An absolutely fabulous holiday. The place is amazing. Wish I could give 6/5. Although the place looks small from outside, inside was spacious. The kitchen has everything you need, washing machine, fridge, freezer, microwave. Lounge has a lovely large TV and an L shaped sofa you just sink into. Upstairs the bedroom is again spacious and looks out on the scenery of an amazing estate. The sun shines in from the main window, beautiful. The bed and pillows are so soft and welcoming. Small room next door has a very large wardrobe and merchants chest, more than enough room for clothes and storage of suitcases etc. The grounds are so amazing, they slope down and on the way you head towards a very large lake. On the way you pass three other lakes, one may have the resident geese with their goslings. The large lake had enormous carp, so save any bread and feed them. The path winds its way to a wood and back across to The Pump House. The hot tub is just the thing to sink into after a day of exploring. Stay quiet and you may be visited by woodpeckers, bluetits and nuthatches. The hosts are just lovely i felt I had known them for ages. The review makes it sound so idyllic, and it is. It’s one of very few places we didn’t want the holiday to end. It was just wonderful. Thank you.

The pump house was in the ideal location that we were looking for.. Perfect size for 2 adults the hot tub was just what we need after a day out shopping and exploring the towns and villages close by. Michael and Pauline the owners left us a nice bottle of wine on our arrival and i would recommend the pump house to our friends and family.

Immaculate cottage in ten acres of beautiful grounds.. Took our two little dogs and added benefit of enclosed garden. Hot tub to relax and take in peace and quiet. The cottage and garden is situated directly next to the owners property, which was not a problem as owners very friendly, but we personally would have preferred something a little more private but that is just our personal preference.

The pump house was amazing.. Host Pauline and Michael were very welcoming the gifts left for us and our 2 dogs were very nice. The pump house had everything we needed from milk to cleaning stuff. The grounds were amazing to walk round and it is in perfect position to reach all the coast we wanted to visited. We loved it and so did Bob and Sid our dogs thank you for a lovely week

The Pump House is in a wonderful secluded spot and had a fantastic hot tub.. Looking up at the stars and planes we were able to enjoy it and relax during our stay there. The cottage was immaculate, so clean, the bed was comfy and there was everything we needed. The owners were friendly and on hand if we needed anything. An ideal location to explore the south coast.

We had a lovely time at The Pump House.. It was spotlessly clean and very comfortable. The hot tub was available to us at any time in our own private garden. The owners grounds were amazing and we were able to walk in them for most of the day. (the owners walk their own dogs in the grounds for just a few hours a day) Our dogs had a wonderful time exploring the grounds. The wildlife is wonderful, especially the birds. We went to sleep every night listening to the owls.

This cottage ticks every single box. It is clean, although they allow pets, having an animal allergy it is spotless. Pauline is a fantastic owner. The grounds are superb. There is nothing lacking. We have come in september for a few day but we will be back. It is the best place for a relaxed calm atmosphere. We will return gladly. We cannot say more. It fulfilled our every desire and more. Well done on such a perfect little hideaway. I dont understand why it has the silver award. It deserves the gold. Cannot wait to return next year!!!

Pump house cottage was a brilliant base for exploring East Sussex.. The facilities were excellent especially having a nice hot tub to relax in every night. The hosts were great and their gardens were beautifully kept. Dog friendly as were the local pubs . Would highly recommend.

The Pump House was an excellent base from where to explore the area, and a lovely place to come back to each evening.. We had the best week for weather, so that really helped us getting out and about. Bexhill and Eastbourne are both great promenades to walk along to get a nice cooling breeze.

A really wonderful cottage in the owners grounds of 10 acres.. Extremely quiet, excellent cottage, everything required and the hosts are very friendly. TV has Netflix for guests to log into their account. Fridge, freezer, washing machine, microwave, cooker. Guests garden with hot tub. We love this place and nothing has come up to the high standards of The Pump House for us.

We loved staying at the Pump House.. I am not sure I have ever stayed at a cottage that was so well equipped. It exceeded our expectations in terms of the kitchen equipment, and in particular it had a full freezer, microwave and washing machine which a lot of places do not have. The sofa was super comfy. We have an escape artist dog, and the garden is properly secured with wire as well as post and rails all the way round. I had no worries that my dog would escape from the garden, usually I feel the need to keep him on the lead when I am away just in case he finds a gap in the fence. There were no issues with enough hot water for showers and there were DVDs and books left for the evening plus lots of leaflets and maps for days out and walking. The owners are really friendly and took the trouble to text us on the day of arrival to clarify the key arrangements. The hot tub was always hot and ready to use, and very straightforward to uncover and re-cover after use, with instructions left. The location is great for walking and pub lunches with part of the cuckoo trail close by. Beaches and the Downs are about 20 - 30 minutes away depending on which bit of the coast you choose. And finally, a bird feeder was kept topped up hanging from the apple tree next to the garden whilst we were there. The main visitors were woodpeckers but it also attracted squirrels and some birds that I had never seen before. It was very entertaining watching their antics from the garden or the hot tub! We enjoyed our stay at the Pump House. I am sure we will return again and I have no hesitation in recommended the property as a base for exploring the Sussex coast and for a dog friendly holiday.

I think it would be fair to say that the hot tub is exclusive use but not completely private as it is in the owners' grounds and they may pass/ be out in the grounds whenever a guest happens to be in the tub.. Having said that, they were extremely discreet and friendly so this wasn't a problem for us. The surrounding woods were an absolute delight full of wood anenomes and bluebells - gorgeous!

The Pump House Cottage was the ideal base to explore the beautiful countryside of Sussex.. The cottage was cosy, comfy and spotlessly clean.Our hosts Pauline and Michael were very friendly and helpful and kind enough to leave us a bottle of wine and treats for our dog. The cottage has an ideal enclosed garden for your dog to enjoy a run around. The Pump House has the bonus of a fantastic hot tub which overlook the beautiful grounds and where you can enjoy starry night views.We would definitely recommend The Pump House.

We have had a wonderful week at the pump house.. It was everything we hoped it would be and more. Michael and Pauline were a lovely couple who met us on arrival and were there to help if required. We had a lovely bottle of wine awaiting us and doggy biscuits for our little jack russell Gem.There was milk in the fridge and all the little extras to start the week off well. The cottage was delightful . beautifully clean warm cosy and comfortable. The grounds were beautiful too and a delight to walk around with our dog.We enjoyed our dip in the hot tub every day which was a lovely extra. There were plenty of lovely walks on the doorstep and lots of places to visit within a short distance.We loved it so much that we have booked up again and cannot wait to return . A real gem. Reluctant to leave feedback as we have found the most delightful place to stay where dogs are also welcomed.. We had a truly lovely relaxing holiday, great garden for our two to be let of their leads to wander, lovely grounds to also relax and take them for a walk in. I have never know a week pass so quickly. There is also plenty of places to visit where dogs are welcomed, although the beaches are shingle, and probably not dog friendly, we were never at a loss as to what to do. Will definitely be returning next year. Nearly forgot to mention, the owners are also delightful Thanks

We were met/greeted on arrival by Pauline and Micheal.. On entering this cottage we were extremely impressed by the cleanliness and layout of the place. A welcome gift was waiting for us including our dog and the little things such as milk, tea and coffee, toilet roll were present. It’s a small neat cottage for two and very nice indeed. Tv is included and one is able to sign in to your personal Netflix account if you have one. Wi Di was not good but the tv worked fine. We made use of our mobile WiFi for our week stay. Everything is supplied including rotary clothes line, parasol, two metal garden chairs (not loungers) and picnic table. Fridge, freezer, microwave etc. We made a couple of suggestions to the owners. One being two comfy loungers for the garden, and also replacing the bed mattress as the edges have slightly worn, giving one the feeling of falling off the edge. The small garden including a fabulous hot tub was great and we enjoyed this so much we stayed on sight for most of our week. The 10acres of grounds including lakes and wildlife was made available to us for our stay. Times for walking in them were clearly laid out in the information pack, as the owners also have dogs to walk. All in all I would highly recommend this cottage. 5***** definately.

A beautiful little cottage in the middle of the Sussex countryside.. Really comfortable furniture and very well equipped. The hot tub in the garden was very welcome at the end of the day and the owners grounds were great for walking the dogs early in the morning.

Spotlessly clean cottage - with lovely welcome pack for both us and dogs! Beautiful surroundings of 10 acres including woodland and lakes for dogs to play in! (all grounds well fenced) - we also had a private garden complete with hot tub, could not have been more relaxing for us - or safer for our hounds! The Pump House was very comfortable and warm - even though it snowed we were never cold indoors! Thank you for a lovely stay, not many places would have accepted both us and our giant dogs with such warmth, very highly recommended to anyone who would like a comfortable, peaceful break!!

The Pump House was spotlessly clean and a lovely welcome pack left for us (including flowers, wine and buiscuits for our dogs! ). The garden was safe and well fenced in, complete with a hot tub and the most wonderful grounds for long walks beyond. Dogs adored all! (and snow........) We have two Newfoundlands who had plenty of space within the house & a perfect spot for beds had been left for them. We were made to feel very welcome by the owners - who fortunately love large dogs! A great spot for us all. Sadly we decided to cut our holiday short due to very heavy snow and our concerns for reaching home - would like to say a huge thankyou to Pauline for checking we were warm and safe, which we certainly were - temperature fantastic as were all the facilities (television so good have bought one like it on return!) This cottage is a real gem.. A beautifully converted cosy cottage with everything you could need for your stay. The hot tub is a bonus and the generous owners allow you to make use of their extensive grounds. We stayed over Christmas and the cottage was nicely decorated for us complete with Christmas tree. The location is good, with many country walks on your doorstep. The views over the South Downs Way are worth a short trip too. You won't go wrong booking a week at the Pump House.

Great cottage, very comfy, everything you need was provided as well as some thoughtful extras.. Owners very friendly and helpful. Lovely location, nice and quiet. The grounds are amazing with lovely grassy paths, ponds with koi carp and a lake with carp that love to be fed! Really nice to find somewhere so lovely that allows you to bring your dogs. Great base to explore the area.
