This cottage is just perfect in every way, location, size and everything provided you could possibly need. We are still here and will be very sad to leave. The beds are also extremely comfy. 5 min walk to the beach, 2 min walk to pub and shops There is a railway track behind but it didn't bother us. So good in fact, we'll be back later in the year

We were lucky enough to stay at Kynaston Cottage, which is in the perfect location to explore the beautiful Aberdovey. The cottage has everything a family could need, it’s comfortable, clean and situated right in the heart of the town making it easy to pop back from the beach or take a quick walk out to collect a takeaway or ice cream! Unlike many other properties, Kynaston has a parking space right outside and a rear courtyard, which is a sun trap in afternoon and perfect to dry wetsuits and towels. The beds were really comfortable and we left feeling relaxed and refreshed, thoroughly recommended.

Just returned from a lovely week in Aberdovey. Beautiful beach, lots of dog friendly pubs and cafes. Coast Deli and dining just down the street from the cottage was delicious. Matt, the owner, pointed us in the right direction for my son to even get a little surfing in. Matt was very helpful. The cottage itself was very well equipped and very clean. Altogether a lovely place.

Kynaston Cottage in Aberdyfi is a wonderful holiday home.. Two minute walk to a fantastic clean beach but far enough away to be quiet and restful. The cottage has everything you would need for a holiday and is very clean, superb comfy beds, plenty of hot water, clean towels, clean sheets and good heating. We love staying in this property. It is easy to get to any local tourist spot from here and there is plenty to do and see in the area. Fantastic views of Aberdyfi and right out to sea from the top of the hill which should be a must for any traveller. The owner is extremely helpful, we can park our car right outside the cottage and if we have visitors, they can park for free in the car park at the beach, because the property comes with one free parking space. We will be coming back to this property for sure.

There are a couple of things that need attention The waste pipe from the bathroom upstairs was not in place on arrival, when the shower and wash basin were used the waste ran out across the path onto the road, this was also the case from the sink in the kitchen.. We have a dog, the gate to the side of the property was not secure. The door handle on the double bedroom to the front of the cottage was very loose and we couldn't pull on it to close the door. It would be very useful to have some kind of washing line outside to dry laundry, or a washer/dryer in the property, there is a very good washing machine but no facility for drying which when travelling with dogs and children is essential. There is a clothes airer which we did use but when placed outside it was blown over on most occasions. None of the above issues are major and would not prevent us from re-booking, most are basic maintenance, which could occur on any property.

We booked Kynaston last minute to get away for a few nights. We know Aberdovey well but have never stayed there as we usually stay in Talyllyn, but we will definitely come back to this cottage. Beautiful, clean and cosy. Had everything we could need. Owners were extremely helpful and friendly, and the location is just great. Right in the middle of the town, so just a 3-4 min stroll down a quaint little road and you’re on the beach. Highly recommended.

It was an ideal place for us to meet up with family & friends who live in the area & good centre from which to explore.. There are plenty of good eating places around, which is important in January! The cottage is warm, cosy & had all we needed.

We had the most amazing two night break in this perfect cottage in beautiful Aberdovey. The cottage is well equipped with everything you need for a break away. It is furnished to a high standard and exceptionally clean. The owners have thought of everything you need for a perfect relaxing stay. If you are looking to get away from it all then I can highly recommend staying here. The shops, pubs and seafront are all within a few minutes walk. Many thanks to Matt, who was very helpful and a pleasure to deal with.

Fantastic cottage. Tastefully decorated and very well equipped. A short stroll to the beach and harbour, with a handful of good pubs, cafes and shops. A great location for walking, cycling or just relaxing in the beautiful seaside resort of Aberdovey. The owner, Matt, is very helpful and swiftly answers all questions and queries. Definitely a place to return to.

Great location and nicely equipped, cosy cottage. The perfect little base for us to explore the area from, wander down to the beach or the local cafes and pubs. But, should the Welsh weather decide not to play nicely as it did for one day of our stay, this is a cosy, well-equipped cottage, great to sit and work your way through the massive DVD collection in. We will be staying again.

We just got back from a week at the cottage and really enjoyed our stay. The cottage is perfectly located near the town centre, 2 mins from the main cafes and beach. The owner was extremely responsive to any requests or queries. We hope to stay again - it is great value and very homely.

Stayed here for a long weekend trip. Couldn’t fault the cottage, beds were comfortable, fantastic showers, modern kitchen, and cosy lounge with wood burning stove. Was a great base to explore the local town and surrounding coastline and mountains.

We stayed at the cottage whilst on a cycling weekend and it was perfect. The cottage is very well equipped with all the luxuries. The cottage has a boutique hotel feeling, with lovely fabrics and great decor, very comfortable, great shower, comfortable beds and it was all immaculately clean. There is car parking space outside the cottage and plenty of spaces to store the bike. I would certainly recommend to stay there as a great location if walking, cycling or just chilling and a short work to local pubs and restaurants. The kitchen is also very well equipped if you are into cooking.

Lovely cottage in the heart of Aberdovey.. 3 minutes walk to the beach. Everything we needed was there. You would struggle to fit a large car in the parking space, I have a Suzuki Celerio and was just able to fit but a permit for the car park is provided as well. Milk, bread and butter were a welcome find when we arrived, very thoughtful. The only thing we would change would be the cleaners, it maybe because it's the end of the season but the house needs a spring clean. The Seabreeze does wonderful food. Despite having visited in the wettest week this year, it was enjoyable.

We loved being so near to the beach where we took our dogs each day.. We also loved the galleries and local pubs.

June 2018
The cottage was comfortable and reasonably clean.. The shower tray sealant was mouldy and the water outlet had black mouldy muck around it. I think more mention should’ve made regarding how close the railway line is to the cottage and that the first train goes past at bedroom height around 6.30 each morning’ The seagulls need a mention also as the start their noise around 3.45 am on the roof for around two hours.

Matt looked after us as always.. Cottage was perfect with everything you would expect to enjoy a week's stay. Location is great being only a few mins walk from the beach Welcome pack is really informative and useful telling you everything you need to know about the cottage and the area.

Parking is in Beach Car Park a few minutes walk from House. Enclosed garden is just the path around two sides of the house. In May the sun only reached there at lunchtime. Lovely cottage just needs a little more care. Aberdovey is beautiful.

Cottage was clean but the bed in the back room still had dirty bedding on which surprised me in view of previous feedback had showed this as being a previous problem .. Didnt bother me as I moved into front room which was clean , I don't feel this is exceptable and indicates a problem with there cleaning services , rest of cottage was clean if a little worn

Delightful well equipped cottage. The owners have obviously gone to a lot of trouble to ensure "guests" have a very warm cosy comfy stay. & yes we would love to stay again!!

Tastefully decorated and all things considered in this pretty cottage. Minutes walk from the beach and harbour. The owner, Matt, is really helpful and answers all questions and queries promptly. Plenty of space for us all. The train line next to it you can hardly hear and only runs a max of 2 times an hour. Plenty of places to walk around the area and bike. Will definitely be back in the future. Thanks Matt for making it so enjoyable
