The Garden Flat at Holbecks House is a lovely ground floor annexe to the owner's B&B. With two bedrooms, a king-size double and a twin, it sleeps four comfortably. There is also a bathroom, kitchen, utility and sitting room with dining area. Outside there is off road parking, a private walled garden with furniture and BBQ, and shared access to the estate's extensive grounds. The Garden Flat at Holbecks House is a lovely little base for exploring this vast area.

I returned to the garden Flat with my Husband and our dog for a relaxing stay to celebrate our 5th Wedding Anniversary. I was not disappointed as the flat is extremely clean and very well equipped for a very comfortable weekend. The host is always very pleasant and remembered me from Jan 2024. All local amenities are dog-friendly and the shops are not far away. I will be recommending it to all my friends and family.

We returned for a second time to the Garden Flat and were very happy to spend another week there. The flat is very spacious and comfortable and perfect for dog owners, with extensive grounds and numerous footpaths to keep the dogs exercised. Our two dogs were very happy and enjoyed chasing balls on the rolling lawns. The outside seating area makes a perfect setting for a relaxed evening meal. Hadleigh is easily reached and is well serviced with supermarkets, takeaways and cafes and an attractive high street to explore. Overall a perfect, relaxed venue to explore this part of Suffolk.

We stayed in the garden flat for the week leading up to our son's wedding. It has therefore become a very special place for us. It is a very comfortable house and we enjoyed sitting outside and even playing the occasional game of foosball! The grounds were so peaceful and we loved watching the rabbits, squirrels, pheasants and myriad of other birds. It was a pleasant walk into Hadleigh where we could buy provisions and visit a variety of eateries. The welcome pack including the lovely flowers was much appreciated.

We stayed for a week here and it was so peaceful and quiet set in beautiful surroundings. Perfect for visiting the quaint villages in the surrounding Suffolk countryside. The Flat is lovely with comfortable beds and a casually chic sitting room with cosy sofas just perfect to curl up on with a book. The kitchen is well equipped with modern appliances and eggs,milk butter and bread thoughtfully supplied by Perry were much appreciated. A short walk through the estate grounds takes you to Hadleigh for essentials. The safe grounds allowed our dog to chase the squirrels and rabbits to his hearts content. Fortunately they were too quick for him. The boot room with its sink just the thing for muddy paws and shoes. This tranquil holiday home is just right for those who want to take some time to enjoy a rural escape. High on our list of places to return to.

We enjoyed a lovely week in the Garden Flat with our two dogs. Set in beautiful grounds, the outdoor space is amazing and perfect for dogs with boundless energy. It was truly lovely to wake up with birdsong and trees visible from every window. We arrived to a great goodie package of eggs, bread, butter and milk which was very much appreciated and perfect for that first much-needed brew. The flat is a great size, lots of room, very comfy and with great kitchen facilities if you enjoy cooking. Our hosts were very welcoming and regularly checked in to make sure all was OK. Hadleigh is just a short walk away and is a lovely friendly town and very welcoming to dogs. I would recommend both the flat and the area. We will definitely return to Suffolk as we loved it!

We spent three nights at Holbecks House garden flat at the beginning of February, and found it to be both spacious and lovely and warm. Perry left eggs, butter, milk and bread, which was very welcome on arrival. The flat isn't modern, but it is very clean and comfortable, and had everything that we needed. The bed was really comfy too! Walks in the surrounding parkland with all the snowdrops and aconites were magical! Would recommend to friends.

We used to live in the area so chose Holbecks as a base for seeing friends.. We had stayed there before so knew there was plenty of exterior space, both for meeting friends and for walking our dog. The grounds are extensive and the house is surrounded by lovely countryside, great for longer walks with Bruce our Lab..It is also convenient for the town centre being a 10/15 minute walk or 5 by car. Hadleigh is also well situated for visiting historic places such as Lavenham, Long Melford and is also not too far from the coast. There are also a number of great pubs in the surrounding villages. Perry our host was welcoming and always available should we have needed anything. We had a thoroughly enjoyable stay helped of course by great weather and beautiful location.

This was an ideal retreat away from the world due to the cornavirus .. The surrounding landscape was a beautiful. The kitchen equipment needs updating plus nowhere to put groceries. The bed was very comfortable .Plenty of hot water with a lovely deep bath but the hand shower was diffcult to manage.

When I booked this originally, there were photos shown of the property that later were removed from Sykes website, which probably reflected with the cottage or the B and B, but not the garden flat.. Your description also refers to the large walled garden, but I understand from the owner that it is not part of the offering for the cottage. He was very kind though and said if we wanted to give our dog access to it, just to let him know and he would make sure his own dogs were not out there. Owner and housekeeper both very helpful and accommodating but Sykes did not publish, at the time I booked it, a true reflection or photos of the flat.

This is the second time we have stayed in the garden flat and love it very muich. Our famnily come to visit while we are there and are thrilled when we say we are coming back to it. The only downside for us is lack of shower as our disabled person is unable to manage the bath and hand held shower. Look forward to returning soon

This really is a gem.. Holbecks met our needs completely. We travelled with two dogs, very dog friendly, relaxed and they loved it too. All ground floor accommodation and perfectly equipped, clean , warm and welcoming. The garden flat was even decorated for Christmas...a lovely touch. Hosts were very helpful and clearly offer a first class service to guests. Thankyou.

This flat was perfect and the Web site does not do it justice.. Perry the owner was kindness itself especially as I have mobility problems. I have used self catering properties many times over the years with varying experiences so count myself (and dogs) experts and cost is not always a sign of a good property. The equipment seemed almost new, double oven with ceramic hob, good sized dishwasher and an all singing all dancing washer/dryer, central heating that worked and everywhere spotless, which is not always the case in other properties, regardless of cost. The king sized bed with cotton bedding was dreamy and made it difficult to get up in the morning! The location is beautiful with the house grounds and countryside a delight to explore. It seems as if you only use properties of a good standard and I will certainly be using your Company again. Perry and his team have got it spot on!

We had a large family gathering and booked both the garden flat and the cottage. Both were super clean and comfortable. Even the sofas were comfy, not always the case in self catering places. Perry was very helpful and made sure we had the dining table extended and extra chairs in place before we arrived, for large family meals. The provisions in the fridge and flowers on the table were nice touches. I have previously stayed in the main house in the B&B and that was equally lovely. I can’t recommend this place highly enough.

We really liked the location, the cottage is situated on a beautiful estate! Hadleigh is also a good starting point for trips to Lavenham, Dedham Vale, Bury St Edmunds and the mansions at Long Melford.

A fabulous location and very peaceful.. We had our 2 dogs with us and there were great walks in the grounds and a walled garden in which they could be “off lead” and they loved it! Great roads out of Hadleigh to visit some beautiful towns and villages of Suffolk and beyond. A place we would love to return to.

Lovely cottage and setting - this is our third visit in as many years.. Peaceful and quiet, we found it very difficult to leave the premises to go out. Hadleigh is a great little market town with plenty of shops for us to just idle along the High Street.. Owner was very helpful when we were unable to get the Wifi going.. Cottage is always very clean and well equipped with a lovely welcome pack.. Dog loved chasing the squirrels (he is too old to catch them).

Second time at Holbecks, first class accommodation at the Garden flat very comfortable all round.. Nice touches with vases of flowers and bread milk and other food left in the fridge, everything that is needed to get started. The location is great, Holbecks is set in wonderful grounds in the middle of the countryside yet only a few minutes walk is the lovely small Suffolk town of Hadleigh. Easy access to the coast with Aldeburgh only about 35 miles away. There is a host of great locations for eating out in Dedham or Stoke by Nayland and Nayland all in lovely locations. We will be back again next year.

The Garden Flat was very warm and comfortable - which was much appreciated in a rather cold and damp week. It was also very peaceful and relaxing. Our dog greatly enjoyed the grounds (and seeing the squirrels). Hadleigh is a very good centre for exploring south Suffolk and North Essex, particularly with the Shotley peninsula and the Stour estuary within a very short drive.

The property sits in a fantastic location & we had a warm welcome by Perry, the owner. He showed us around and made it clear we could go to him if there were any problems. There were no limits as to the grounds we could walk around & we even took advantage of the croquet equipment on their lawn. The flat was well kitted out & had lots of small touches to make it feel like a home from home - books, dvds, boxes of tissues, lovely bed linen & towels etc. We had brought our dog along too & she was made to feel equally as welcome. Hadleigh was a lovely, small market town with a few traditional pubs and other eateries. It was a great base for visiting nearby towns & villages. Already on our list to go back!

Holbecks is a beautiful place with well looked after grounds, very peaceful, lots of wildlife, very close to many areas of interest including hadleigh itself. Excellent information pack upon arrival with all you could require and more. Crisp clean linen on all beds and very comfortable. Everything has been thought of in the kitchen plenty of everything. We were 4 adults and 2 small dogs and everything was ideal, shall be visiting Holbecks again and again, we had a good break there and shall return. Thank You Holbecks.

My friend and I recently stayed at theGarden Flat at Holbecks house. The accommodation was very spacious and we had everything we needed for a very comfortable stay. The owners were very hospitable and supplied us with some provisions.The location was stunning and it was only a short walk into the town of Hadleigh. We found the location to be quite central for exploring the area. All in all we had a lovely holiday here and would love to return.

Wonderful property, size is perfect, we started as a party of 5 plus large dog, didn't feel cramped. Two members returned home after the weekend, so certainly enough room for those left. Bedding and beds were lovely quality, a good nights sleep was had by all. Our dog Rocky loved the grounds and the owners also have a dog, she called round for him and whilst we were not not out sight seeing they played endlessly. The grounds were lovely and many choices of walks to be had. The location was perfect for many places to visit, we spent one day on site and had family visit us, it was great. The weather was mixed and it was quite cold but the accommodation had no cold spots. There was a laundry room which we nicknamed the scullery, plenty of space for storing boots and coats, it was great because if you came back muddy with the dog, you could clean him down without taking him through the property. Perry made us feel very welcome and it was easy to make yourself at home to start relaxing. Loved every minute, will definitely return!
