Balmoral House is a beautifully presented and pet friendly accommodation enjoying delightful views across the River Dart and is within a 10 minute walk from Dartmouth’s award winning restaurants and boutique shops. The property has two en suite double bedrooms, one with zip and link single beds, a family bathroom and a cloakroom. There is a modern well equipped kitchen, dining room and stylish lounge with attractive period fireplace with marble surround and coal-effect gas fire. Outside is a spacious terrace and raised area with decking with table, four chairs and two sun loungers. Balmoral House provides an ideal base for couples to enjoy and explore Dartmouth and the South Hams.

Two bedrooms: Both en suite. 1x Double with walk-in cubicle with rain head and hand-held showers, w.c., wash-hand basin, heated towel rail and tiled flooring. 1x Twin (which can be zipped together on request to create a 6' double) with ensuite shower room with shower cubicle, w.c., wash-hand basin and heated towel rail. Dining room. Kitchen. Sitting room. Family bathroom consisting of a bath with hand-held shower, w.c., wash-hand basin and heated towel rail. Cloakroom with w.c and basin. Outside terrace.

Area
Dartmouth lies on the banks of the beautiful River Dart in the popular and picturesque South Hams area of South Devon. Located within an Area of Outstanding Natural Beauty and close to the stunning Start Bay coastline, Dartmouth is one of the most popular tourist destinations in Devon. It offers a stunning waterfront, ancient narrow streets lined with boutique shops, restaurants and art galleries plus many popular events such as the annual Dart Music Festival, Dartmouth Food Festival and the Port of Dartmouth Royal Regatta. This historic town boasts interesting landmarks, such as Dartmouth Castle, the Britannia Royal Naval College, and the National Trust’s Greenway House just a short ferry ride away. There are many interesting cycling and walking routes around Dartmouth, including the South West Coast Path, the Dart Valley Trail and plenty of quiet country lanes. A trip on the Dartmouth Steam Railway through the rolling countryside to Paignton is a must, and so is a boat or ferry trip across to Kingswear, on to Brixham, or down the river to the village of Dittisham. For those seeking sandy beaches, there is a wide choice in the South Hams area such as Blackpool Sands and Slapton Sands, both extremely popular beaches just a stone's throw from Dartmouth.

Kitchen equipment includes a Rangemaster cooker with five-ring gas burner, integrated fridge/freezer and dishwasher, microwave and Krups coffee machine. An outside utility shed houses a washing machine and tumble dryer. The living room has a flatscreen TV, DVD player, Roberts digital radio, period fireplace (coal fire is decorative only). Both bedrooms have wall mounted TV's. Baby equipment: A high-chair, travel cot and stair-gate are available on request. Spacious terrace and raised deck with table, four chairs and two sun loungers. A parking permit for one car, is provided for the Mayors Avenue public car park (subject to availability). Gas-fired combi boiler for Central heating and hot water. One well behaved dog permitted. Please note that access via Above Town is narrow with a 6' width restriction in place. Bed Linen and towels supplied. Strictly No Smoking

We liked Balmoral House so much last year, we booked it again this year for the Dartmouth Music Festival.. We loved the views and the peace and wanted to stay again in Balmoral House this year. Upon arrival though, our first feeling was one of disappointment. We were not warned at time of booking, or indeed following the booking, of the adjacent building work to the side and front of the property. (The building work to the front meant that the lovely views of the River Dart were blocked from the ground floor and patio). The main issue though was with the building work to the side - a complete refurbishment of an old property. Work started every day at 07.30 and the noise of angle grinders and hammering meant that an Al Fresco breakfast on the lovely patio was not possible without being disrupted by the adjacent work going on. (We did try it a few times but did not expect to have to raise our voices when chatting to each other)! I should stress that our disappointment is not with the property, but with C&C. We were referred to the head office, who have requested videos and pictures. We will be sending these to them in due course. It is also worthwhile mentioning that we requested the windows to be cleaned and the patio to be weeded. (The windows were dusty from the ongoing building work to the side, while the patio needed weeded. Both requests were promptly dealt with by the local office. In sum, a wonderful property, but let down by C&C.

We had a very enjoyable stay in Dartmouth and were blessed with lovely Easter weather! The overall experience was good, apart from being called on numerous occasions before arriving to ask for email addresses..., asking us to review our stay having not even had our holiday! The stay was great but I would encourage some time being spent on the patio area as this is a great space but there was some need for some weeding and TLC to this area to really make it a welcoming space!
