We stayed for 5 nights in this lovely cosy & clean cottage. It is an ideal location if you enjoy walking & want to experience the beautiful Norfolk coast. We visited Oxburgh Hall & Brandon Country which are great for exploring with the kids. Our son enjoyed the karting near Swaffham & we also visited a couple of stops along the coast. Rosemary the owner is very helpful & nothing is too much trouble. We can't wait to stay again & will recommend to all our friends & family.

The whole package was more than we expected.. Property was beautiful, the essentials where provided for arrival and the use of domestic items. The owners where very approachable, helpful, professional people who ensured your stay was accommodated for. The directions where true to the property. I would definitely recommend, they appear to have a row of let's depending on party size. First time booking. Was not let down. There is also a Lovely cottage style cafe and Old Mother Hubbard's fish & chip shop in the market Square for time out. No complaints, Thank you.

Booked as we attended a wedding locally. Excellent local services - in my instance this included hair and beauty salons, florist and food outlets. Would definitely rebook at same place. Added bonus for us was little downstairs cloakroom, which wasn't previously mentioned - makes a big difference to have two loos!

Lovely cottage in the perfect location for exploring all of our favourite parts of Norfolk.. Double bed dreadfully uncomfortable - would love to return, but only if bed is replaced.

First class cottage in excellent location.. Plenty of room and well equiped cottage. Easy to find in a convenient location for the town, and quiet in doors despite being on a main road. Communal garden in a row of 3 cottages, parking shared with permanent resident in end cottage who was rather unfriendly but not the fault of owner! We had a great 3 night stay while walking the Peddars way. Highly recommended

Brilliant cottage - had everything a family with 2 young girls and a dog could need! Friendly owners and the cottage provided a good and comfortable base for exploring the North Norfolk coast and also within walking distance to Swaffham which has an array of shops, pubs, restaurants and supermarkets.

We had no hot running water after the second day due to a fault on the combination boiler but in fairness Mr.. Ison came round to try and remedy the situation but was unable to do so! We found the double bed very uncomfortable and requires a new mattress also we found the lighting on the upper floor absolutely dismal, brighter bulbs required all round in bathroom and bedrooms! This is a very nice cottage but let down by easily addressed minor faults(PLUS NO HOT WATER) Stan and Pat Stevenson.

Beautiful cottage, extremely well furnished with very comfortable beds, plenty of good quality towels & linen.. The kitchen was fully stocked with super china, glassware etc. The comfortable sitting & separate dining room were spacious & accomodated 6 easily. The cottage was immaculately clean & we were treated to a welcome pack (tea, sugar etc) . Easy parking & close the centre of town it was perfect.

We visited the cottage in extremely cold weather but the accommodation was warm, comfortable and well equipped.. Situated opposite a wonderful old church, we had the marvellous spectacle of a murmuration of Starlings settling down into the churchyard at dusk each evening.

We stayed in this cottage for a week in October 2016, as a base for the Peddar's Way - a 93-mile, long-distance walk. We were a party of four adults and two very small children (reducing in our numbers over the week), and this was a very enjoyable place for all concerned. The owner was very accommodating and friendly, lending us maps and providing us with information about local transport - all of which was very useful. Two stair gates were also provided, together with a high chair and cot. It is almost in the centre of Swaffham, with many facilities within walking distance, including an Asda. Tesco and Waitrose are close, but really require transport. Swaffham has passed its golden age, but has some charm, with a few interesting buildings, some independent shops, and the church is worth investigating. The cottage excelled our expectations. All the beds were very comfortable, including a sofa bed, and it was full of useful equipment. Central heating was excellent, as were the shower and wifi. The stairs are steep and may not suit anyone who has difficulty with stairs. It is situated right beside the pavement on a fairly busy road, but not much traffic passed during the night. The kitchen is long and thin, which is fine for two people, but can become crowded with four adults and two small children. The garden would be fine for children during summer months, and gates could be shut for smaller children. Parking is good, even including a very large open garage. The cottage was equipped with good quality sheets and linen. Although we have already walked past the Swaffham area on the Peddar's Way, we intend to return to this cottage, as it makes an ideal base. If it had been in a countryside location, we would have awarded five stars - but the price would probably have been much higher.

Lovely cottage. Really well appointed and very comfortable. Beds were fantastic. The owners was very welcoming and this along with the quality of the accommodation made this a really great place to stay. Manor Farm Cottage has every facility you could ever ask for really and the garden at the back is spacious so as we had the dog with us this was great. There was also a large common nearby and a few country paths that were also good for walking the dog.

The location of this cottage was spot on, easy drives to many local attractions including the coast & a short walking distance to the centre of Swaffham. The cottage oozed comfortable charm while still being very functional with pretty much every modern convienience. It's cleanliness & attention to detail was a credit to the owners. We had a lovely week there & would reccomend it to anyone.

This cottage is very comfortable, with efficient central heating and everything you need to make a self catering holiday good. Downstairs loo too, as well as the upstairs bathroom. There's Wi-Fi too. The peacocks from along the road are a welcome visitor to the garden. The beds are comfortable and have good quality linens (not too sure about the brown towels, but they are soft and do the job well!). Even tea towels are provided, so you really need to just turn up and it's all there. The kitchen has a more than adequate supply of cutlery, crockery and utensils (even a lemon squeezer, pizza cutter and garlic press), . Also there's a selection of childrens' games and DVDs, apart from two TVs. After booking, I got a little worried as the details mention some road noise, but it was quite minimal and did not bother us at all. Swaffham is a nice little town, not very busy whilst we were there mid-week. If you are shopping for food, turn right at the first set of lights from the cottage and there's a Tesco and Waitrose a little further along. The Asda in Swaffham is useless, we found. It's a shame that the beach is a pretty good drive away, but I hope we will return as the cottage was great and the owner really helpful - she even left us some milk and biccies for our arrival, so we could have a cup of coffee (tea, coffee, sugar was also provided). Perfect - and it's pet friendly too.

The property was right in the town centre (Swaffham). Therefore, close to all shops and the local market. The property owners are a lovely couple and it shows that they spend time maintaining the property.

A beautiful cottage just on the edge of Swaffham town centre. Swaffham is a very pleasant location. There was an enclosed field opposite the cottage which was perfect for dog walking.

We had a lovely time. The cottage is beautiful and well-kept and a lovely place to spend your holidays. Everything you might need is there in appliances and everything else. The house just radiates the loving care and touch of the owners. Around are some very nice things to do. We had a lovely holiday and enjoyed every day of it. The children already want to return there next year.

We love the cottage as it is very homely and could live their permanently with no problem! The owner is very friendly and makes you feel at home. The town centre is within walking distance of the cottage and it's in an ideal position to drive to Cromer, Hunstanton etc. We are going back again in September which will be our fourth visit in just over a year - I think that says it all.

Location was right in the heart of Swaffham. Separate lounge, dining room and kitchen. Dog friendly and plenty of places to walk. Very clean. Spacious, well appointed and furnished to a very high standard. Really good central heating which we could control so we were nice and warm especially as we were there in December. An additional toilet on the ground floor. Off road parking for more than one vehicle. We will be staying there again!

A beautiful and charming cottage and garden containing every thing that is needed for a lovely, relaxing and peaceful break. The owners seem to have thought of everything, even down to towels for the dogs! A short walk to Swaffham town centre which has some major retailers but with lots of small boutique type shops. Also within driving distance to Norfolk's attractions. All in all a wonderful place to stay and I would highly recommend.

Our stay at Manor Farm Cottage was fantastic. The rooms were decorated lovely, the beds were extremely comfy with high quality duvets and bedding, we all slept very well. The kitchen was equipped to our every need, full of crockery, pots pans and serving plates. The living room was cosy and welcoming, great room to cosy up in and watch a film. Upon arrival we found basic supplies to get us going, and a lovely bottle of wine. Overall we had a great break at this cottage and would recommend to anyone.
