After reading the reviews this seemed a lively place to stay, but our experience was different, We arrived on the Friday evening and it was not as advertised on sykes website, with scaffolding on the building, so couldnt access the garden that is pictured on Sykes website. The lady advised us when we arrived about scaffolding and building work, but we should have been advised of this before we arrived. Shower had body hair in, cups and teapot dirty needed a good bleach, we had to wash cutlery also as that was not clean. stains on the sofa couches ( that tbh were just couches with an arm that should fold down but didn't stay down and extremely uncomfortable. When we spoke to the owner, she explained that it was because of the cleaner, however the owner lived on site, she should really be checking everything before visitors arrive. Needless to sat we left.

Our family of four had a wonderful stay in this cosy and homely room. Everything in one large square open plan space, separated by a couple of cast iron pillars, each corner has its function. Everyone can spread out and still feel cosy regardless of which corner they are in. The owners live upstairs and are ever so friendly and helpful, we felt very welcome, with a few fun touches for the children as well. Everything worked, with equipment like the hob and oven being to a very high standard. The (blue) front door is literally a doorstep to Offa's Dyke path which passes along the street outside, and for cyclists there are several possible routes which are not too hilly or busy with traffic. With Kington being right on the border with Wales, there is stunningly beautiful if different landscapes on either side of the border: the gentle Herefordshire hills are a patchwork quilt of yellows and greens, while the more rugged side in Wales offers dramatically steep hills. During our stay we also enjoyed paddling and swimming in several local rivers, it really is a wonderful area!

We had a lovely time in this unusual property.. It was light & roomy and situated in a picturesque part of the country with plenty of walking opportunities and places to visit. We even enjoyed staying indoors when the weather was wet! We woul love to revisit.

As an agency I found Sykes Holiday Cottages very helpful and pleasant to deal with, they made me feel like they cared about both my holiday and the cottage owner.. Well done guys, great service. The School Room at Kington is delightful. Very well equipped and cleverly designed, beautifully decorated, we loved it. Photos do not do it justice. The owner left us prosecco and delicious biscuits as a welcome and was very kind and easy to deal with. The room was also spotlessly clean which was great. Kington itself is a fun little town to stay in and the area is beautiful with lots of interesting and attractive places to explore. If you like to walk, cycle, enjoy the countryside, history, art and coffee with delicious cakes this is a great place to be!

The whole process of booking, communication, directions to the property and key collection went very smoothly. Although one room, the accommodation is very spacious & indeed bigger than many apartments, with comfortable furniture. The kitchen is very well equipped, the WiFi excellent, the bed comfortable, cable TV and lots of books and games. The hosts were friendly but not intrusive. We would happily recommended the property to others.,

Stayed here with two friends for a as we were attending a wedding in Shobden. What an absolute gem of a place. Very clean and comfortable. Well equipped. Delightful. The owners were very welcoming and nothing was too much trouble. We left early to return home so missed being able to thank them. Will definitely return. Such a lovely part of the country and Kington was great.

The Schoolroom was a sheer delight, for two; we spent Christmas at this lovely historic border town in England but only a stone's throw from Wales with brecon beacons, ludlow, black and white villages and gorgeous elan valley very near.. The historic house was great with views on clear days to bradnor hill, Well equipped (except freezer) with good tv with sky and wide range of books. Owners very friendly and even put up christmas tree and fairy lights, Well stocked coop and excellent nisa short walk down one of the many hilly footways, away from traffic, in this stone built village. We are entranced by the marches this is our sixtieth week spent here in the last 45 years. Mr Lewis the butcher sells super pies We discovered a Victorian local woman (Ella Leather of Weobley) had collected wax cyclinder recordings in the 1900s of herefordshire folk tunes and carols for Cecil Sharp's English Folk Song Society, two of which RVW transcribed as part of his fantastia on christmas carols in 1912. We listened while there on the pc - magical.

Excellent, nice quiet place just right for what I needed for my stay away from home.. This self-contained room is well kept and in a good location. The kitchen facilities were as good as you need if you wanted to cook and the inclusion of a washing machine and full electric oven could be a bonus if you needed it. I would stay there again if I was ever in the area in the future.

The school house was lovely.. It was cosy and warm with everything you might need for a holiday stay. There's a lovely delicatessen down the road to get fresh bread in the mornings. It's very quiet and a perfect based for walking holidays or exploring the area by car. The bed was very comfortable. The two sofas are sofa beds and my daughter slept very well on it.

The School Room is at a great location - just a short walk from downtown Kington and local walking paths.. The room is spacious, but feels cosy. I have plenty of space to open my suitcase and spread out I very much appreciate the comfortable bed, and the extra blankets available. I am also able to turn the heat on as needed, and the shower has plenty of hot water. (Uncomfortable beds, and lack of heat and hot water have been issues at other places I have stayed). The beautiful house is stone, so it stays cool in the summer heat. The room is also very quiet, so no worries about being woken up in the middle of the night by loud neighbors. Sarah and Roger are lovely people; they are very friendly and make sure you're comfortable. Parking spaces are available just seconds away by foot in The Square. The kitchen includes a stove, oven, microwave, and refrigerator, plenty of supplies to cook if you want to. I'm lazy and don't cook when I visit, and there's plenty of local options for meals, including yummy take-out fish and chips, or chinese food to eat in the flat. Kington itself is lovely, with two butchers shops, several local restaurants and pubs, and The Border Bean coffee shop which has excellent sandwhiches and soups, and delicious homemade deserts. My visits to Kington are to take care of my Mum, who is in a wheelchair. The Kington community is always kind and helpful as I wheel her around the shops. I recommend the School Room to anyone staying in Kington, and recommend Kington to anyone interested in staying in the area.

Very comfortable , spacious, light and really well equipped studio school room.. Lovely view of Bradnor hill. Very friendly and helpful owners. Great wifi connection. I loved everything about this venue. The lovely little courtyard, the views from the large Georgian windows across the hills in the one direction and towards the village square from the other. It was comfortable, very well equipped and so central to everything and everywhere. Walking into the town was easy, the public transport was accessible too and the owner was very helpful and friendly. There were so many interesting places to visit, all within a manageable distance. Less than an hour away. Hay-on-Wye. Hereford, Ludlow and of course right on the border with Wales. A perfect mixture and I would definitely visit again.

October 2014
The Schoolroom is very private and it was a delight spending a week in a property filled with so much character. The owners were warm and welcoming on arrival and you knew they were there if needed. The position was great. Green hills to the back and the delightful square to the side and only a short walk down into the quaint High Street of Kington. I loved the fact that you could use the bus if you wanted to for trips to surrounding areas. Most enjoyable week.
Mrs Gwatkin
September 2014
The School Room was unusual, as it was all contained in one very large room. However, this was cleverly arranged with well defined areas and very tasteful furnishings and fittings. Ideal for a couple (as we were) and spotlessly clean throughout. Car parking was very close and we had no difficulties in finding a space. Information and pictures were excellent before the visit. Owner helpful and friendly.

June 2014
A lovely peaceful location but close to the town of Kington and all it's amenities, which was brilliant. The landlady was lovely, did not bother us at all but was there if we needed anything. It was a perfect week and we feel really refreshed and relaxed. Beautiful accommodation, I feel we will visit there again.

My wife and I loved this converted school room. Spacious main area with purpose-built little bathroom incorporated in one corner of the large room. We especially loved the 2 large sofas where we could both stretch out luxuriously after a stiff walk in the surrounding hills. The place was beautifully warm. Kitchen generally well equipped, though a few half pint tumblers would have come in useful (there were only small or pint sized glasses). This is not a criticism, but the property only having one room means the first person up in the morning has to be very considerate about putting the light on if the other person is still fast asleep. As a suggestion, curtaining off the whole bed area would make all the difference. Owners very friendly. Kington had loads of character and charm, and the school room was brilliantly located for wandering into town within 2 mins. Would definitely consider returning.
