Pipits is a period detached cottage situated in the heart of the village of Exford, in the Exmoor National Park, in North Somerset and can sleep eight people in two king-size double bedrooms and one family room. There is a family bathroom and shower room on the first floor and an additional shower and WC on the ground floor. The rest of the house contains a kitchen, utility room, dining room and a sitting room with woodburner. There is also a snug with a woodburner and a sofa bed. To the outside of the property there is off road parking for four cars and a lawned garden with patio and furniture and barbecue. Pipits is an ideal base for families wishing to explore the delights of the Exmoor National Park.

This is a delightful cottage with lots of charm, in a great location.. (Lovely village of Exford with a playground, pubs and cafe). The garden is beautifully kept. We were very glad of the boiler room to put wet coats and boots, the utility room and the covered entrance to the back door (very wet week!). Unfortunately the tumble dryer had broken - the cleaner let us know - so dealing with wet laundry was a bit tricky but luckily the house has plenty of heated towel rails. Couple of other things the owner might not know: one side of the toaster only seems to work if you hold it down and OK button on the remote control doesn't work (use Play button instead to start a DVD!). Owner kindly gave us the option of using the sofa bed in the snug for one of the children, which we did, and found all the spare bedding fairly easily. The 'welcome' cake was much appreciated and enjoyed. Thank you!

Pippits was exceptional.. It ticked all our boxes when we arrived. The house was exactly as described, garden was beautiful, kitchen really well equipped. All the bedrooms and sitting rooms were warm and cosy. Bathrooms had fabulous showers and a lovely bath. Lots of info at the cottage about places to visit and eat. Exford itself was a flat 10 min walk. Two lovely pubs, both serving excellent food. We were sad to leave and will book again.

Pipits was exactly as described.. It was warm, comfy, cosy and clean and a perfect holiday cottage a short walk from the village. The kitchen was perfectly equipped with plenty of utensils, glasses and crockery and it was an ideal base to explore the beautiful surroundings of Exmoor. Can’t wait to return.

The cottage was well equipped very comfortable my grand daughter had to go to the doctor's but the number left at the cottage is only a one doctor practice they diverted us to dulverton or Minehead we used Minehead and had a good service the pub does a good takeaway and the cafe in the village was excellent..

The only criticism about the holiday was that both the upstairs showers were blocked and had to be plunged before we could use them.. Apart from this the cottage was wonderful. The only other thing is just a suggestion, remove the many jugs and teapots taking up cupboard space and leave them empty for guests to use for their food.

The cottage of Pipits was the best we have stayed in very comfortable with wonderful garden.. The only thing we found was the very steep drive caused us a problem walking up it you have to be very careful

Very clean.. Plenty of room (four of us and a dog). Good bathrooms, handy utility/boot room. Beautiful surroundings and less than half a mile from the main village. Two great pubs in the village selling good food. Only issue was people and dogs coming on to garden area (may be known to owner).

Pipits Cottage is a wonderful cosy country cottage set in a beautiful village location with two lovely pubs to walk to and a local shop.. Location is perfect set right in the middle of Exmoor, with beautiful villages and walks all around. The cottage has everything you need, and has a wonderful homely feel to it. Both double beds are so comfy and good size. Two bathrooms upstairs with great showers and another bathroom downstairs. Two word burners downstairs with cosy sofas. Kitchen is new and of a high standard with a fantastic range style oven. Views front and back are amazing. The sofa bed downstairs is very uncomfortable though for two adults and would probably best suit children/teenagers. We would highly recommend this cottage and would love to return. Owners very helpful too. Thank you

"Pipits" is a wonderful house! We had a group aged from 6 months to 90 years and it was perfect for everybody. The house is warm, clean & full of character but with all the modern amenities you would expect. Exford itself is a great location for all things "Exmoor", there was a Christmas market in the village hall while we were there and it was great fun (some early Christmas presents purchased!!). We had contact numbers for both the owners and the housekeeper in case anything went wrong (it didn't) but it was nice to know help was at hand. We will certainly be back and thoroughly recommend this wonderful house to everyone.

The cottage was very disappointing and was not what we were expected from the pictures of the property advertised on the Sykes web site.The cottage didn't appear to have been prepared for new visitors overall it was grubby just had a quick wipe over a deep clean would not go amiss.The garden was nothing like the pictures it was so over grown that we couldn't use the BBQ or table and chairs these also hadn't cleaned for a long time.

On arrival the garden was in much need of a good cutback. Long grass, plants overgrown BBQ area unable to sit at table. Prickly bramble grown over steps to upper garden.The cottage had the makings of an enjoyable stay but unfortunately this was not particularly clean,stained mattress cover,bleached stained towels, we had to clean the toilets and showers before we used them. Generally in need of a good clean. We took photos of some of the areas that needed attention and passed them onto Sykes cottages who were in agreement that this was not acceptable. But they only advised the owner to compensate us with 10 percent compensation. We have not received this and the owner does not answer our emails. Would not recommend.

Perfect cottage, we had everything that we wanted.. Decor and comfort was brilliant. Lovely touch on arrival of a freshly baked cake. Many walks to the pub that was so close and very friendly.

From the photo Ithought this cottage might be in a small housing estate such as you get in some small country villages these days, but no, it's a real country cottage down a lovely lane, great for walking out from in this pristine part of England. Cosy, warm and very well equipped, one feels privileged to be in such a lovely home, as all the comments in the visitors' book testify to. Everyone wants to come back! Handy hose pipe to help make your dog fit to enter after glorious muddy winter walks! Maps and walking guides provided as well as games, Netfli , YouTube, etc. A basket of firewood provided, bathrooms a dream, plenty of space, what more could you want? I've probably said too much, you'll be thinking I'm a friend of the owners!

We rented the cottage for the Christmas week. It is about half a mile from the centre of Exford, an easy walk but you need a torch (supplied) after dark. The cottage is cosy, well equipped and clean. The bedrooms and bathrooms are particularly good. Pheasants and robins frequent the back garden. Although close to a road there is little passing traffic. There is good wifi and a smart tv. There are two wood burners if you want to light them (not necessary as there is good central heating), and the basket of logs supplied will last a couple of days. If you need more they are easily obtained from a neighbour. Two decent pubs and a village store complete the picture. Lots of good walks and there is plenty of information in the cottage regarding other activities. We were more than happy with Pipits.
