Just one mile from Roche is this charming cottage which has been superbly renovated from a nineteenth century china clay drying kiln. This grade two-listed property is one of five holiday homes in the building – all of which are peppered with subtle reminders of the construction's ‘china clay' heritage. With swings for visiting children, this idyllic setting is also set on the banks of a small stream, which runs by the back door. With so much to do in the local area, everyone is bound to find something they enjoy. Whether you're coming with family, or friends, Riverside makes a great base for people looking to explore Cornwall.

The little village of Roche is only six miles from Bodmin and easily accessible by the A30, making it a fantastic holiday location for anyone looking to explore the wider area of Cornwall. With its selection of shops and pubs, this quaint settlement is primarily involved in agriculture leaving a picturesque patchwork of lush, gently undulating fields. Just a thirty minute drive away is the ruggedly beautiful north Cornish coast, with rocky caves, high cliffs and excellent surfing beaches. Newquay, with its new Fistral Beach surf centre, is also nearby, along with the fishing village of Padstow. With its narrow, winding streets, charming harbour and renowned restaurants, this small town certainly merits a visit. The spectacular Eden project is also close by, with biomes full of tropical plants.

Cornwall's visitors are constantly tempted back to the beautiful coastline, tiny fishing villages, hidden coves and the world-class surfing. Whatever the reason, Cornwall has long cemented its place as one of Britain's premier holiday destinations.

We would just like to say that Carbis Warf was an excellent location for our holiday.. We managed to visit St Michael 's Mount , Bodmin Jail , Cornwall Gold and Tolgus Mine also we visited St Austell Brewery, Healey's Cornish Cider Farm all worth a visit, and the added bonus was being able to watch some of the filming of the next series of Poldark at Charlestown.A very enjoyable break and look forward coming back hopefully in 2019,

The cottage was really clean and modern and had all the facilities we needed for our holiday.. It was also in a quiet location but not too far away from local amenities such as the local shops and pubs in the village or Roache. The owner was really friendly and nice and made us feel very welcome. We would definitely stay here again.

Property very clean, spacious and well maintained.. Because the bedrooms had roof windows, it was impossible to get rid of the heat, and we had to try and sleep in 29 degrees centigrade.

A good central location to enable you to explore a number of places of interest in Cornwall. Quiet cottage location. Good value for money and to a high standard for the price, it was more than what we expected; beds very comfortable and ample room in all rooms. Liked the downstairs lounge and open style of the patio doors. We were a party of six and everyone agreed that this cottage was well above the standard we expect from the price. Everything you needed was present including items that you would not have thought of being supplied. Big thanks to the owner.

Really enjoyed the locale and home itself. Very appropriate to use as base for travelling and exploring. Heating and TV were a challenge (not being a resident of England but help was available. Only detrimental thing was amount of hot water, hubby had a cool shower the first day. Oh! and putting the wet mop in one of the closets began to smell musty

The location for travel around Cornwall was perfect and the way the owners had incorporated the clay houses and industrial area into a holiday location was fantastic. So quiet, peaceful and natural. The property was exceptionally clean and well equipped however the owners were at hand should you need them but melt into the background if you don't allowing you freedom to enjoy the lovely setting etc.

Interesting setting as it is a former clay dry. It is also nice and quiet. Very large lounge leading to some decking downstairs. It is very close to the Eden project and is a very good base for exploring Cornwall.

The photograph of this property is misleading as it is a row of 7 units not one as we had thought. The patios have since been devided by fences for pivacy and this combined with a hedge which must have grown since the photo was taken greatly restricts the light in the living room. On the upper level all three bedrooms had low ceilings and the only windows were the velox type making the rooms uncomfortably claustrophobic. The kitchen was the brightest room with a velox window and glazed door but the view was of the car park. The building was originally a clay drying kiln and is grade 2 listed so I appreciate that conversion to holiday lets was restricted. To be fair the unit was clean and well equipped, the only item I missed was a hair dryer. The beds were comfortable. We cut short our stay and came home early, a decision that was not taken likely as we had travelled over 440 miles to get there.

The welcome we received from the owner was so warm even at 7.30 at night with very little warning. The property was a dream. Could have slept 6 comfortably! With an industrial history all around you, this perfect setting is a must. Book early as it will be snapped up quickly.

All our family had a great time spent down South. Accommodation was ideal for all of us and also for different times of the day. We had everything available to us in the kitchen and living room was very cosy and spacious. It was a great location for visiting places of interest and also quite. I would come back again to the same cottage and recommend it to friends as well.

The accommodation was amazing - we all had a great time . It was a very relaxing place to live for a week and we didn't want to leave this lovely place. The cottage was beautifully appointed and very well equipped - my boys aged 10 and 12 had a great time exploring outside and it was safe for them to do so. There was a play area which they had fun on too! Very handy location for exploring Cornwall yet in the middle of the country - PERFECT!!!
