Holiday home
The Haybarn is a cottage which as its name suggests, has been converted from a hay barn, and is located in the hamlet of West End, near to the village of Necton, just five miles from the market town of Swaffham in Norfolk. With one double bedroom, one twin and a family shower room, this cottage is ideal for four people. The rest of the open plan accommodation comprises a fitted kitchen, a dining area and a sitting room with an electric fire. To the outside of the cottage is a garden with outdoor furniture, an unfenced stream and large pond and shared use of the other garden areas, as well as off road parking for two cars. Note: Two dogs welcome at an additional charge of £10/pet/week.

Area
The village of Necton is situated between the market towns of Swaffham and Dereham in Norfolk and hosts a welcoming pub with restaurant, a village store with butchers and a post office. Enjoy the Peddars Way and the Norfolk Coastal Path, offering 93 tranquil miles of picturesque Norfolk countryside close by, great for walking, cycling and horse riding. The market town of Dereham is just 6 miles away offering a variety of shops, pubs and restaurants and a local farmers' market every fortnight.

Picturesque rolling Fens, unspoilt beaches, and pretty waterways in East Anglia is a dream holiday destination. Norfolk offers beaches, saltmarshes and quaint villages whilst equally as charming are the coast and countryside of Suffolk.

Lovely and clean cottage, nice open plan living space, a very small double bedroom with larger twin room.. Soft mattresses. Kitchen had most things, pots pans etc but nothing like oil, kitchen roll etc, so take your own. Only 1 toilet roll provided. Office sign said closed most of the time, not sure if someone would have answered if we rung. Lovely hot powerful shower, no bath. Worth noting this is not the only holiday cottage/apartment on site. The loft room above is rented, we had quiet neighbours above but it must have wooden floors, footsteps were very loud as were door handles. There is also a cottage opposite. So you're not alone when out in your pjs and coat weeing the dog! Lack of basic additional extras, for example, no soap or hand wash in bathroom. No toiletries. Heating only on Oct - April, only controllable by owners. A blanket would have been nice to take the edge off. Odd activities took place on the grounds, power washing cars at 8pm the first night, car mechanics with engines running and revving Saturday afternoon. Lovely stay but wasn't the peaceful solitary retreat we were hoping for.

3 of us stayed at the Haybarn for 3 nights. What a beautiful, peaceful location. I have never slept so well for a long time! The shower is large and powerful, you're not provided with complimentary toiletries (but who uses them anyway?!) but towels are provided. A lovely outside seating area which, unfortunately, due to weather we weren't really able to enjoy, however, in the summer I'm sure it's just delightful. There is everything you need in the kitchen including an iron, washing machine and dishwasher (think you might need to take your own powders/tablets etc to use). Very well centrally heated on timers with a little electric fire in the lounge if needed. As others have pointed out you will definately need a car to get about but some lovely walks to be had in the immediate area.

Great location and really lovely hosts.. The cottage was well presented and very clean with everything you need, the only criticism was the double bed could be a little more comfy but nothing that should put you off.

Haybarn is a lovely place, had everything you could ask for.. Just a few things I think they need to look into. The Towels were a bit hard. ( sorry just being pickie) I had a heard job at seeing the controls on the cooker/Oven as they had worn out, could do about doing something about that. But in general a Beautiful holiday home

Cleanliness poor white dog fur over the floor and furniture, kitchen blind broken,fridge dirty,freezer compact with ice,dog nose smears on french door glass,tatty towels and bath matts with bleach stains and hard texture, bath tiles need cleaning meldue spots.. Biggest thing of all we was misinformed that their was a first floor with other people in it very noisy it wasn’t stated clearly from your website as I have since found out through trip advisor other people have also complained about this .

It said there was WiFi but all week there was no internet.. We infomed the owners but still didn't have internet all week.We heard other residents reporting it aswell.This meant we had a job to sort out days out using google maps for postcards. There was also a strong smell of fuel outside the haybarn from the tank outside.

Brilliant Holiday Cottage, the peace & tranquility were divine & hard to get used to for a day or 2. The owners are the salt of the earth. So gentle & understanding, picking up on individual needs ie that our son had a disability, and the owner came over each eve to get him to assist in letting the horses out. We entertained many visitors there & they ALL commented on how perfect the spot was

The Haybarn is a perfect for a country holiday.. Very Modern & clean with a fab walk in shower.! Lovely surroundings , we could see the horses in the field from our French doors Also a character Cockerel who loved to keep his 2 Chickens in order! Lovely to sit in a very pretty cottage garden with plenty of Mature trees in the Beautifully maintained grounds great for bird watching.. will certainly return ..

Lovely home from home in very quiet spot. Very well equipped cottage. Beds super comfy and hot water all of the time. You definitely need your own car here and it was a great base for exploring Norfolk. Nowhere was more than a 45 minute drive. Our only criticism is that upstairs is let out separately and this time was let to some scaffolders who got up at 4.30 every morning to go to work and the noise they made woke us all including the dog.

Clearly the owners have put a lot of thought into the decor and facilities here. Even coordinating towels! Real attention to detail and spotlessly clean which made it very homely and welcoming. The kitchen is the best equipped I have ever experienced, with lots of workspace, utensils and fully integrated appliances including washing machine. Nice comfy sofas too! Great shower! Tony and his wife are lovely people, we felt completely welcome and at ease. They are there if you need them but leave you to enjoy your holiday. Very relaxed The property is on the owners grounds with shared parking and small private garden with use of their own shared garden should you want more open space. There is a small stream separating the two. Well kept grounds. Be mindful that the top floor of the property is rented out - not obvious from picture/description. There was someone staying whilst we were there but didn't cause any noise issues for us at all. The property is rural and you will need a car to go anywhere. It's narrow country lanes too so don't expect shops, pubs etc in walking distance. This was fine for us as we are out in the day and prefer cosy nights in. The owners have lovely dogs themselves and are really chilled with dogs. Genuinely dog 'friendly'. Just need to keep on lead in grounds as chickens and horses around. All in all a lovely stay.

The Haybarn was absolutely delightful. The owners were charming hosts, and we especially enjoyed the proximity to horses, chooks and sometimes dogs. We loved taking strolls through the surrounding lane ways or car trips to nearby attractions such as Norwich, Great Yarmouth and places nearer such as Dereham. The countryside was lovely and convenient to many things. A very special memory is watching the sunsets over the fields through the western windows of the cottage. We also enjoyed the pond and waterway just outside the door. So beguiling. Thanks so much to the owners for a great stay and some lovely chats.

Quiet, peaceful surroundings with the freedom to use the large garden. Lots of birds to watch for an enthusiast, including a Kingfisher. It was nice to see the horses, ducks and chickens. Very pleasant owners. Space for parking and it felt secure as the large gates to the property were kept shut. We liked the double doors opening into the garden.

Enjoyed Norfolk very much and visited several National Trust properties. We were lucky with good weather so we had some lovely walks with our two dogs. Very dog friendly pubs, especially the Peddars Inn at Sporle, they made our dogs very welcome with treats and water! All in all a lovely holiday.

The kitchen was very well equipped with everything that anyone could ever need, and the quality of the kitchenware is first class, we cooked a full Christmas dinner with no problems at all. The surrounding gardens and outdoor space is lovely, the cottage is quite remote but we do like that, very quiet. The owners were very welcoming and helpful but left you alone to enjoy your holiday. The cottage is very nicely furnished, decorated and very warm with a nice shower. The bed and pillows were comfortable, and the towels were soft and fluffy with a good array. The outside veranda was great, and I can imagine perfect on a nice summers evening! This is a lovely cottage, and we did enjoy our stay.

The service we received from the owners was wonderful, upon arriving we got a real warm welcome and then told if we needed anything we only had to ask. The barn was beautifully decorated, very clean and comfortable. A generously sized shower was lovely to use also. The location was very rural, very peaceful which is what we look for. The beautifully kept gardens with stream, pond and secret gardens were private and great to sit in on an evening. To get to the nearest shop and pub etc. you really needed to use the car as they were quiet a way off from the barn. The only let down was that it didn't mention in the details that you would have other guests living above you...which at times was very noisy as you can hear every footstep which they take.

Had a fabulous stay at The Haybarn. The Haybarn is one of 3 properties available to rent. All are dog friendly. The facilities are excellent too. We enjoyed a couple of days where the weather was glorious and we were able to sit outside on the verandah overlooking the pond. Ducks, horses and chickens are residents on the farm. The owners dog was seen riding on the back of one of horses too! Downside would be that the nearest pub was a 2.2 mile walk and with our slow coach of a dog we were hungry and thirsty by the time we got there. But the wait was worth it. If you do stay at the Haybarn you should visit the Windmill Inn at Necton.

The cottage was everything and more. We had a lovely few days of peace and quiet and we were lucky enough to be able to take our dog. The local pub was very friendly and the food was excellent, we would recommend this also.
