Holiday home
Set less than five minutes' walk from the centre of Llangollen. This spacious, modern detached house is an ideal base for enjoying this pretty town and beautiful area. Five bedrooms offer accommodation for up to ten people, with some bedrooms enjoying en-suite facilities, televisions or river views. There is an excellent kitchen, a large conservatory, lovely sitting and dining rooms and a patio garden with a summerhouse and views of Castell Dinas Bran, a hillside ruin popular with walkers who enjoy the breathtaking views once they reach it. Canal boats, good walks, water sports and excellent walking are all within easy reach.

Five bedrooms: 1 x king-size double with en-suite walk-in shower, basin and WC, 1 x ground floor king-size double with TV and en-suite shower, basin and WC, 1 x double with TV, 2 x twin (one with TV). Bathroom with bath with hand-held shower, separate shower, basin and WC. Ground floor basin and WC. Kitchen with breakfast bar (seats 6). Utility. Clothes drying room. Dining room. Sitting room with electric fire. Snug (seats 4) with TV. Conservatory.

Area
Sometimes called 'The Gateway to North Wales', the riverside town of Llangollen boasts an impressive mountain backdrop, sitting alongside the boulder-strewn River Dee. Visitors flock to the internationally renowned annual musical Eisteddfod, and throughout the year holidaymakers enjoy exploring the surrounding valley by steam train or canal boat, or trying out the many walking or cycling routes up to Castell Dinas Bran to enjoy the breathtaking views. The town itself has a good selection of amenities including shops, pubs and restaurants, while the National Trust properties of Chirk Castle and Erddig are easily reached by car. More walking can be enjoyed along the Offa's Dyke Path, running close to the town, while the mountains and coast of Snowdonia can be reached in an hour by car.

Just arrived back from a wonderful holiday in Llangollen. On arrival, the house was spotless. There was plenty of space and seating for everyone (6 adults and 2 kids) in lounge, dining room, conservatory and garden. The garden had no grass area, so a couple of loungers would be a good addition, however there is a park/grass area literally behind the house- close enough for toilet trips and ice lollies from the kitchen. It is in a perfect location for the town- no need to use a car unless venturing further afield. Aldi and Home Bargains are approx a 5min walk away. Overall, we had a great family holiday and would love to return

just arrives back from our week stay at 1 the beeches, immaculately clean, every thing we needed, just a small stroll from the town, could do with changing the mattress in the main bedroom upstairs as it seemed to have a hump all down the middle made you think you where sleeping on a slope but every thing else great big rooms at one point we had eight adults in the house and we didnt feel cramped was gréat would stay here again

Beautiful clean house, very comfortable beds and also very well equipped with everything you need for a family holiday.. Loved the summer room and the rear patio/garden area is perfect for sitting out if the weather allows. Well equipped with barbecue facilities if needed but not something we used but would appeal to many. Couldn't have a better location for Lovely Llangollen, park is just behind the house and perfect for those with young children and families who like river walks. Town center is just a couple minutes as described with great shops and pubs etc. The owners Dee and Greg are very accommodating and always available for any issues or queries. I would certainly recommend a stay in this lovely family home and beautiful Llangollen , hope to be back soon.

Our hosts were very friendly and helpful and keen to ensure that we had an enjoyable break.. This is a great property and has the feel more of a home than other holiday properties that we have stayed in. It backs onto the River Dee and this was far more picturesque than I imagined. The river and the surrounding countryside provide some beautiful views. We loved the town and the area and were able to venture further to other well known sites such as Aber Falls, Betws y Coed, the Snowdonia National Park and Prestatyn.

Dee and Greg were enormously helpful, especially when the advertised gas fire wasn't available. They gave us a calor gas heater, which did the job. They even installed a disability scooter ramp to help us! We stayed for nearly four weeks through our insurance company. The area is stunning and the locals friendly. Loads to do and the river and town are literally a few minutes walk from the house. One complaint, aside from the missing fire was the absence of the T.V in the snug, is the gap in the conservatory door; it's freezing in there to the point where we couldn't Use it. Expensive stay.

We had a brilliant holiday.. The cottage was spacious which was great for a larger number of people. It had an efficient heating system which, staying in January, we really appreciated. We have had winter breaks before and have sometimes been cold but this was a lovely warm property. Everywhere was very clean and it had a well equipped kitchen. It is centrally located which makes it easy to walk into Llangollen. We would definitely stay here again.

It is a great house particularly for family gatherings.. Right in the centre of the town but for small children it has a park right behind the property and a great view of the river. The house is really well equipped throughout but surprisingly the little ones are better equipped than anywhere else we've stayed as there is even a buggy which we appreciated. Just take your own toys. Also the warm welcome from Dee was lovely. Hope to stay there again .

This holiday home was perfect for us all, plenty of space, dogs welcomed, off road parking, comfy beds,lovely clean fresh bedding and towels, and lots of seating areas, wonderful views.. Plenty of TV's, and DVD players too!! The kitchen was well equipped and utility room/drying room too. Location was ideal, close to all amenities. Personal welcome from the owners and a gift of wine too! It really did have everything we wanted. There were four generations too and the house suited everyone. We celebrated my daughter's 50th Birthday and it truly was a wonderful week. Dining room seated 10 easily. Blessed with good weather, most of the group were very active so lots of walks are close to hand. Ate and drank in local places, and rode the steam train. The afternoon tea at the Carriage on the station is highly recommended. Shops and pubs were all just minutes from the property. Chinese take away tasty and great value. We also visited the Cornmill, dog friendly, several times. Also there were ;lots of places dog friendly so we were able to enjoy eating out without any worries.

This was a very comfortable and convenient house.. Good kitchen with a large oven and plenty of fridge space. Clean and comfortable. Excellent for dogs as it has an enclosed garden and is very close to a river walk. Easy walk to the shops and restaurants of Llangollen. 2 rooms have en-suite bathrooms, with a 3rd bathroom shared between the other 3 bedrooms. Free sat tv. The owners were very friendly, welcoming and helpful.

Fantastic location in centre of the town within an easy walk of restaraunts, bars, pubs, shops and attractions.. Large house with plenty of space and well equipped. Off road parking. Dog freindly. There were 7 adults in our party and we thourghly enjoyed the week we spent there.

Absolutely amazing property in a fantastic location.. We were brother and sister with our teenage children and 80 year old mother. Plenty for all to do and enough room to not get under each other's feet. Outside Garden and summer house another great asset. Everything you needed was here. Dee and Greig the owners couldn't have been more helpful when we needed gas for the Barbecue. Loved it and was sad to leave. Will definitely return.

The house is located on the corner of the A5 and one of the main roads into Llangollen centre; however, there wasn't a problem with traffic noise.. There is a nice riverside walk into the centre from the park alongside the house. The accommodation was ideal for our party of 7 adults. The lounge was ideal for our party, as was the dining room. The sun lounge provided an alternative sitting area. The paved garden at the back had plenty of space for sitting out too, with tables & chairs. The kitchen is large & well equipped including fridge/freezer with ice maker. There is parking for 3 cars directly outside (off-road).There were a few niggles with missing items etc but the owners responded promptly and were pleased to have had the feedback, which was constructive. We were delighted to have a welcome gift of 2 bottles of wine and received another for reporting the niggles! We have stayed elsewhere in Llangollen before some years ago (with Sykes) so are unlikely to return, but if we did, we would be very happy to stay here again.

Could not rate below excellent. Location was perfect - we were at the end of an 8 week holiday and we needed a place to unwind with my parents before returning home. The owners were the perfect hosts - if we had a problem or simply a question - they were quite happy to come over and talk with us. Ideal property for someone with a disability as the downstairs bedroom and en-suite meant everything was on the ground floor. Would definitely return to the 'Beeches' if we returned to North Wales again.

Have just returned from our stay at 1 The Beeches a lovely property well situated in the town with everything we needed for our stay. We were a group of 10 friends and found the house clean and just perfect for our needs. If we had to make one suggestion we would say the single beds could be zip linked for couples and also the property is screaming for one more bathroom. There are two en-suite bedrooms and the three other bedrooms have to share one bathroom. That would be our only criticism. The house is spotless and well equipped and the garden would be beautiful in the summer,

As a large party of adults and children we found this property spacious, comfortable and safe for families. With 4 toilets and 3 bathrooms this was immensely desirable to ensure we could get out every day! Wonderful location, lots to do for the children. Perfect holiday home for a large family or group of friends and literally only a couple of minutes walk from the centre of Llangollen and all the local shops. The amount of space and level of privacy was good, and there was plenty of room for everyone to do their own thing, making it suitable for all ages.

Stayed one week with group of six people and one dog. Found it more than adequate in terms of space and privacy. There's plenty of room for everyone to do as they please and the communal areas are big enough for a nice get-together at the end of the day. Kitchen is large and well equipped and there's a decent utility and drying area should the need arise. Outside, there's a large paved area with a big shed, barbecue, seats and a table. We were most impressed with all the little touches that catered for all ages, pretty much something for everyone and very family-friendly. As an added bonus, the centre of Llangollen and all its shops are only a couple of minutes walk away so there is no need for a car except for touring. Not cheap but highly recommended for large families or groups.

Everything was exactly as described. Sky WIFI was great for the kids. There was plenty room for everyone, so we were not falling over each other. Llangollen is a lovely little place with the Canal Boats Steam Trains trips making it very relaxing. There is also lots to see around Llangollen if you do not mind driving, usually about an hour and 15 minutes each way.

The canal, steam railway, the lovely unspoilt town and park were within easy walking distance of the house and there were plenty of lovely local walks. The child safe courtyard with its lovely views was ideal for sitting out with a barbecue in the evenings.

The Beeches is a great place to holiday in north Wales. The large self contained house was excellent for all our family, from the downstairs en suite room for grandad, to the fully enclosed garden for the dog. The kitchen was clean with loads of equipment, including an American style fridge. The Sky TV and Wi Fi, all worked properly and off road parking claim was genuine. The only minor niggle was no tumble drier. The owners were friendly and house in in the town so all the amenities of Llangollen are at hand. It is also by the A5, so the rest of north Wales is easily accessable. An ideal base for either touring or relaxing.

We were a family of 8 aged from 3 to 82 and we had a great stay here over half term. Apart from driving to Wrexham for a big supermarket shop we hardly used our cars as everything is on your doorstep - fantastic walks, steam trains, canal boats, pubs and great food (the Deeside Bistro/Cafe was probably the best) . The house has wifi and Sky TV on the main TV so even when it rained (which was most of the time) the kids were kept happy. The downstairs bedroom was ideal for our older member as it was attached to a little snug with TV so she could watch her programmes in peace and she had her own bathroom too. Upstairs there was plenty of room and lovely river views from the twin rooms. We did find the hot water a bit hit and miss and had several showers go cold on us! The 2 doubles upstairs are very different - 1 large and en-suite and the other rather cramped but all the beds were comfy and there was plenty of other space to unwind in. Kitchen & utility were good - lots of utensils & washing up stuff provided including tea towels but no salt & pepper or kitchen roll or starter pack of teabags etc however the wine and biscuits the owners left for us went down very well and Stans, 3 minutes walk down the road, provided the rest!

Nice house with lovely outlook at the rear. 'Home from home', good facilities and lots of space. Secure garden for the dogs. Good location from which to explore North Wales and the English Borders. With river, canal and steam railway, there was plenty to see in Llangollen and it was quite safe and friendly.
