The booking procedure was good and quick, the website was easy to navigate and described the cottage in detail and correctly.. I think you are correct to say that it is a little small for 5 adults but fine for either a family with children or 4 adults The kitchen is very well equipped and we really appreciated the welcome mince pies and bubbly!

We've visited the Kingsbridge/Dartmouth area 3 years out of 4, and this was our second stay in Dittisham.. The 3-storey cottage matched your description perfectly. We should have picked up that there isn't a freezer, but unfortunately didn't; totally our fault of course but we'd much prefer a freezer over a dishwasher on a week's stay. Internally we had everything we needed, and left very clean for us. You've highlighted the 11 steps to the rear garden, which was fine for us as fit over-65s, but parents would have be very careful with young children, as they are steep. Linney Cottage is one of the nearest to the entrance of Dittisham Court, which was a plus, and very handy for the centre of the village and a short walk to the Ham and river. No shortage of walks for dog-owners, and Dittisham is very dog-friendly; local residents have made us really welcome, particularly on our dog-walks! The only thing we'd probably warn visitors of is that there is no street lighting in Dittisham Court, nor outside as you walk to the main thoroughfare after dark. I'd recommend bringing a good torch.

We had a great time at linney cottage, comfortable and perfect location.. I would go back to Dittisham for certain and would look for linney cottage again. The only bit of constructive feedback would be there is no provision for recycling with the cottage. You provide a greenback for all waste to go for landfill only. I spoke to a resident in the area and they explained the procedure they use and provided some bags for other waste and we recycled the same as the residents. It would be worth looking at this going forward, only a small thing but worth a look. Thanks again we had s great holiday.

Lovely cottage, well presented in a peaceful setting.. Main bedroom spacious and comfortable with lovely views. Steps to the garden would be challenge to young children or people with mobility problems and a freezer would have been very useful. We really enjoyed our holiday.

We marked down comfort because, the sofas in the lounge were low and difficult to get out of ! . (at least for older people). Otherwise everything was lovely. We had a most enjoyable holiday. Lovely area, lovely views, friendly people. Lots of places to visit. Caroline the owner was very helpful when we phoned her.

This was my first proper visit to Devon and we could not have picked a better spot. The accommodation is on three levels so it is not for those who find stairs tricky. The double bedroom on the top floor is delightful and very spacious. Other rooms are less spacious but all is appointed to a high standard. There is a good field at the rear which our terrier found a great boon. A short walk up the field takes you to spectacular views over the Dart estuary. The ferry is easily accessible on foot from the house and takes you to the steam railway and Agatha Christie's house. The D'Oyly Carte house nearby is a must for lovers of Art Deco. And there is good parking.

a beautiful cottage with amazing views, quiet, comfortable and everything we needed, near to Dartmouth and our son's passing out parade. Dittisham is a lovely visit with interesting walks and a great water taxi to Dartmouth. My 90 year old Dad was with us and even he managed and enjoyed his stay. Nearby a pub that also house a Post Office and shop and served lovely Local Ales. What more could you want from a holiday.

Linney cottage provided a perfect venue for a relaxing family break. We have three children and a small dog and all really loved the cottage, with its private garden and access to several acres of shared garden, all overlooking the Dart. The facilities at the cottage catered for everything, it was clean and very well appointed. The village has a regular passenger ferry to Dartmouth as well as a lovely pub and superb fish restaurant. Loved everything about this and will definitely be returning.
