1 Stud Cottage is an enchanting, all-ground-floor dwelling, sitting in the village of Hainford near to the amenities of Buxton in Norfolk. There are two bedrooms in the property, which include a king-size with a TV and a sofa bed, as well as a twin with a TV, both served by a wetroom, sleeping five guests in total. There is also an open-plan living space with a kitchen, dining area and sitting area with a woodburning stove. Outside is a decking area with furniture and ample off-road parking. 1 Stud Cottages is the ultimate holiday home for your family retreat to Norfolk.Please note: Sorry, this property does not accept working parties and cannot be used for any business purposes. Buxton is a rural village resting in Norfolk. Famed as being home to Anna Sewell, the author of Black Beauty, the village offers a wonderful array of amenities including essential shops and delicious eateries, in conjunction with Lammas, a neighbouring village separated only by the River Bure. Visit Norfolk for wonderful shopping experiences, or head to Aylsham or North Walsham to explore their weekly markets. In easy reach of beaches, countryside walks and beautiful scenery, Buxton is a beautiful base at any time of year.

Picturesque rolling Fens, unspoilt beaches, and pretty waterways – East Anglia is a dream holiday destination. Norfolk offers beaches, saltmarshes and quaint villages whilst equally as charming are the coast and countryside of Suffolk.

On arrival the owner Lin claimed to know nothing of our booking. We spoke to Sykes cottages who we had booked the holiday with they confirmed our reservation and eventually we were given access to the cottage. The cottage had not been prepared for our arrival and was not in a very good condition. We explained this to both Sykes and the owner Lin who was adamant the cottage was fine and up to her usual high standards. We had traveled five hours to our destination so we actually cleaned it ourselves and made the best of our holiday. I have attached photographs of stud cottage, situated on grange farm in Norfolk so you can see for yourself the standard of cleanliness maintained there. It was very bad. In the Sykes brochure it looks absolutely stunning and when you walk in it is set out exactly as in the pictures but covered in a layer of dirt. I wouldn’t recommend booking with Sykes holidays as they are of no use in a situation like this as they claim to be merely the agent and have no further interest or involvement in any dispute with the actual owners , you will be offered no support or refund.

Lin, the host, couldn’t have been more helpful and welcoming – nothing was too much trouble. Greeted us on arrival – even though we didn’t arrive until the evening – and was there to see us off before heading home. Amazing newly converted detached accommodation with ample parking. Such a tranquil and rural location yet within easy reach of Norwich town centre, beaches etc. Personally, I couldn’t believe the exceptionally equipped kitchen with the added bonus of views of the huge garden which wrapped around the property. There was also a patio area with garden furniture for those evenings watching the sun set with a bottle or two! The beds were extremely comfortable – including extra mattress topper if needed. The lounge was large and included a woodburner, reclining chair/sofa and a full SKY TV service. Loved the personal touch of fresh flowers. Would recommend 100% - couldn’t fault anything! We will definitely be returning.
