• "Just a short stay for us to celebrate my wife's 70th birthday with all the children and grandchildren."

  The house was huge very clean and comfortable everything in the house you could want or need. The house was well layed out comfortable and warm will definitely recommend the house to friends and family. Short walk to the beach and town centre managed to park our cars close to the house. • "Had a fabulous Christmas stay at Royal Victoria house."

  The house is huge and has original features, high ceilings and is very cosy. Well stocked in the kitchen, great hot tub, comfortable beds which provided a great sleep. Lovely bath and shower in the first floor bathroom and from other bathrooms according to family members, lots of space for all fourteen of us. Very clean and nicely decorated. Location is great with a short walk to the beach and the main town and also a quick walk to local shops. Would definitely recommend this house to anyone wanting a Scarborough break and will keep in mind for the future.

• "A lovely setting for a period house, like with all large old houses takes its time to warm up."

• "We booked the house to celebrate my husband's 65th birthday as we wanted somewhere large enough to accommodate our family including five grandchildren."

  The house is in a great location. A perfect place with everything we needed, spacious rooms, plenty of bathrooms and everywhere very clean. We loved the patio area where we sat out both evenings and enjoyed a drink after a busy day at the beach and seeing the sights. The hot tub was also a very popular feature! We would love to return.

• "We've just returned from a lovely weekend stay from an absolutely outstanding home."

  The quality of everything in the home is fantastic, a well stocked kitchen and lovely quality bedding and towels. It was all immaculately clean with some lovely welcome goodies. Location is fantastic and we had ample parking on the road outside with permits we could use when out and about. Communication in the run up to and throughout our stay was great and I couldn't recommend a stay here more

• "We were a party of 9 Adults, 4 children 5 years and younger and 2 dogs, the house was safe, comfortable and spacious, a great place for us to all get together, a secure garden was great for the dogs and the children plus the hot tub for us adults when the children were in bed."

  It very close to the beach, nice morning walks, parks and pubs, we had 5 cars with us and was concerned it was only road parking but we didn’t have any problems parking on the road, we had a few niggles getting used to the heating of the house due to changes in weather but a quick text to the owners and they promptly sorted us out, lovely house would definitely recommend it

• "An absolutely wonderful stay."

  Spacious and considered. Our party was 14 - youngest 8yo, oldest 81yo. Each had their own space with the kitchen as usual being the hub of everything. Hosts couldn't be more accommodating.

• "Property is in a good location for access to all of Scarborough within 5 minutes but a nice quiet area."

  . The property was very clean and everything you need to relax with no worries. There is enough space for a large group or family and with toys to keep kids entertained and hot tub for adults, you can enjoy the day here without having to go out if wanted. All bedrooms and living spaces are of good size, would book again

• "Had a lovely weekend with family."

  Kitchen is very well stocked with everything you could need, loved that the table easily sits 14 so the whole family could eat together. Location was great for the beach, garden was ideal and enclosed for the dogs, heating and hot water were great and the hot tub was so relaxing. I was a little worried about parking because we had lots of cars between us but honestly I needn't have worried, we all parked no problem at all. If we had any criticism, some of the metal bed frames were very noisy and the property could definitely benefit from a downstairs toilet (we were traveling with an 87 year old who struggled with the stairs) but honestly we all really enjoyed the stay. If you are thinking of booking, do it, you wont be disappointed.

  We are so pleased you have such a lovely weekend, that you found everything well stocked and that the location was great. Parking is never an issue with plenty available near and around the property. On the downstairs toilet the house is over 100 years old and we had of course wanted to accommodate a downstairs toilet but we are unable to do so due to the pipes and plumbing available. • "Fantastic stay for New Years family celebration."

  Plenty of space and comfort to accommodate our party of 14, ages 2- 65. The whole house was spotlessly clean, rooms were spacious and beds comfy. Some of our favourite features were the large open kitchen, that became the main hub of the house- plenty of space and everything you need for cooking up a feast for a large party (We cooked 3/5 evenings). We also loved the large dining room table enabling us to all sit together for meals and gather for board and card games with the log burner on- just perfect. The hot tub was a great addition for relaxing in once the kids were in bed. The location was perfect with the beach and the town just a short walk away- we loved having a walk along the beach on New Year’s Day as the sun was shining. Absolute gem of a house and location well equipped for a large party- we will be back Kelly & Family

• "The house was truly beautiful and the location was perfect."

  The owner had put up a Christmas tree which was a lovely touch. The rooms were spacious and comfortable, and the hot tub excellent. The kitchen was huge, we spent a lot of time in there! A few things would have improved our stay: A small welcome pack on arrival ie tea, coffee, milk, and more toilet rolls! No downstairs toilet!! The storage in the bedrooms. We had no wardrobe in our large bedroom, only a small set of drawers, so we had to hang our clothes on the back of.the door. Another room only had a wardrobe and no drawers, while the wardrobe in another room was just a tallboy. If our stay was longer than 3 days, the lack of storage would have been an inconvenience. The WiFi went down on the second day and despite the owner acknowledging and apologising, this couldn't be rectified during our stay (a slight inconvenience to a couple of the party) On the whole, there were far more positives than negatives, but just a few extra touches would greatly improve the house

  We are so pleased that you found the house to be beautiful and that the location was perfect. Thank you for taking the time to provide feedback it is really helpful. On the matter of the welcome pack, we have taken this on board and are now working on a new type of welcome pack for our guests. We plan to bulk buy in the coming months and have as much prepared as possible. Due to the size of the house and the quality of the changeover we always endeavour to deliver time is constrained so having this prepped will be key. On the downstairs toilet the house is over 100 years old and we had of course wanted to accommodate a downstairs toilet but we are unable to do so due to the pipes and plumbing available. We will now ask the Sykes team to announce this more clearly in the details but thank you. On the wardrobes, we continue to add items of the property ensuring it remains fresh and luxurious. Recently we added further paintings, mirrors, and furnishes as one example. Wardrobes is something that was on the list and post the busy festive period we will revisit this. The wifi was a provider issue and so was out of our hands but we know we worked to ensure you were all kept informed we are sorry for the inconvenience. • "A great property in a great location, 10 mins to the centre."

  The owners were helpful with an issue we had getting into the property on the first day and also allowed us in early on the day of arrival which was appreciated. One small complaint would be the heating- it is controlled remotely and didn't come on until 9am which made the house cold when you got up in the morning.

  We thank you for sharing this with us and are pleased you found the property location great. The location is beautiful and really offers plenty of opportunity to explore and enjoy this beautiful part of the country. On the heating we appreciate this share and have already taken this into account. We do put in the welcome pack that should you it need adjusting this can always be done but may have been missed on this occasion. We try to ensure that the house is maintained at a comfortable temperature for all our guests and will now include this in both the email and pack. All we ask is that you visit us again real soon. • "Just enjoyed a lovely Coronation weekend to celebrate my 60th with family and friends."

  House beautiful, well appointed with everything you could need. Some of our party experienced difficulties with showers being either too hot or not warming up enough so might want to check thermostats. For future improvement, long term, the hall games cupboard would make an excellent downstairs loo as there are a lot of stairs for old legs!!!! That said we would definitely come again!

• "Four families, 8 adults and 7 children all stayed at this property for a long weekend and had a great time together."

• "What a great property and so well appointed, we needed for nothing as the house catered easily for the 7 of us."

  The bedrooms were so spacious with comfortable beds. The house afforded us with plenty of space and we usually congregated in the kitchen and spacious dining room. The 7 of us only meet once a year as we live in different parts of England and Wales and it was our 19th year and everyone said it was the best house we have stayed in.   It was a family celebration and the house was ideal for our needs. The only thing missing was an oven glove which is really minor and we did manage. Although it is street parking we all got sorted near to the property.

• "Lovely big house but definitely lacking in some areas ie lack of wardrobe and drawer space in bedrooms."

  Nowhere to hang towels in the bathrooms. No floor length mirrors in most rooms. The 2 rooms on the first floor are beautiful, however on the second floor really need some attention and updating. The tvs did not work. My elderly mum and dad stayed in the room on the back with the toilet and their bed was appalling. Slats on the floor, sleeping in dips. My husband had to try and fix it up a little for them. Kitchen could benefit from sharp knives and utility a screen to hang laundry/towels. The lack of wardrobes/drawers was the biggest issue as we had to live out suitcases for the week. Not what you expect. For the money, we were a little disappointed.

We are on hand to help with any issues during your stay and had we been called, we would have been straight around to help you. All of the bedrooms have plenty of wardrobe and draw space. The family room has a cabinet for storage but we may look to replace this following your feedback Most of the bathrooms have towel rails however if they aren't present, you can leave towels on the radiators or hang on the doors All rooms are decorated to the same standard in keeping with the 4 tick rating we have from Sykes We would like to advise that on the feedback with regards to bed slats and mirrors we are in process of having the bed addressed and looking to source some further mirrors. In regards the bedrooms needing some updating we have had quality carpets fitted in both and with regards a set of knives this will also be sourced in the coming weeks. • "Had a lovely long weekend with friends here recently, four families but the house is so spacious it didn't feel like it."

  The kids had plenty of space to play and relax in the games room whilst we chatted together over the massive dining table or around the island in the kitchen. We had ample space at meal times and never a queue for the loo as there are loads around the house. The family bathroom however was something else, the shower was fab but the bath was perfect - ultimate relaxation! Not far from the beach and shops and takeaways close by so we didn't have to cook too much although the kitchen was well equipped if we had wanted to. All of us would happily come back again

• "The house was perfect for our family holiday, plenty of room for all of us both upstairs and downstairs."

  The kitchen was well equipped and it was nice to have a table in the dining room that seated everyone including room for two high chairs. Bedrooms were spacious and most had en-suite facilities. The only thing possibly lacking was a downstairs toilet, not an issue for us but any elderly clients might struggle to be up and down the stairs a few times a day. The hot tub was a welcoming spot to relax in after some bracing walks along the beach!

• "I hired the lovely Royal Victoria House in mid January for my 40th birthday celebrations with family and friends."

  As I am local to the area, it was a perfect location for family travelling from all over the UK to stay for the weekend, as well as myself and my family. What a perfect stay we had! The house was everything we expected and a whole lot more. The facilities are excellent and the owner's could not have been more helpful. As soon as they found out it was for a special occasion, I was given early access to the property so I could get set up prior to family arriving. The house is so spacious and all the rooms so beautifully kept and so many rooms!! The guests ranged from aged 6 through to 76! Each guest LOVED the house, especially the younger ones. The 'games room' proved to be a big hit, as did the hot tub! The youngest member got extremely attached to 'Dobby' - a resident giant stuffed dog he found in one of the bedrooms. Too upset to part with him, we cheekily asked the owners if we could possibly buy Dobby as he really was distraught at leaving him behind. To his delight, the owners let him have Dobby. And he has barely left his side since!! Such a lovely thing to do and it made his break away 'the best EVER'!! So thank you again for a great stay & we hope to visit again soon - with Dobby in tow no doubt!! We would all highly recommend the property for anyone looking to stay in a perfect location in Scarborough! 5*

• "Lovely house, we really enjoyed our stay."

  Nice and close to the South Bay. Just a couple of minor points, the en suit bathrooms could do with a shelf for bathroom items. There is no lock on the 1st family bathroom. The toaster is a bit ancient, a new 4 slicer would be beneficial. Otherwise I'd certainly recommend this house to anyone.

• "What a wonderful time we’ve had at the Royal Victoria house."

  The accommodation it’s self is well equipped and very clean and tidy. We found the location was perfect for us and parking wasn’t a problem. The hot tub is perfect for relaxing on an evening after a fun filled day out with the kids. It was lovely to receive a text half way through our holiday from the owners asking us if everything was okay. If your thinking of booking this accommodation for a family holiday or a weekend away with friends I definitely recommend it. We enjoyed our stay so much we’ve booked again for next year.

• "The property was lovely but there were little irritations that made us unlikely to book here again:- 1."

  The recycling bins were both full when We arrived. We actually brought a bin bag full of recycling home as we had left 2 bags in the place suggested. 2. The check in and check out times had been altered for the Covid 19 cleaning but the kitchen floor was still wet at 17:20 when we arrived on 24th July. 3. A double bedroom on the 2nd floor had a dodgy door lock which resulted in the 5 year old being locked in the room.

  Thank you for your feedback. The owner will now leave information on recycling collection dates for future guests based on your information. Check in times have altered to allow for additional COVID cleaning, which is why the kitchen floor was slightly wet on your arrival, apologies for this it was the last job the cleaner did before leaving. With reference to the lock on the door, if the owner had been made aware of this issue during your stay they had a whole team on standby who could have resolved this issue for you in a matter of hours, it is regretful that they were not given the opportunity to do this to make your stay more enjoyable. We hope it didn’t detract from your time at Royal Victoria House and you had an enjoyable time there. Property Owner
