There are two double bedrooms (one with an en-suite shower room), a twin bedroom, a single bedroom, a bathroom, a ground floor shower room, a kitchen with dining area and a sitting room with a gas fire. Outside there is roadside parking and an enclosed garden with a terraced lawn, decking and furniture. Avondale is a wonderful base for your relaxing holiday. Area Borth-y-Gest, nestled by the water close to the Llyn Peninsula, is a quaint seaside village with tearoom and restaurant. The are many walks on offer from the village, and the Snowdonia National Park is just a short drive away. Visit Porthmadog, Anglesey, Black Rock Sands and Portmeirion.
Region Famous for its choirs, stunning mountain ranges and beautiful valleys, this wonderful country has something for everyone. From Snowdonia in North Wales to the Brecon Beacons and the Pembrokeshire Coast in the South.

The house is lovely and well located for exploring this part of Wales within walking distance of Porthmadog.. I would highly recommend Dylans restaurant in Cricceith for a lovely meal. On street parking was good for us during our week stay but during peak holiday times may be na issue due to visiitors and therefore not able to park outside property.

You or your owners do not check or inventory things were not working ,broken or missing.. How if the property sleeps 7 + you could cook a proper meal with the lack of equipment we struggled to do xmas dinner for two. This house lacks a host who has any pride in their product. Or you don't care what type of owners you take onto your books.

We were completely satisfied with the property: there was some thoughtful detail and it was clean.. A few more drinking glasses would not have been amiss, however, but I am sure that will be put right. The house is in a great location and we hardly had to move the car as some good walks, beach and Porthmadog, Portmeirion and Railway Station were all accessible.

Accommodation is tired, and some furnishings,particularly carpets and lounge furniture is dirty and worn. When we arrived the house was freezing and we had to clean the bathrooms as little hairs around the sinks.
The house is spacious and well equipped and welcome pack and fresh flowers there. I couldn’t recommend due the dirty old carpets and lounge being so tired. The location is great though.

The house whilst in a great location was freezing when we arrived and therefore didn’t feel welcoming.. We also had to clean the bathroom sinks due to small hairs around them. The carpets and lounge furniture are tired and old, but are clear to see in pictures.
The facilities are good in the property and a welcome pack was there.
We feel the place is in need of some TLC. It falls short of a standard we expect from Sykes; a company we have trusted and used many times before.

The house was clean and comfortable with plenty of pots, pans, cutlery etc.. All promised facilities were there and we were comfortable and really enjoyed staying in the house. It is very convenient for exploring Snowdonia and the coast. The only small thing to note is that as there is only street parking and as the street is narrow owners of large vehicles might find it difficult. We were also concerned not to get in the way of our neighbours. However we had no problems parking and I hope did not inconvenience others.

A wonderful location, with absolutely stunning views - we weren't expecting such a view and it took our breath away.. People should be advised to take their binoculars! :-)
A lovely spacious house with everything we needed. The only recommendation we have would be to have a few more instructions for practical things like what to do on bin day, where the fuse box is etc. (one of the lights tripped and and we had to hunt around in the dark for it!).
Young families might be interested to know there's a playground just up the hill behind the street too.

We enjoyed the holiday very much, in spite of disappointing weather! The cottage was well equipped for a family of 7 people.
2 things we'd like to see improved for another visit:-
1. The green rubbish bin at the back of the cottage was practically full when we arrived, leaving almost no space for our own household waste.
2. The oven has unusual, non-standard symbols, which caused us difficulty at first. We should like to see a simple guide to these for guests.
