Woodlands is a well-appointed character cottage in Hoxne, Suffolk. With three bedrooms, the property can sleep up to six people. There's also a family bathroom, a ground floor cloakroom, a kitchen, a dining room and a sitting room with woodburner, outside there is access to a utility room. There's also ample off road parking outside and a garden with patio and furniture along with walks and cycling from the doorstep. Woodlands provides a charming, character base for friends and families seeking the many sights of Suffolk. Please note - This property does not accept worker bookings.

We are very lucky to have stayed here for four weeks while having work completed on our home. The welcome pack was very kind and thoughtful. The garden has provided daily entertainment for our little dog and often for us with the sighting of a Heron and a buzzard, it seems the honey bees are now getting busy. The cottage has a lovely feel to it with the wood burner to complete the cosy cottage feel. It is shame however that the cottage seems to be lacking in having any time or attention spent on it and housekeeping seems to have been forgotten, unfortunately many of our complaints have been noted before in this book and on reviews but the problems remain the same, kettle was in desperate need of descaling, toilet downstairs required cleaning on arrival as hairs on seat and rim, bathroom is in need of a deep clean and a litre of bleach, toilet seat stained, sink and draining board required cleaning, work tops sticky on arrival, dirty cutlery in cutlery tray, chipped plates, glass and bowl. Dirty items in the cupboards. Fridge needed a clean before use. Very unclean inside and lids of both indoor kitchen rubbish bins, in front room bin not even emptied, most doors are grubby particularly toilet and bathroom doors when closed behind you. Husband even removed and cleaned the kitchen clock and cleaned the heating controls as build up of dirt was so bad. Vacuum canister full and very smelly to use until emptied and filter washed. Dishwasher filter contained last persons food waste. Tumble dryer filters cleaned and water container emptied so as this worked. Lamp shades upstairs covered in fly droppings and dead little bugs stuck to them. Wood , matches and some newspaper for the fire but no kindling to get it going, it is suggested to purchase fire lighters or kindling at the nearby shop. The next guests had a cleaner property to stay in. All said and done everything works, comfy beds, everything you need in the kitchen is provided. Fabulous walks and very friendly Hoxne peoples.

The cottage is very small considering it is advertised as sleeping 6.. I would describe it as a 4/5. It doesn't have "two bathrooms" - it has one bathroom and one tiny downstairs loo. The dining room is tiny for 6 people - could scarcely move in there and it is very airless without a window that opens. Likewise, small kitchen table only has room for 4. The provision of outdoor seating is poor - one extremely uncomfortable pub table with built in benches, plus 3 very uncomfortable folding wooden seats - shame because the garden and outdoors terrace is lovely. Very few of the downstairs windows open which makes the whole property hot and airless. Other comments regarding after-sales process: you gave me a credit from the original booking (at Easter) which I tried to use to book another cottage (in Colchester) in July. Instead of using the credit, the booking charged me again against my credit card. I had several long waits on the phone to get this re-credited - first time customer services agreed to do this and then nothing happened for 4 weeks until I phone again (a few days before the holiday). 2 enjoyable holidays (save for comments above) plus an extremely poor customer service experience. OK, I get it that you were busy back in March/April but no excuse after that.

We stayed at the cottage over the Christmas period.. The cottage is very pretty and spacious . Five adults stayed in the cottage and a dog and there was plenty of room and well equipped for us all. The cottage was very clean and warm . The village was small and pretty , lit up with beautiful Christmas lights . The local pub was two minutes to walk Thoroughly recommend this cottage

We were made to feel really welcome on arrival with a personal card, flowers and milk, tea/coffee - and biscuits! A beautiful, cosy, well equipped cottage in a lovely village with walks from the door, and not too far from the coast. The weather was amazing for February, so all in all, a perfect holiday.

The cottage is very well appointed, with all the household appliances one needs on a holiday and more.. An excellent blending of quaintness and excellent amenities - beams and woodburner with prerequisite large fire place, along side excellent central heating, plumbing and shower. It also has charger points in the kitchen to charge phones and tablets. It has a large garden, and patio area, alongside an extremely genourous parking area. For us it also had the added bonus of being dog friendly, allowing one dog to accompany your family. We were unlucky that the village pub was undergoing a kitchen refurbishment and therefore could not supply food, however, it served excellent beer and wine alongside a warm and welcoming atmosphere. The pub is also dog friendly and they are allowed in the bar, excellent on a chilly autumn evening. The people we met and spoke to in the village were extremely friendly and helpful, whilst allowing you your privacy. Dog walking opportunities abound in the small village and outlying area. A gem of a cottage, in a peach of a village.

It was all excellent but a new kettle and some descaler would be a good idea due to the hard water.. We piled a saucepan to get drinkable tea! Also the downstairs loo is not a good flusher!.Lovely cottage, lovely village.

From the moment you get out of your car you feel at home, a beautiful and secure garden in a gorgeous village, then step inside to this gem of a cottage, warm, welcoming and as well equipped as you could ever get! A gift of biscuits, milk, coffee etc, WIFI and all the home comforts. An abundance of character, washing facilities in an outhouse, what more could you ask for ? We will be sure to recommend to family, friends and customers as it is the best cottage we have stayed in. We took our well behaved dogs, cheeky but well behaved - if you have dogs then book here, some good walks in the area and a dog friendly pub just down the road. Hoxne is a traditional village with oodles of friendship! You wont be disappointed......

Lovely clean cottage with great garden, but let down by significant traffic outside from 6am which was not helped by DIY secondary double glazing and poor front door.. Otherwise cottage was perfect.

stayed a week here with another couple and a dog.Wonderful house with a large enclosed garden.Village is nice with thatched cottages, road noise sometimes is quite loud and more noticeable in front bedroom but plenty of wine cures that, All linen and towels are supplied. Pub just 2 minutes walk away we found it quite expensive and not a brilliant menu but handy for a drink.The walks around Hoxne are good and the church is a must to visit tells the story of Saint Edmund.

This is a lovely cottage in large, delightful grounds.. Heaven for dogs and their owners. The house is well equipped, welcoming and quirky and the village was friendly. Although we were out and busy every day we still couldn't see all we wanted in the area and will return. Walks from the house are good and can be long if you like but aren't taxing owing to flatish countryside.

We had a lovely New Year holiday at Woodlands. The cottage was perfectly situated in the beautiful village of Hoxne. The cottage is a small character property but was a perfect size for our family and dogs. It was fully equipped and the garden was great for the dogs to run around in. The location was perfect for accessing a range of activities for the whole family to enjoy.
