilities of the cottage were fine. The cottage was let down mainly by the level of cleanliness. We had to contact the owner who arranged for some additional cleaning. The bed was very creaky and due to the fact it was difficult to close doors you had to be very careful with the bathroom/ toilet door as if it was opened the neighbours could see directly into the toilet from a low window in the landing. This clearly requires some form of window covering. The conservatory is a very good feature, but unfortunately you cannot actually see out of the windows due to the condensation within the failed double glazing. In addition with most cottages nowadays it would benefit from Wi-Fi. Minor issues that could easily have been rectified as most have been identified previously. My wife actually works as a domestic within the NHS and spent some time cleaning even after the additional cleaning organised by the owner. Safe to say whoever rents next will find it in a cleaner condition.

Whilst the cottage was on the surface reasonably clean there were considerable cobwebs etc in various rooms.. Maintenance would appear to be quite lax - several light bulbs were out and no replacements available - beds were extremely "squeaky" requiring mounting screws tightening - there was even one single bed that had not been assembled properly! Most doors although could be closed and secured by a strong hand however the ladies found them almost impossible to close - this was especially so with the bathroom door and the bedroom doors! I believe this was due to poor "hinge" adjustment and distortion! There was a lovely dishwasher provided however no tablets for use in it - if this had been notified then tablets could have been brought with us! The conservatory smelt extremely damp - needs either a heater to be left on low or a humidifier fitted! There is a lovely tiled area around/above the bath and a shower head provided however no shower curtain or screen fitted - really needs to be addressed. The toilet seat was loose and hanging off - needs to be removed and tightened before refitting - unfortunately we had no tools with us so had to suffer the consequences!! It is without doubt a lovely cottage with lots of potential but let down by the poor maintenance and attention to detail.

Very good for the price for a week.. Plenty of space and large garden for the dog. Great location and very quiet. Plenty of pots and pans to use. However, we were very disappointed that the toilet seat was broken, no curtains in the kitchen or the little window on the landing. This caused the neighbours to see directly into the bathroom and the kitchen. Also, when running the hot water a horrendous loud sound is made from the boiler for about 2 minutes Would benefit with having WiFi as the 4G signal was very poor. We should have checked prior to booking, however you expect most places to supply WiFi.

Lovely and quiet.. Ideally placed for getting around.

September 2018
The cottage we stayed in was nice.. It needed a clean as there was dead flies on window seal all over the house. You couldn't flush the toilet properly. Also it had a handheld shower over the bath but the water didn't come out if you tried to shower with it. The views was nice but house could of been cleaner
Mrs Nersessian
August 2018
Double glazing failed in some windows.. Spacious property with potential to be lovely. Would recommend that a shower be fitted and proper wardrobes supplied. Flimsy hanging rail was broken in twin room. More teaspoons needed. Property manager was very helpful as lived next door.

Lovely cottage, well stocked kitchen utensils, nicely furnished and nice very quiet location.. Main drawback was lack of shower (just a hand held shower head over bath).
Mr Hodges
June 2018
The owner needs to improve the glazing in the conservatory it lets down the rest of the property.. All large glazed units have failed and are misted up.
Mrs Chapman
May 2018
Beautiful building and great location but the house comfort was rather kept to a minimum: economy 7 not enough for showers in the morning.. Kitchen was lacking essentials we had received in other rented accommodation (dishwasher tablets, cling film, foil, etc.) and there was only 1 tea spoon and 4 little ice cream spoons, only 1 frying pan, etc. All very clean though and as good as described.
Mr James
May 2018
Essentially a really good place to stay however there a few points of irritation which could be addressed.. The directions gave a wrong postcode and Station Road was not marked,it would be better to direct people to the road for Shibottle. We found the shower difficult to use and set off what seems to be a very sensitive fire alarm when only toast being made, closing the kitchen door solved this however. So far as kitchen provision is concerned it would be good to have egg cups,a coffee pot,a salad spinner and a bread bin. Otherwise a very comfortable place, well furnished, very comfy beds, good garden, great for the welcome boules! The conservatory was also a welcome feature. Don,t know how some previous people could criticise the quality of the accommodation, unless it has been greatly improved since their stay. Our comments are quite modest really and do not affect our generals satisfaction.

A delightful week spent in this holiday home.. It was extremely cosy considering the time of year, very clean and comfortable - a home from home. The location was peaceful and ideal for exploring both the Northumberland countryside and coastline.
Mrs Brind-walker
March 2018
Lovely clean, comfortable, well equipped cottage.. The bed was really comfy. A dinning table has now been added in the main room, which was much better than using the conservatory, as at this time of year it was quite cold in there. Additional electric heaters are provided, so the main rooms were all warm. Very peaceful location. We had a lovely holiday and would book the cottage again. Thank you.
Mrs Lowrie
February 2018
Only in cottage until Tuesday because of snow.. The cottage itself was lovely and clean however compared to other cottages it was lacking in a few things. Don't think its a cottage for the winter because although it may be warm enough during the day when you are out and about it is cold in the evening so anyone going in the winter should take a hot water bottle .
Mrs Lowrie, February 2018

October 2016
Very comfortable cottage, great location for exploring the Northumberland coastline.. Wooden stairs were a little bit of a challenge for my 83 year old Mother. Some difficulty in trying to open conservatory door to get into property - think that the yale lock needs looking at, otherwise an extremely pleasant couple of days away. Thank you

After our recent visit to The Annexe, my husband and I were left feeling very disappointed for numerous reasons. Although in the photographs the building and its surroundings look very well presented, we found this was not the case at all. There were lots of failed window units, causing condensation and consequently limiting our view. The grass at the front had not been cut and was probably about 8-12 inches long. To say it was a 'pet friendly' rental, there were numerous gaps around the hedging and the gate was propped open with a brick. We discovered there was an air lock in the hot water system which created very loud banging noises, causing distress to the dog - not very pet friendly! We didn't feel there was enough bedding, there was only one pillow per person and the spare pillows were stained. The oven was filthy dirty which caused the smoke alarm to go off. We found the stairs to be rather dangerous, wooden stairs which were very slippery. Lastly, we were disappointed with the 'shower'. It wasn't attached to the wall, only a shower which comes from the bath taps - as an elderly couple we found this very difficult to shower. Overall we were very disappointed with the cottage as a whole, which could have had so much potential.

Although classed as high quality, I was disappointed with The Annexe for various reasons. The oven was filthy, the fridge door was broken, the mugs were all dirty & had to be washed before we could use them. The smoke alarm just outside the kitchen door was so sensitive, if I boiled the kettle it went off. I had to keep the kitchen door shut & dash in & out! The toilet roll holder in the bathroom was broken & had to be held whilst taking off paper to prevent it coming off the wall! The inside of The Annexe looked tired & in need of a bit of TLC! This opinion was not just mine but the previous occupant who had left a note! Obviously no one had read the note! The location of The Annexe is brilliant but I will not be staying there again. I sent an email to the owners...surprisingly, no reply!

The situation was peaceful and quiet. The living room was cosy and the settees comfortable. The kitchen was well stocked and a pleasure to work in. There was plenty of reading matter, maps and guide books. A large ordnance survey map for that particular area would have been useful as there were others for further afield. The conservatory was a useful place to dry wet coats and shoes.

The property was decorated and furnished to a very high standard.. I stay in holiday rentals several times a year - both with and without my dogs. Dog owners frequently have to put up with sub-standard accommodation but not in this case. For once we enjoyed really comfortable surroundings AND the pleasure of our dogs' company - a true home from home.

The Annexe at Eastfield Hall is a delight, but not without its drawbacks- at first we wondered whether we had made a mistake as, having left two or three messages on theowners ( two)n mobile phone numbers provided by the booking agency, which appeared to be ignored, we eventually managed to contact the owners after a few days. However they were extremely polite if a little vague about the cottage's faciliites - (eg not sure if there was a shaver point in the bathroom!) This is 2 bedroom stone built cottage with walls a foot thick, so the night store heating keeps it toasty warm. So warm in fact that we had to turn the bedroom heater off! First impressions are a spacious lounge with a couple of comfy sofas and chair, tv/dvd player, cd player etc. Lots of books, fiction and otherwise, and useful information/maps about the area and even a chess set! Childrens games are also available so all ages are catered for. The carpets throughout the cottage looked a little tired but I suppose as this property accepts animals, this is to be expected. However the rest of the place was spotless. The conservatory doubles as a dining area easily seating four people and on a cold October morning, we found that by opening the lounge door and turning on the electric heater whilst preparing breakfast, it soon became a bearable temperature. The Kitchen is also spacious and well equipped - cooker, fridger (small freezer compartment only), microwave, espresso/filter coffee maker, loads of crockery and utensils - only thing missing (according to the visitor book) which some people would miss is a washing machine but this isnt really necessary for a short break - there is also a launderette in nearby Amble if needed. The bedrooms were accessed by wooden stairs - beware if wearing socks instead of slippers these can be extremely slippery. One double and one twinroom - both a good size although the double bed was not the most comfortable and extremely squeaky - could be embarrassing but had a beautiful snuggley duvet! A reasonable amount of storage space in drawers and cupboards and hanging space in some wardrobes made out of cloth. Bathroom - again spacious, lots of hot water but comments continually in the visitors book seem to go unheeded. Wonky loo seat and no shower were the ongoing theme - we couldn't understand this as both are easily fixed - even a rubber push on mixer/shower head would solve this, but at least a jug was provided for hair washing; My only reservations about this cottage were - lots of light bulbs not working - particularly dangerous one over the stairs. We managed to find a couple and change them but not all. Also slightly annoying was the haphazard way things seemed to be stored. In the bathroom the bathroom cabinet held kiddies bathtime toys and old/empty hand soap dispensers so we had to leave all out stuff out on the top, not able to put it away. We found an iron the bedside cabinet upstairs(?) but the hairdryer downstairs in a lounge drawer unit. Instruction booklets, instead of being stored in one place altogether (I was looking for the expresso machine instructions) were found in various places around the kitchen/lounge. Also bits and pieced thrown into drawer units that you may need - it was all a bit hit and miss. An ongoing theme in the visitor book was the situation with the bins - generaly not being put out when they should have been, and a bit more info as to what goes into which bin (there were two to choose from, we have three in our county!) might have helped. The cottage was a bit of a way from the main town and not, in our opinion, a particularly safe walk at night as it was about 2 dark miles but you could see the sea from the bedroom window (just) and conservatory. Garden was tidy and a free standing dryer for washing was available which would be used in or out. All in all we enjoyed out stay here, and it was lovely to come back in the evenings after a busy day out - there is LOTS to do within a 2mile/easy drive radius - to this warm, cosy, comfortable nest. A box of local toffees left for our enjoyment was appreciated. The town of Warkworth has a little village shop which was good for the basics (milk, bread and wine!) and there are several good eateries in the town. We would recommend the Masons Arms which did a very good steak night and also take away fish and chips which were scrummy We would definitely come back to this part of the world again, and we wouldn't rule out staying at the Annexe, thank you owners.

Pleasantly furnished and convenient cottage but cluttered with objects which may be useful to a family but were not for us - including what we assumed was food left over by previous tenants eg tins, coffee, tea etc. Breakfasting in the conservatory was enjoyable but to repeat myself, we felt rather "om show". There was no shower which was a bit of a loss but, to be fair, none was shown on the advertisement. We knew the area and found the cottage very convenient to the attractions of the coast and Morpeth (a town we particularly like).

Lovely property and location with the sea over the fields and town in the distance. All the things you could need in a holiday home and more. The property needed a good hoover when we arrived so we telephoned and this was done while we were out. It wasn't spotless but it was better. The conservatory was also not used by us as it seemed a bit damp. However the positives definitely outweighed the negatives. If you have kids plenty of toys and a great big garden to kick a ball around in too. Loads of books and brochures when we got there including walks. Neighbours nearby but we didn't really see or hear anybody.
