Holiday Rental Description

A beautifully presented historic Grade II Listed 16th century thatched, 2 bedroom barn conversion, peacefully nestled in the North Devon countryside on a small Devon farm. Just 30 mins drive will bring you to the seaside town of Bude on the North Cornwall coast, with its arrary of shops, restaurants and not forgetting its wonderful sandy beaches, ideal for those who enjoy a bit of surfing or body boarding. To the South you can enjoy the stunning scenery of Dartmoor, either on horse back or walking, and visit the many little villages and towns along the way, there are plenty of good pubs en route too. Guests are welcome to explore the 48 acre farm which has panoramic views over towards Dartmoor. The farm is recognised as a Devon County Wildlife Site because of the wide range of wildlife, flora and fauna which can be found here and its important culm grassland habitats.  There are also amazing dark starry skies which can be enjoyed. There are lots of animals ready to greet you - Donkeys, goat, cow, sheep, chickens, ducks, George the goose, and Merlin the springer spaniel. Lovely freshly laid eggs every morning!

Adjoining The Milking Parlour is The Threshing Barn, which sleeps 2, perfect for inviting extra friends or family.

The property has been thoughtfully converted and maintains much of the original character, including oak beams, flag stone floors (downstairs) and cosy wood burner. However it also benefits from a few modern fittings such as the underfloor heating throughout with individual digital room controls. On the ground floor you have a conservatory style room with dining table and sofa, a spacious kitchen area which leads onto the bedrooms and wet room. Open stair case leads to the main living room with sofas and wood burner. Outside there is a private patio area with garden furniture and Weber gas bbq and guests are free to roam the owners farm land.

After booking, the homeowners will directly provide a digital booklet full of local attractions and property features so you can start the excitement of your holiday before you even arrive. When entering the property you'll be greeted by a tablet with more links and information on how to make the most of your stay, as well as a welcome pack full of local and hand-selected items as a complimentary gift from the homeowners.

Ground Floor;

Entrance conservatory with dining table for 4 and sofa for relaxing.

Kitchen: With butlers sink, electric double oven, induction hob, dishwasher and fridge with freezer compartment.

Bedroom 1: King with bedside tables and wardrobe and TV with DVD player.

Bedroom 2: Twin with bedside table, chest of drawers and TV with DVD player.

Shower room: luxurious shower/wet room with mozaic tiled floor and his and her limestone basins and WC.

Open tread wooden stairs to first floor;

Living room: With vaulted ceiling, two leather sofas, wood burner with doors that fully open to create an ‘open fire’, coffee table, Smart TV with Apple TV and DVD player.

Shared laundry room: The farm's laundry room/boot room is housed in one of the ancient cruck- framed cart sheds just a short distance away, and there you will find the washing machine/dryer and space for bicycles, muddy boots, wet jackets etc.

Parking: Private parking available for 2 cars. 10 Steps down from Car Park to patio.  Electric Car charging point available for use

Heating: Central heating included, basket of logs for fire included (additional logs available)

Security Deposit: This property has a refundable Accidental Damage Deposit of £200, which is payable with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

Notes: Bed linen and towels inclusive, Wifi Broadband. Highchair and baby bath available. The accommodation may not be ideally suited for unsupervised toddling children as the solid oak staircase has open treads (with no stair/baby gate), hard slate flagstone floors and fittings with square corners. ​Sorry no dogs or pets. No fireworks due to livestock and thatched buildings.
