The weather up on the top of the Hill tends to be very misty, dont be deceived, it could be georgeous down in the town or anywhere else..

This is a brilliant cottage, really clean, everything you want, like a home from home.. Stephen, Joanne and Matthew made us feel so welcome, full of good advice and tips and fab farm eggs on arrival. Got to feed the lambs and nothing was to much trouble. We have stayed in many places around the country from really nice hotels to some right dives but for the money you pay/the location/the cottage probably the best place we have stayed, really didn't want to leave. Book it you will not be disappointed, we are already looking to go again. Thank you stephen/Joanne and Matthew, from paul/liz and monty

We visited in February 2020, in the midst of storm Dennis.. Although the roads were free of snow and ice, I'd definitely check the weather before setting off (especially November - March), as the road to the cottage is steep and winding, so would imagine pretty treacherous if untreated in freezing conditions. The cottage is linked to the main house, which is a working farm, which is great, as you have direct contact with the owners. Steve, who lives in the farmhouse with his wife and son, gave us a lift into and from Ulverston, which was fantastic given that we wanted to go for a meal and drinks with the dog - which saved me a 3 km walk in the dark windswept road at 9:30 pm. The cottage itself was quite charming - open stonework, log fire and just the cosy rustic feel you'd expect from a cottage of this type. The kitchen facilities were great and has pretty much everything you need. There wasn't much in the way of condiments and other sundries, such as tea, milk coffee - which was fine, as we brought all that. But be prepared as it's a bit of a drive to the local Tesco. The cottage has WIFI and Sky TV and surprisingly for its remote location - even receives 4G signal. The shower was nice and hot and the bathroom is spacious. There are towels, but you may still want to take your own. The bedrooms were spacious, but not really anywhere to hang or store your clothes and the bed I slept in (single) was ok, but not overly comfortable. As the cottage is part of a working farm, please bare in mind that you have quite a lot cows mooing and pooing just metres from the cottage, this wasn't an issue for me, but may put some off. In terms of location, the cottage itself is pretty remote and although you can take a walk around the vicinity, there are much more popular, prettier and well trodden parts of the lakes. That said, its not too far (35 km) from the more popular destinations, such as Ambleside, Windermere etc

Brill cottage well worth the money.. Can’t fault cottage location or the owners. Even though it’s on a farm heard the occasional moo of a cow that’s it. A week of peace quiet and relaxing. Definitely going to be back to this cottage

The cottage was clean, cozy and very well equipped.. We had a warm welcome from our hosts and the inclusion of fresh eggs from their own hens was a nice touch. We particularly enjoyed the wood burner and the visit to the sheep barn. We do really hope to return to Horace Farm next year.

August 2019
A beautiful cottage, spotlessly clean and well equipped, situated in an idyllic and quiet area of Cumbria.. It is ideally situated to travel to different parts of the Lake District; we were able to climb Scafell Pike, walk around Windermere, visit Grasmere, the Laurel and Hardy museum and Wordsworth’s houses. Stephen and Joanne are wonderful hosts, unfailingly helpful and gave us a very warm welcome, as well as the most delicious eggs from their own farm.
Mr Mccrossan, July 2019

May 2019
Horrace Farm Cottage was a lovely home from home.. It had everything we needed, and more. Steve & Joanne, the owners were really friendly, and were on hand if we needed them for anything. They took the time to speak to us whenever we saw them. The cottage is part of a farm in a very quiet location, with great views across the bay. We could even see Blackpool Tower on a clear day. The furniture & equipment was of a high quality, & we'll definitely miss the wood burning fire now we're home. I think we'll be back to stay at Horrace Farm Cottage again in future. We can't recommend it enough.

Lovely place woke up to sounds of Daisy & Buttercup (not there real names) being milked as it was lambing time we were allowed to help & watch a new born arriving.. Stephen & Joanne are very friendly & helpful and eggs were lovely. All came with a view of Morecambe Bay from 217 meters above sea level. Allan & Maggie
Mrs Broomesdavies, April 2019
March 2019
Stephen and Joanne were very friendly and welcoming.. The cottage is comfortable and very well equipped. It provided a good base to explore the area with Ulverston only a few minutes away. It is set in beautiful surroundings with good views from the 1st floor but it would have been nice to have been able to sit in an outside space to enjoy it.
Mrs Matthias, February 2019
February 2019
Owners very friendly allowing us to visit the barns to see the new born lambs and calves any time we wished, we had no issues but felt they would react positively if we had..
Mr Clarke, March 2019
February 2019
The cottage is in a great location with lovely views and very cosy.. It was also one of the best equipped cottages we have ever stayed in. We visited during lambing , a really busy time for the owners and were made to feel very welcome , as Stephen and his son showed us round the lambing sheds . That really made our holiday, thank you.
Mrs Heron, February 2019
January 2019
The cottage is well equipped.. Everything you need for a home from home. Tastefully decorated & spotlessly clean. A dozen eggs from Matthew's free range chickens were a lovely surprise. As was the log burner being lit when Stephen knew we were running late. Stephen & Joanne are all you want from hosts. Attentive, while maintaining your privacy. The views from the neighbouring lanes are outstanding. The location ideal. We had the bonus of Snow & getting to see the New born Lambs.
Mrs Rotherham, January 2019

Walking break south lakes and this location was a super base to explore local area from
Mrs Swan, June 2018
June 2018
This very comfortable cottage is up a steep hill above Ulverston so the views are breath-taking.. The cottage is on a farm and one of the photos gives the impression you will hear a lot of noise from the farm. This is not the case. We stayed for a week and never heard a thing. The owners next door are very friendly and eager to see that you have an enjoyable stay - you get a dozen lovely eggs as a welcome gift. The wi-fi is good if you need it. This is a lovely area away from the hustle and bustle of Windermere etc. but you still have the mountains plus the estuary and the sea to visit. There are plenty of walks and good days out to be had. Ulverston is a quaint place with many individual shops. Highly recommended.

Mrs Kuypers, May 2018
April 2018
Lovely clean, comfortable cottage and Joanne and Stephen were both very accommodating and friendly.. .. even tho I did book very last minute!! From the pictures I did think there’d be more of a garden for the dog to do his business. But the lane is quiet with large gras banks so didn’t prove to be a problem at all. And thank you for the fresh eggs, they were delicious!! Will recommend in the future. Thank you both :)
Mrs Hodson-ridgway, April 2018
March 2018
Thank you for a lovely stay - the area is beautiful, the family were so welcoming, even letting our little boy come and see the brand new lambs and calves that had been born overnight! He loved it! The cottage/ farm is in a really quiet area 30 mins drive from Coniston, 10 mins from the coast, 5 mins from Ulverston, easy to get everywhere. The cottage is cosy and relaxing. Thank you so much for the logs etc for the fire, which we had lit every night and loved. Also thanks to Sykes Cottages for going above and beyond with contacting the owner to see if the dates could be moved from what was advertised - really grateful.
Mr Albans, March 2018
February 2018
We really enjoyed our holiday at Horrace Farm.. The cottage was very spacious, comfortable and clean. Even though the the temperature outside was well below zero we were warm and cosy in the cottage. It was lovely to sit by the wood burning stove in the evenings. Thanks to Stephen for showing us the new born calf and the baby lambs. We will definitely go back again for another relaxing holiday.

October 2016
We were really impressed that there was a proper cot set up, not just a travel cot.. It would have been great if a stair gate was available due to the layout having an upstairs living room and us having a 9 month old. A fire guard would have been useful also. Overall we had a fantastic break and enjoyed the amazing views and welcoming cosy cottage.
