Oak Tree Cottage is a welcoming barn conversion set on the owner's working farm in Tebay, Cumbria. With three bedrooms, one on the ground floor, plus a ground floor bathroom and a shower room, up to five can stay. There's also a kitchen with dining area and a sitting room with an electric fire, whilst outside, there is ample off road parking, a private, enclosed patio, a shared children's play area and walks to be enjoyed across the farm. With fishing also available nearby and the joys of the Dales and Lake District both within easy reach, Oak Tree Cottage is a wonderful base.

Area
The charming old village of Tebay sits near the eastern fringe of the Lake District National Park. The village itself winds its way along the edge of the main thoroughfare and the traditionally whitewashed Cross Keys Inn has been there for 500 years or more. Along with its better-known neighbours of Kendal, Sedbergh and Appleby-in-Westmorland, the area is surrounded by lovely rolling countryside and beautiful scenery.

Impressive mountains, open fells and clear-water lakes, the Lake District has it all. From walking in the mountains to exhilarating watersports or just a gentle cruise on a steam-powered yacht, Cumbria is the perfect holiday destination.

Great location if you don’t mind motorway and train noise.. Adequate facilities, comfy beds and sofas. Smoke alarm goes off every time you use the toaster! Really wished the kitchen window was a door as no door direct into rear garden just side door with path part through next door. Other 4 properties seemed better maintained than ours. Outside areas poor, grass needed cutting, planters contained dead plants, pile of bird poo from nesting birds which could have been hosed away, whirlygig and pegs manky. If we return it will be to one of the other properties.

We travelled a great deal around the area and this was a lovely haven to return to.. The cottage was very spacious, clean and comfortable. There were warnings about proximity of busy road and rail line and length of bumpy track ...DO NOT BE PUT OFF , the road and rail line are on opposite side of valley, we live in a very quiet village and still found they were still not at all intrusive. The long track is windy and bumpy but is tarmac and we were expecting far, far worse! Great text contact from hosts , all items in house were excellent quality. Folder may need updating perhaps as WiFi is different (but excellent) but on the whole this was a great place to stay..wish we had discovered when children were younger as space, garden and play area would have been a joy! There are other cottages but we did not see a soul, great that recycling is effective and whole area beautifully maintained. It is a farm, there may well be sheep on the lane and you will see lots of wildlife. Views are wonderful, a great setting! It was consequently a good drive to EVERYWHERE but when the scenery is that beautiful nobody minds. Almost wished it was colder so we could try the underfloor heating...Thanks for a great stay.

We had a lovely stay at Oak Tree cottage and it provided easy access to various parts of the Lake District we wanted to explore.. The cottage is also greatly equipped and the rooms clean and tidy. The only missing item would be a drying rack for washed clothes. There is a fixed drying rack outside, but it rained and snowed during our stay so we could not really dry clothes outside. Our two children (aged 2 and 6) loved the outdoor playing area. The scenery is beautiful and it is a real tranquil area. We would love to be back when we plan a break in that region again.

There were no bath soaps/shower gel/shampoo/conditioner in the bathrooms.. Consider keeping them. Also consider keeping hand wash in kitchen. No kitchen tissue roll either. It's a hassle to carry these things and certainly no supermarkets around. The cottage costs can certainly cover these little things. Could consider keeping few washing machine tablets. Should have a clothes drier stand inside the house. Someone coming for 1 week stay would definitely need to wash their clothes. With rain, one can't dry clothes outside. Beautiful scenic place midst in the valley, river behind the cottage and mountains in front. Loved it.

We are actually staying in oak tree right now for a week. It is a lovely cottage located in a cluster of holiday lets on Brockholes farm. A few small criticisms: 1) It is located at the end of a long half mile+ track. Not ideal for us as we had a 75 year old and had to drive everywhere as a result. I wish this was clearer in the booking info! 2) It is a little tired in places and needs a bit of TLC. Although the cottage is lovely it needs a bit of attention. For instance the light in the one bedroom was broken, the skirting board behind the door had fallen off and the fire remote was broken. Just the little things I know but it takes the shine of what is a lovely cottage. 3) It would definitely benefit from a selection of board games and activities. There were several jigsaws but they were missing pieces and all mixed up (found this out after trying to complete one and loads of the pieces were missing! :( ) This cottage Lovely and warm! The underfloor heating was very welcome although we tended to turn it down as it was very warm! Breathtaking scenery. Absolutely stunning views! Definitely worth a stay if you are in the area!

The surroundings are perfect to unwind.. Everything we could wish for. Lovely place to relax. Loved to see all the animals & the children really enjoyed walking over the field to feed the horses. We certainly plan another visit.

It was a great, cosy cottage.. Stylish, comfortable, lovely location. Everything we needed was there. It was great. The main bedroom is huge, nice sized kitchen and lounge. We were on a cheap, out of season week so it was really good value for money.

Just returned from a week in Oak Tree cottage for four adults aged from 30s to 80s. Booking was simple, Kevin and associates could not have made us feel more welcome when we arrived. The cottage was very clean, simple and snug, with underfloor heating available when the wether turned cooler. The kitchen was well equipped and rapidly became the centre of the household. The cottage is next to the river with a small garden overlooking the Lune. All of us enjoyed both short and longer walks from the cottage, which has access directly on to the Howgills, and trips to the lakes and Pennines which are easily accessible by car. The Pennines are so much less crowded than the lakes and are so very peaceful. I was worried about the motorway and railway passing on the other side of the river but although we could hear both it wasn't a problem. I imagine that the grandchildren would love exploring the area around the farm and there was a well equipped play area for children. They would love picnics by the river. All in all it was a very special stay and I do recommend the cottages.

A very spacious cottage with a lovely kitchen! The views were outstanding, the view out of each window was like looking out to a living picture frame as my partner described it! It was just off the M6 and we were so glad about it! There was good access to close attractions but there was so much to explore just around the cottage! We enjoyed our hike down to the river and up the hill! Will definitely book again!

It was a very cosy, comfy cottage with all mod cons. A great base for touring the area; Kendal, Penrith and Keswick were all within a reasonable reaching distance. The scenery was breathtaking, we even saw a steam train and the jets flying down the Tebay Gap were a treat for all.

Stayed here over May bank holiday weekend - 5 of us incl kids of 12, 10 & 3. The property is immaculate, comfy beds, plenty of cutlery, gorgeous underfloor heating. Bedrooms are good size particularly the double room and 2 bathrooms was great. Outside the kids play area was superb and included football pitch, we also walked down along the river which was great. The windy drive down to the cottage is also great particularly with lots of lambs! With just being off the M6 this was a great location for the lakes and although it was a wet weekend for us, returning to oak tree cottage made it wonderful. We will definitely stay here again when visiting the lakes.

If you don't mind the low hum of the motorway, or the whoosh of the West Coast Mainline, then this is the ideal base in the Lake District. It's perfectly located for local walks around the fells or along the River Lune away from the general overcrowding of the Lake District itself. Equally it's just a short drive to the biggest lakes - we spent a great day at Ullswater and also visited Windermere. The property itself was clean and tidy - everything worked properly - and the owners are friendly and helpful, even offering a close-up of some of the new-born lambs!
