We had a lovely week at Duckling Barn, it was spotlessly clean, very warm and comfortable. There is a large lounge with a good size TV (TV, s in all bedrooms and kitchen), and the kitchen is modern with everything you need. A modern bathroom with an ensuite toilet/wash basin in main bedroom. Parking is a bit tight if you have two cars but plenty of room for one car. The very clean beach, parts of it are dog restricted, is a few minutes' walk away and there is a shop and chip shop and kebab shop very close by. A good Chinese take away within half a mile. The only thing that slightly lets it down is a lack of anywhere to sit outside. There is a picnic bench but this is quite uncomfortable.

Smells of dog ,dog hair imbedded in carpet, dog drool on French doors shower filthy. Owners said the pictures we sent them were not the carpet in the barn. So they were basically saying we got a hairy dog and wiped him on a carpet took pictures then sent them to the owners. We have 2 cats and a dog so it's not like we aren't used to having pets but the smell in this place was beyond a joke.As for enhanced cleaning for Covid this place was filthy. If you have very SMELLY drooling dogs this might be the place for you but for normal humans avoid at all costs.

Overwhelmed by smell of dog when entering. Carpets and mats covered in dog hair. Dirty lswitches and tiles in kitchen. Shower seal also disgusting and covered in hair. Toaster handle broken and sharp metal edge sticking out Handles broken on chest of drawers. Had to keep all windows open constantly and buy air fresheners and scented candles. So much for extra cleaning measures for Co-vid. This place is not suitable for holiday rentall in current state and owners should be ashamed.. Please note - we stay in 4 self catering cottages every year and this is the first and only one that we have ever had issue with, We don’t have passports and champion holidaying in the UK because the standard is generally fantastic and to be highly recommended. This review is honest but disappointing to write as we paid a lot of our hard earned money to stay at Duckling Barn and it was not a good experience at all. You have been warned.

A great place to stay, close to shops and beach, in a lovely quiet Norfolk Village.. Great kitchen and I loved the shower & a comfortable sofa. Overall a really well equipped holiday accommodation, only negative was the early departure time.

Duckling Barn is in a lovely setting and with the sea on your doorstep made a perfect getaway and would suit anyone with a younger family as the beach is never crowded.. The accommodation was very comfortable and homely. The only small criticism we had was we had to re-wash several items of cutlery and plates etc That aren’t clean and we also found the the microwave itself didn’t look like it had been cleaned at all and was very dirty. Overall we had a lovely stay.

We have been to duckling barn a few times now, it is just fab, great walks, 10 minutes walk from the beach, so lovely clean and cosy, the owners have also put new carpet, bathroom and washing machine, going back in November, can't wait..

The pictures didn’t do this place justice! It had everything we could wish for as well as cosy and warm - despite the weather outside! The beach was just a few minutes walk away, as were a collection of take-aways and a convenience store. The property was clean and the owner friendly and accommodating. Have already booked to return next year!!

From the information supplied we thought we would be nearer the beach.. And it wasnt made clear that the beach was further away than 3 minutes and that was in a car. It was a good 10 minute walk to the beach. That was disappointing. But didnt stop us having a lovely time in this beautiful little cottage.

October 2019
It was a very tidy, warm and comfortable cottage with just about everything you would need for a week away.. There was good parking for 2 cars, a small secure garden for the 2 dogs and a really good beach only a few minutes walk away. This was very quiet when we were there (in October). There was a shop, cafe and take-aways within a 2 minute walk. Unfortunately the village pub has now closed down but there are other pubs within a short drive - one within a moderate walk. It is also a good base for exploring other places with plenty of places to visit nearby on very quiet roads. There some niggles mentioned by other reviewers, such as small basin, dark kitchen and we couldn't find a coffee pot. However, these were minor inconveniences and did not spoil an excellent stay

A well equipped, well located holiday rental. WiFi, washing machine & dishwasher, TV in all rooms (except bathrooms). Nice powerful shower & parking. There's a good shop and good fish & chip shop a couple of minutes walk from the barn and the beach is only a few minutes walk further. The beach is clean sand for miles & surprisingly unpopulated.

September 2019
Perfect location for amenities and access to all areas of interest.. Every beach we visited was above our expectations which included access for our dog. The accommodation was well laid out and the owners had certainly thought of want's and need's of holidaymakers. We would certainly book Duckling Barn again.

We had a lovely family holiday at Duckling Barn, so well equipped and comfortable.. The only thing missing for us was an indoor clothes airer, much needed with a 6 month old baby and some damp weather. An ideal, safe, enclosed garden for the dogs. Thank you
Mrs Bohme, September 2019

July 2019
Had a fantastic week at duckling barn.. 3 mins walk to a very quiet beach, with a lovely Chinese restaurant and fish and chip shop also nearby. The cottage was very spacious, having enough room for our 3 teenagers to find a place(and TV!) to themselves when needed. Will definately be back.
Mrs Rivers-nutt, July 2019

Enjoyed our stay very much.. Would stay at Duckling barn again.

June 2019
The pictures made the whole place look bigger than it actually was.. Freeze fridge needs replace kept freezing our food in the fridge compartment. Would benefit with a small bbq placed in the garden and some comfy chairs to relax in. Kitchen was dark, would benefit from some more sky lights and bathrooms facilities could do with being looked at, only cloak room size fixing installed.

Loved the barn.. Very well finished and beautifully presented. We will certainly consider coming back another time. We brought my 93 year old parents with us and they thoroughly enjoyed the break too. Only minor consideration would be that the front step was a little too high for them but that didn’t put them off!!
Mr Read, April 2019

They really had thought of everything.. I've never had a cottage holiday before and I'll definitely do it again! Brilliant for a family of all ages, including our four legged fur babies.
Ms Wilkes, April 2019
March 2019
The property could do with a good spring clean throughout.. Kitchen stool bases were dirty and dusty. Dust on the main bathroom cabinet. The beds could do with new mattresses, they felt a little tired to us. All in all, nice and spacious and a good supply of kitchen utensils. There were comments in the owners review book about welcome packs. We did not have one so that needs to be consistent.
Mr Gawthorpe, March 2019

Very peaceful escape.. Lovely accommodation, very well equipped.

December 2018
Duckling barn is lovely.. A couple of issues stood out however. The beautiful kitchen is so dark you need a miners helmet to find your way around. There is no where to put anything when using the bathroom sink, so everything has to be put on the floor whilst shaving , brushing teeth etc. Both of these problems could be rectified easily and cheaply making this a perfect place to stay. We both loved it.
Mr Hughes, December 2018

July 2018
Great cottage with a excellant location , near the sea and with good facilities near buy.. Great fish and chip shop and Chinese take away. The beach area was clean and was great for the dogs . Lots of places to visit within a short driving distance.
Mrs Jackson, July 2018
June 2018
There was no milk , tea or coffee provided, the most essential items you need when you arrive late.. Not bothered about the biscuits. We have stayed in several cottages of Sykes, and they have been very well provided. Even the table and bunches have seen better days, a lick of paint would not have gone a miss.
Mrs Bennison, June 2018

Cottage was lovely.. Shame that some thoughtless occupant had left chewing gum on the bedroom door handle! No reflection on the owners, only found if the door was closed.

Beautiful holiday home, everything catered for and very cosy, loads of little personal touches and very welcoming but private too.. Perfect for a holiday or a weekend break, we would rebook if we wanted to go back to that part of the Norfolk coast.

February 2017
The location was a good base to visit various areas of Norfolk.. We felt very comfortable in the home and it was very thoughtful to pets with an enclosed garden, poo bags, water bowl and towel. It is a quiet location without it being remote.
Mrs Thomas, February 2017

October 2016
Property was of a very good standard, nice and clean, only problem was too hot in the bedrooms the heating could be set to a lower temperature the thermostat in main bedroom did not seem to alter the temperature of the radiator.. But on the whole it was a good holiday break with nice touches like towels for the dogs and complimentary biscuits on arrival. Many thanks John and Lynn Blockley
Mr Blockley, October 2016
September 2016
What a superb suprise on entering the property - we have never stayed in such a CLEAN cottage before.. The cottage was very well equipped and you would never know dogs were allowed there. Wonderful to have two exits and great loacation. Thank you very much.
Ms Conboy, September 2016
August 2016
Lovely cottage just minutes from the beach! We had a really fabulous time. There was lots of equipment we needed but as it seems quite new it would benefit from: A side table for lamp in master bedroom Hook on the back of the main bathroom door Measuring jug in kitchen Other than that nothing negative to say at all. Would definitely book again.
