"Town Farm House provided a relaxing and comfortable stay for a family get together."
The house was spacious, clean and airy and there was plenty of room for five adults and three dogs. The garden private and secure for even the most escapologist of dogs. A few things to be aware of... There is quite a steep slope going onto the drive from the road..this is worth knowing if you have a low car or car with a low spoiler. A sign on the wall facing the road would be helpful as the house sign was difficult to see due to the hedges in the front garden. Some of the parquet tiles in the dining room and hall are beginning to lift (I think the super suction vacuum may be the culprit). The boiler in the Studio was very noisy and that may need investigating. We did find a few dishes not washed satisfactorily but this cannot be the blame of the owners, and with a very efficient dishwasher provided, this should not have been an issue. All of the above is for information only and in no way did any of it spoil what was a very happy holiday in a beautiful area. Sykes on their part were easy and hassle free to deal with which just added to helping the holiday go without a hitch. Thank you I will be using you again.

The property
Settled into the rural village of Orford, Suffolk, Town Farm House offers riverside views and easy access to local amenities, making it a perfect base for a family holiday.
Be welcomed into the sitting area after a long journey, where a selection of sofas encourages you to recline with a coffee and plan the day ahead of you beside an open fire.
If you fancy lunch before heading out to explore, then the well fitted kitchen will be a splendid place to whip up a family meal, with contemporary blue furniture and wooden flooring adding opulence and there is a handy utility to take care of all of your sandy clothes.
As the evening wears on, three bedrooms upstairs create a bubble of relaxation, each with storage and sharing a family bathroom, including a super-king-size, a twin and a single.
On the ground floor, there is the large bright master bedroom with super-king size with an ensuite shower room.
There is a new addition of the converted studio named 'The Village Hall', there is a king size bed, shower room and cosy kitchen area allowing full privacy from the main house.
Breakfast in the sunshine is always a fantastic start to the day, so why not dine alfresco in the courtyard?
Orford is a village located alongside the River Alde, and you can enjoy the views across the river and the bay beyond with countryside walks or try out a lady Florence River Cruise.
There is a selection of pubs, a local shop and eateries within the town, but the main highlight has to be the magnificent Orford castle, where picnics in the grounds with a view to the historic building are a must.
A little further from the property you will find the seaside village of Aldeburgh, where you will be able to sample local produce as well as enjoy beachside strolls, watersports and even wild swimming!
There is also a selection of walks where you can make the most of the seaside views.

The attractive, unspoiled fishing village of Orford is situated on the bank of the River Alde and looked over by its magnificent 12th century castle built by Henry II. The village is home to a hotel and restaurant, two pubs, village store, bakers and wonderful fish restaurant and smokehouse. Orford is surrounded by farm land and forest in an area known as the Suffolk Coasts and Heaths Area of Outstanding Natural Beauty. Centrally located, just 12 miles from Woodbridge to the south and Aldeburgh to the north, and just 5 miles from the famous Snape Maltings complex. The village of Orford is steeped in history. Henry II commissioned a castle to be built in the 12th century which is a must see when you visit the area. Owned and maintained by English Heritage you can enjoy this wonderful 'keep' and from the top there are breathtaking views for miles on a clear day.
