Holiday home
This detached stone farmhouse has outstanding views across the Monsal Valley and has been restored to provide exceptional accommodation. The property has a wealth of character with its exposed beams and stone floors and is finished to a high standard. There are four bright and restful bedrooms, an elegant bathroom with a roll top bath to luxuriate in after a busy day and a further shower room. The kitchen is well appointed and boasts a fabulous range cooker, the dining area is in the comfortable sitting room which houses a magnificent fireplace with wood burner and there is a cosy snug with another wood burner. A large grassy area surrounds the farmhouse along with a patio and barbecue. A tremendous property for a family holiday.

Area
This small hamlet of farms and houses sits between Taddington, Monsal Head and the River Wye in the Peak District. It has some spectacular scenery and Monsal Head is famed for the magnificent view along Monsal Dale and the Wye Valley, and offers some amazing walks. The Monsal Trail takes walkers along a former Midland Railway track, over a majestic viaduct above the river and into a tunnel which goes beneath Monsal Head, understandably making this a popular route with walkers. Bakewell, a picturesque market town, lies just seven miles away and has a variety of shops, restaurants and pubs, and there is a farmer's market held once a week, usually on a Monday. This area makes a fantastic base for a holiday in this stunning location.

This is an excellent holiday farmhouse for a large family group, or two families. The cottage has 2 living spaces, 4 bedrooms and a very well-stocked kitchen. The Sykes Cottages location is shown incorrectly, as the house is actually alone and on the very edge of the Wye Valley which leads to Monsal Head. As such, the views and walks from the door are wonderful. Most of the Peak District attractions are within 30 minutes drive. Inside, the facilities are very good, with excellent wi-fi throughout and high quality bedding in all rooms. It is worth considering the drive to the house which is about 0.7 miles along a muddy farm track. We coped fine driving slowly in both a Focus and a Passat, but I wouldn’t have fancied our chances in snow. Otherwise, highly recommended.

I still can't get over the absolutely stunning views from Lees farm! Beautiful walks from the door step, very hilly walk up and down to the pub but worth it! Can walk onto the monsal trail from the door step. Lovely cosy cottage, brand new bbq which we enjoyed! Can't recommend enough.

This is the second time we have used Sykes cottages and they do not disappoint.. Lovely spacious property with lots of character. We were staying with the maximum number of guests but the house didn’t feel crowded.

Description of bedrooms was a bit misleading, it seemed to suggest there was a double bed in most of the rooms which was one of the reasons for our booking as three couples were staying.. The track leading up to the property was very rough in parts and if you had a low car you would srltruggle to get up it. The location was very good, near to the monsal trail and the house was very large and comfortable for all staying.

Very well equipped beautifully remote farmhouse with views to inspire and relax.. The excitement of the track leading up to the house and the visit from the cow in the garden were enjoyed by all. We were pleased to find the location so well placed to local attractions and yet far enough away to give a real sense of timeout. Brilliant holiday.

The location was perfect for us.. In the middle of nowhere, but within 30 mins reach of everything. The Cottage was well equipped and comfortable, and spotlessly clean. So much to do that we are returning next year. A fabulous week.

Loved our stay at Lees cottage, great location up on a hill with awesome views, so peaceful! The half a mile bumpy track is something to consider, all 3 of us managed in and out most days with only one with a little damage to underside (was still drive-able), all part of the charm of staying in beautiful rural location! Our daughter thought it was hilarious and learned the word ‘bumpy’. The big kitchen was well equipped for big meals together, electric oven took a bit of getting used too and high chair needed a good clean on arrival (just little things). The box of jigsaws and games in the utility room was very handy, also the books and dvds in house. Bedlinen was lovely, duvets and pillows were so soft. Our four poster bed was a bit creaky but our 2year old slept happily for ten hours each night in the travel cot....glad we brought our own cot sheet and cellular blanket as not supplied. Perfect proximity to Bakewell and Matlock, lots to do for families (ladybower resevoir, Abraham heights cable car, pooles cavern, blue John cave in Crich, Matlock farm, tram museum...some of the group went in bike rides and long treks) loved the antique shop in Matlock and little boutique clothes shops. Lovely having Fresian cows peering over the garden wall whilst the sun sets...Would definitely stay here again. Glad we took advice from another review booking a Tesco online shop to arrive on the day we arrived as nearest shop for pasta (forgot this on list) was 40 mins round trip, just put Sat Nav in brackets in address. Highly recommend this cosy place!

Lees Farm is a dream house right on top of a hill with a 360 degree views.. Spacious, comfortable and well equipped. Just make sure you drive carefully and slowly up the mile long lane, which is a bit rough, to the cottage. Wonderful place for walks and bike rides.

Lees farm is in a remote location with absolutely stunning views across the Monsal Valley.. The farmhouse is warm, cosy and well equipped - the underfloor heating in the main living room was wonderful. We stayed in November (during some strong winds) and despite being very exposed the property felt very safe. The drive up to the property was no problem at all in a 4-wheel drive - although it was narrow in places, and a local grocery company (Tesco) were able to deliver to the address without any problem.

Lees Farm is in a wonderful location , high on a hill overlooking Miller's Dale. The area is a Nature Reserve and we loved the wild flowers and stunning views. Underfloor heating keeps you warm in the lounge and there is an easily lit wood burner in each sitting room. We were there to cycle the Monsal Trail, Tissington Trail and High Peak Trail which we did with great enthusiasm and enjoyment. Walkers can join the Monsal Trail by descending the hill below Lees Farm. A really great holiday!

The location was perfect for all walks and trails. Loved the isolation and the views were amazing from every view around Lees Farm. We were amazed at the size of the grounds which was great for the two dogs with us. Having the two lounges was great because we had a 'teen' lounge and a separate 'adult' area in the evenings. We thought the amount of heat downstairs and constant hot water was very generous and welcomed.

Lees Farm is a fabulously comfortable house. Warm, cosy and welcoming with a lovely atmosphere. Fantastic log burning stoves which we needed as the weather was wild and windy! And there was gorgeous bed linen which we really appreciated. But above all the location the unique selling point of this property with unbeatable views. And although you're in a rural location, it's only a short drive to great pubs, busy market towns and interesting places to visit. And it's total heaven for dogs with lovely walks from the back door.

Just returned from a fantastic stay at Lee's Farm. The place was absolutely amazing; stunning panoramic views of the dales; huge rooms furnished beautifully with lots of extras there when we arrived! The garden was huge and enclosed so plenty of space for children to play safely and the only neighbours were cows and sheep which my youngest thought was awesome. There is a nature reserve which backs onto the property so walks literally in the doorstep too. We were a party of four adults and three children and this was just perfect for our needs. The proximity to places such as Buxton and Bakewell was great though we spent many of our days out in Matlock as there were great days out for younger children there. I can't recommend this property enough, if you like to be off the beaten track but with close access to civilisation then this property ticks all the boxes. We will definitely return as my kids loved it here!

From the moment we got within a mile of Lees Farm the views were breathtaking! The property is situated in a beautiful secluded area up high on a hillside. Perfect for getting away from it all. Fantastic large enclosed garden for our golden retriever to run around happily without fear of him running off, of an evening we were regularly visited by the nearby friendly cows. Lees Farm is furnished wonderfully, lovely comfy beds - the best nights sleep in a long time. Sofas perfect for getting cosy in front of one of the two televisions provided and with free view if the weather wasn't permitting we could happily snuggle up in front of the log fire and watch television. The log fires made it perfect within the property, lovely and warm. We will definitely be returning again soon for a longer stay. Perfect for a lovely escape.

We rented this house for a week in November while my family were visiting from Canada. It was good value being off season and provided everything we needed and more. Views are amazing, even on the wettest day the scenery is stunning. It's lovely being cozy and warm with the wind and rain raging outside... But this house feels rock solid, like it was forged from the stone itself! The bathroom upstairs is lovely and just what the doctor ordered considering I'd just had a baby less than a week before we arrived. Really pampering and relaxing with low lights and beautiful roll top bath. Beds are über comfy and we slept 7 people plus baby no problems. We had numerous family and friends come by to visit and directions were easy as the house is pretty well signposted. Kitchen was well equip for dealing with larger parties. All and all, this house was perfect for our stay. I would highly recommend Lees Farm!

We loved everything about Lees Farm, we wanted a getaway where our two dogs would be welcome and this farm was perfect. It is a fairytale setting with views that will be forever etched in our minds and hearts. The enclosed very large garden meant our dogs were safe to run and have immense fun. We were lucky with the weather, and so the location was amazing! The views from the cottage were wonderful, and it was lovely to be able to sit outside for breakfast, when it was warm enough. There was plenty of room for everyone to do their 'own thing', but we could all be together when we wanted to be. Our two families could prepare/cook meals, as well as eat together. Being able to walk from the cottage was a bonus.

This is a beautifully secluded cottage with the most magnificent views I have ever seen. The cottage has a beautiful large garden. Inside, the cottage was very well appointed with a beautiful kitchen with granite surfaces and well stocked on utensils and crockery. It was perfect that we had some walks directly from the cottage, and we could cycle very leisurely to Bakewell for some much deserved Bakewell pudding.

My family and I stayed at this cottage in late July/August 2013 for a week. When we drove up the drive to the cottage we were a little worried as it was a long, bumpy track (as warned) although no match for my Quashqai. It was more nerve-racking for my brother-in-law in his low-suspension Honda Civic full of people and holiday packing. Still, we made it, with no harm to the vehicles and we were blown away by the location of the cottage right on top of the world! It had the most amazing views for miles in every direction. We could only stand and stare for the first half hour. The cottage itself was also beautiful. Low ceilings so beware if you are a tall family like ours! the kitchen had granite surfaces and was full of every utensil, pot, plate, cups and cutlery that you could possibly need. The hob was amazing - I want one now! The rooms were perfectly appointed. My 9 month old baby hasn't slept better than when she was staying here! It was nice to have a "snug" where the children played and a proper living room where the adults relaxed. The bathrooms were spotless and beautiful. The standalone bath made bathtime a lot of fun for the children and rather pleasant for me after a long horse ride at Ladybooth stables near Hope Valley. Other activities we enjoyed was bike riding the Monsal Trail - the start of which in the Wye Valley was only a 5 min drive up the main road from the cottage. We also went to Bakewell and enjoyed the famed Bakewell pudding. As well as walking the immediate surrounds (many walks straight from the cottage which was amazing!) we also ventured half an hour south to Dove Dale - so pretty! We managed to walk to a couple of pubs from the cottage - one down in Miller's Dale and the other on the A6 (The Waterloo). If you have babies, I recommend packing a sling/baby carrier not a buggy as the unmade roads don't work with buggies! This was one of the nicest holidays I've had in a long while - and this is mostly due to the stunning location of the cottage and how beautiful it was staying there. Everyone kept congratulating me on finding it, but I had no idea how lovely it was until we say it in person. The furnishings have been updated from the ones I can see in the photos in Trip Advisor. It looks nicer and they have a massive TV which connects to our laptop or plug a USB directly in which made my nerdy husband very happy. In summary, I highly recommend this cottage to any other families wanting to get away from it all. We will have to go again next year!

I stayed at Lees Farm over the May Bank holiday as part of a large group of friends. The property is very isolated, with beautiful views down the valley. There is a pub nearby although it is a very steep walk and might not be advisable in the dark! The house itself is well equipped with everything you need for a self catering holiday, (except for a barbecue which might come in handy). The property is ideal for families with kids or big groups as it has a huge garden and is surrounded by fields and open space to play in. Contrary to earlier reviews, wifi has been installed at the property and you get a relatively good signal throughout the house. The surrounding area is beautiful - we hired bikes from Bakewell to cycle the Monsal trail, went kayaking, go carting and of course there are lots of walks you can do from right outside the house itself. Our cars did struggle getting up and down the track to the property, but unless you have a small sports car or low suspension vehicle then it's certainly not that bad. We even ordered an online supermarket delivery which found the house and delivered perfectly on time. All in all I would definitely recommend this property for groups or big families!

We stayed at Lees Farm for Easter, but arrived following heavy snow the previous week. The owner had been in touch with concerns that the farm track, 3/4mile, was impassable. He managed to organise for a snow plough, but the drive was still banked up with 5-8ft drifts. After a non-too-humourous couple of hours stuck on the track, we eventually reached the house. It is totally isolated, surrounded by beautiful rolling countryside and ideal for keen walkers. The house has been tastefully furnished and has modern, very well equipped, kitchen and bathrooms. The two main bedrooms have comfortable king size beds and offer dual aspect views accross the countryside. The groundfloor bedroom has comfortable bunk beds and a single bed, plus built in wardrobe, but has no drawers or shelving, so with three teenagers, this soon became very messy and hard to keep organised. This room, along with the third first floor room, only have a velux window. The third first floor room was very disapointing. It offers a single bed+trundle, that really is inadaquate for two adults. There is no room to move around the beds, meaning climbing over whoever is on the trundle, which is also most uncomfortable! I would say that this house only comfortably accomodates 8 people, including children. There is also only seating at the dining table for 8, meaning every meal was compromised. There are some very creaky and unstable floorboards on the first floor, that would disturb even the heaviest sleeper, should anyone move around during the night. Although the snow caused problems at the begining of our stay, the local fields provided excelent sledging opportunities, providing hopurs of fun for both the adults and children alike. The farm track is very high in the middle and could easily damage your car. Do not even attempt to tackle it in a low-bodied car. The house is well placed for several local attractions and close to main routes to Sheffield/Chesterfield.

We loved our stay here. The house is cosy and inviting with everything you could need. The provision of a dog crate and a baby gate was brilliant. Just what we needed after the dog got his paws walked off. The house sits up a gravel type road, its not horrific but if you have a low car take it nice and slow. Far away enough to be lovely and peaceful, close enough to have amenities within a short distance. Perfect. So much so we are returning in a few weeks. Jasper can't wait. Only thing I would change is there is no wifi access. Phone signal is very patchy.

Initially we thought we were well and truly lost whilst trying to find the secluded location, until the fabulous Lees Farm came into view. Driving into the spacious driveway, we were awestruck by the views all round. It took a few speechless moments between us to take it all in. This alone had won us over already, even before we had entered the house. When we did venture inside, we were greeted by a modernised house which still oozed with character and had everything we needed. There were 8 of us who stayed and we never felt short of space once. Once we had our bearings, we then had the wonderful countryside to explore, with the wonderful Anglers Rest a short walk away though the rolling hills of the Peaks. Returning to the cosy house was just as satisfying, especially with the under floor heating on, where we made the most of taking those views in. Overall I can honestly say I would love to revisit and would definitely recommend it to anyone. Excellent!

Stunning location looking over the valley and great walks. Lees Farm was a property that was easy to feel comfortable in. There was a lovely table that we spent several hours sitting and laughing around.

Lees Farm didn't disappoint, the views were outstanding, especially when we had 2 days of snow. Our dog was in doggie heaven, we walked her feet off without ever having to take the car. The farm house was warm and cosy. Brilliant!

We arrived during a shower and pulled up outside the property to cries of 'Ahhh' and 'Ohhh' as the magnificent view appeared before us and a brilliant rainbow rose up out of the valley below. A fantastic start to a memorable holiday.

The farmhouse was excellent.Very comfortable and warm.The beds were the most comfortable we have slept in having stayed at numerous holiday cottages.It was nice to have a soak in the roll top bath and the views from every window were fantastic.We enjoyed the isolated location.

The location and views from the property were stunning. The beds were the most comfortable I've ever slept in! The cottage layout makes it very cosy and perfect for splitting the party between quiet readers and telly/ games room.

A beautiful house in a wonderful location. The house had everything we needed for our stay and it was wonderfully out of the way in order to get away from it all. The beautiful towns of Bakewell and Buxton are a short drive for the days when you actually want to go and do something. Highly recommended.

The cottage was perfect for my plans. It was my 30th birthday and I wanted to celebrate it with family and a few friends. There were 7 of us and two dogs. Plenty of room for us all. The cottage was warm and cosy and in an ideal location for dogs, since it has a field for them to run around in. The pub however is down a steep climb which was not suitable for my mum who is disabled. All in all this was a great experience and I will be booking this cottage again. I also recommend it to my friends all the time.

The isolation in a beautiful cottage, stunning views. It was very peaceful. The cottage was to top standard very well stocked with quality bedding, towels and crockery. There was everything you would need for a nice night in after long challenging walks. The location was central to most of the Peak District yet once you left the little hamlet of Priestcliffe you were removed from everything. The whole of the Peak District was like a picture post card, I drove around for a week and did not see anything that was not worthy of a photograph.

The welcome basket of goodies was a life saver! The place really is remote so we loved having a few sausages and drinks, not having to worry about the neighbours. The soft furnishings were lovely and pristine white, in fact the whole place looked fresh and was really cosy. This would be a fantastic retreat in the winter!

Totally remote! The wine, food and cake that was there for us when we arrived was a lovely surprise. The view was fantastic and the walking in the area great.
