The house sleeps twelve people in six bedrooms, four doubles, one twin and one single with a truckle bed, with four bathrooms, two of which are en suites. The living space is extensive with elegant and spacious rooms, including a drawing room, sitting room, formal dining room, bar and snug. Outside the house, looks over its enclosed sloping garden with table/chairs, and barbecue, and there's a large terrace with plenty of space for loungers. Lovely holiday with family ranging from 12 months old to 77 years young and each and everyone of us enjoyed our stay. The children made full use of the swimming pool and games room. Enough room for anyone to escape if they wanted to. Everything needed in the kitchen was at hand. Will certainly return for our next family celebration!

This holiday was to celebrate our brother's 70th Birthday we were a party of 11 no children.. We were greeted by Charlie (caretaker) and he explain the things which we should know about. On Sunday lunch time the dim-ma switch went on the chandelier over the dinning table, we rang Charlie and within 5 minutes arrived and after that he had an electrician with us straight away. The pool was good for us all and we all had a fantastic week. Everything was 1st glass and we could not have wished for more. The only thing was we had to sort out who had what bedroom, so we numbered the doors and pulled the numbers from the hat, but all bedrooms were great any way. The week went by so quickly and before we knew it was time to pack and leave,, Charlie came down on the morning we were leaving which we thought was nice, as some places we have been we have not had any contact we have let ourself's in and out.

What a stunning house, with superb facilities and my only comment would be for shorter people like myself, some of the kitchen cupboards are a little high up and the settees are rather long from knee to bottom.. I am being very picky here because it is such a beautiful house in lovely surroundings and Charlie the caretaker is so helpful.

It did not exceed expectations as these were already very high because of the lovely photos in the brochure and on the website.. The facilities were brilliant with the superb indoor pool and the splendid games room. The ground floor rooms were spacious and very pleasant and everything you might ever need was provided in the house/ The only slight criticismwa we had was that some of the beds could have been larger. All on all we had a great holiday, much enjoyed by three generations of the Chadd family

This property is outstanding, set in a beautiful part of the world, with beautiful views of the river Dart and fabulous wild life.. My family and I spent a lovely week here in July, making good use of the pool and the games room on a daily basis. Our party consisted of 10 adults and there was plenty of room to loose each other or just to take time out for yourself. The property was clean, tidy and had everything we needed. This property exceeded expectations and we hope to return in the future.

The house itself was very interesting & user friendly.. The swimming pool & gamesroom were the centre of activity for the children and the different rooms all allowed us to spread ourselves out at times. It was very well equipped, with plenty of cutlery & crockery for all occasions. The views from the terrace were brilliant - enough reason to come back by itself. Charlie the caretaker, was enormously helpful, from replacing a worn tumble dryer to transporting kayaks to the shore.

Booking was easy and quick.. Key collection details arrived shortly after booking. Fantastic facilities in the house, never a dull moment or as relaxing as you would ever want. Games room and pool are amazing! Breakfast area/Kitchen, Snug, Drawing room, Games room, Sitting room and two outside patios mean plenty of room for quiet time or big enough space for everyone in one place. Close Paignton and Kingswear/Dartmouth, easy access to Exeter. A short walk through the grounds to the Dart River, where it is possible to explore the foreshore and watch the wonderful wildlife. Towels and linen provided, but so were many other basics which self caterers often have to bring themselves. The Caretaker (Charlie) is very helpful, has great local knowledge and is one of the "cottage's" biggest assets.

Pictures do not do this holiday home justice! House was fabulous just what our family needed, enough space and plenty of things to do. View are fabulous, pool was very warm which made swimming more enjoyable for all. Shame we only stayed here for one week!

Charlie the caretaker was very helpful, the website said there were 2 twin bedded rooms which we needed but there was only one but with Charlie’s help and the mattress from the day bed in the annex and extra single bedding we made up a bed on the floor which pleased my grandson so not a major problem but the website needs to be kept up to date, that aside we had a great holiday the house is beautiful the pool, the views, lots of wonderful rooms for everyone well equipped kitchen,we even had a barbecue and the weather stayed good enough to all eat outside.. A great place hope to be back.

What a fabulous house for a few friends who wanted excellent surroundings and a big house for our own space. Lots of room, the pool was fantastic, our daughter loved it, the games room was fun. Plenty of kitchen bits for you to cook for many and enjoy a buck's fizz breakfast! Fantastic views and walks and so close to lots of towns and things to do. Love this place so highly recommend x

Christmas holiday for 10 adults, 3 children and 2 hounds. The self contained suite at lower ground was perfect for the couple with the 2 hounds with its' door direct to the outside areas.The extra kitchen down there was very useful, and used mainly as a vegan cooking area. The pool is exceptional, especially for a quiet float after dark to stargaze through the glass roof. The spiral staircase from the main bedroom down to the pool would be useful to some, although we kept access locked off to avoid any inquisitive little monsters going exploring. The various sitting rooms made it easy to find a quiet space. All of the bedrooms are spacious and well equipped. The range and the additional hobs and oven made it easy to cook a full traditional Christmas Feast. The overall space is very generous, and even with an additional 6 guests for a day visit there was still room to spare. The local caretaking staff were extremely helpful, nothing seeming too much trouble. With more than 15 years of experience renting holiday houses of all sizes, our party were all agreed that this was probably the best. We even tried to book it again for the next Christmas whilst we were there, but it was already taken. Thoroughly recommended for any time of year.

We have just come back from a family holiday at this house. It is certainly very impressive. Facilities extremely good although the furnishing is beginning to show signs of wear and tear. Swimming pool is fantastic and is regularly maintained, but the flagstones are very slippery when wet, so take extreme care. Otherwise there is all you could want at this house to keep everyone amused, from the pool to the snooker table and table tennis table to jigsaws, dvd's books, games, cards and children's toys, so even if it rains outside there is still plenty to do. The gardens are lovely and again well maintained. There is no real mobile signal but I believe this is a problem in various parts of Devon, however there is wi-fi, and you don't really want to use them do you - after all you are on holiday to get away :) A car is essential if you stay at this property but there is plenty of parking.

We were all thrilled with the accommodation and facilities which this beautiful house offered us. The bedrooms were lovely, the bathrooms good and the living rooms comfortable and beautifully furnished. The kitchen was well equipped with loads of china, cutlery and cooking utensils etc. The gardens and views were glorious and the terrace made the most of them. The crowning glory for me was the warm indoor swimming pool. We used it every day, sometimes twice. The best experience for some of us was lying in the dark pool on a starry night and feeling you were floating in space - magic! We would also recommend reading the visitors book for some hilarious contributions by former guests, priceless!

We have just had a great time - wonderful views, peaceful, but close to amenities in Stoke Gabriel (2 miles), Totnes (5 miles). Paignton (3 miles), such as shops, places of interest and water sports etc. The house had a great pool (indoor and well heated), and terracing overlooking the estuary. The house was so well equipped, with an aga, separate oven and hob and a second kitchen. There was a great TV room and a peaceful lounge as well as a comfortable breakfast room attached to the spacious kitchen - so lots of places to gather together or chill in small groups. The main bedroom suite was spectacular - all the other rooms were also well equipped, although the doubles would apparently have benefited from at least a topper on the mattress or maybe upgrading to a newer king size. For that reason, it would currently suit a group with children more than 5 or 6 couples who would be fighting over who got the twin rooms!! Both kitchens had loads of equipment and generally the house had been thoughtfully set up with all kinds of great touches (first aid kits, pool towels, barbeque equipment etc There was plenty of provision for babies and small children -with cots, high chairs and even one room with child-friendly decor.
