This Grade II listed property is located in the village of Icklesham in East Sussex, and is situated on the 1066 walk, which takes walkers from Pevensey to Rye via the town of Battle and is of great historic importance. The property is located within a five minute drive of the ancient town of Winchelsea, with its pretty shingle beach and a little further away is the town of Rye, with its boutique shops, historic pubs and antique shops. A backdoor leads to the property via a boot room, where you will also find the washing machine, dryer, bread maker, microwave and Butler s sink. From here, enter the kitchen which has everything you will need, including oven, Aga, fridge freezer, dishwasher and coffee machine. There is a kitchen table here too, with church pew style seating. Next to the kitchen, the dining room offers a formal place to eat for 12 guests and has a working inglenook fireplace. Continuing on, you will discover the cosy snug room/downstairs bedroom, which has a TV, DVD player and a sofa bed which is available for two extra guests to use at an additional cost. Next to here is a shower room, which is useful should there be guests using the sofa bed. The drawing room is a grand room with views to the countryside beyond. There are two large sofas (one of which is another sofa bed which can be used at an additional cost), TV, DVD player and a working fireplace. Steep turned stairs lead to the first floor, where the bedrooms are located. The master bedroom has a high, cast iron bed, built in wardrobe and sink. You can also find the travel cot and high chair stored here. A second bedroom has twin zip and link beds which can be joined together to form a super king size, should that be required. The third bedroom has a double bed and the fourth bedroom is another twin with zip and link beds which may be made up as a king size upon request at the time of booking. The main bathroom has a bath with handheld shower, whilst there is also a shower room at the end of the hall with walk in shower. Outside the property benefits from three gardens, mostly set to lawn. You will find the hot tub quite close to the house and next to it is a garden room where sun loungers, etc. are kept and which can be used as changing room. There are several seating areas around the gardens, including a beautiful, secret walled garden with a stone seating area.
