Swallow Barn is spacious, comfortable and has stunning views.. It has a lovely kitchen and dining area, super comfortable beds, nice hot showers and is well placed for exploring West Yorkshire. There is outdoor seating where you can enjoy the early evening sunshine and the owners are both helpful and friendly. We loved it!!

Very good quality accommodation for a large family holiday.. Great views and local walks close to the property. Lots to do around the area at Skipton, Ilkley, Grassington. Haworth and surrounding areas ... including steam train ride and canal bot trips. Very friendly and helpful owner ... thanks Sue! Oh and grand-daughters loved being given a freshly laid egg ... which they really enjoyed the next day for breakfast.

Swallow Barn was a perfect venue for a family get-together - deliciously warm and cosy, even in January, a lovely house with lots of space and well furnished.. Fabulous views and good walks from the door, as well as being close to lots of delightful places (Ilkley, Bolton Abbey, Cliffe Castle, Skipton.) Friendly helpful owner.

We have just returned from a fabulous four day family break (8 adults, 1 teenager, 13 month old and two dogs) at Swallow Barn.. The location and views were stunning and in close proximity to numerous walks and trips out...we drove into Haworth and Skipton both of which are a 20/25 minute drive. The cottage itself was extremely spacious and we were amazed as soon as we walked through the door. The cottage was luxurious and comforting, especially the underfloor heating which heated the cottage perfectly whereby we did not even need to use the fire. The rooms were very comfortable and gave us all enough space, ideal for the little one to run around. The additional extras, such as games and quizzes were fantastic during the evenings. We were greeted by the owner not long after we arrived and were made to feel very welcome and given a quick run down. Dogs must be kept on leads, however, this was no problem at all as there was still a large outside area for us to walk them around on and they were already worn out from the day's events. We will definitely be visiting again and already looking forward to booking our next visit.

Swallow Barn was in a quiet secluded area with lovely views and sunsets.. It was well equipped and spacious - the open plan design of the lounge, dining room and kitchen enabled our group to interact and move around freely. An excellent venue for a gathering of friends!!!

There should be a facility to make alterations to dates with adequate notice eg.. A month prior to start date. If that facility is unavailable early bookings will be a problem when unforeseen circumstances occur

As a large family group with a dog too we loved being at Swallow Barn - the very pretty Yorkshire Dales were all within easy access.. There was plenty of space for us inside, lots of bathrooms and facilities. The one negative aspect was that we had four young children who were very well behaved but who really missed their garden to run about in - owing to the farm being a working one we did not allow them to run around in the fields as the sheep and hens were close by.

Swallow Barn is a stunning property in breathtaking countryside.. Lots of nice touches; games, jigsaw puzzles, DVDs and welcoming tea, coffee, milk and biscuits. Open plan layout downstairs is ideal for families/groups to spend time together and the under floor heating is a luxurious bonus. We loved our weekend spent at Swallow Barn and will be returning.

This is a lovely cottage in a good location to explore Skipton, Ilkley and the surrounding area. The underfloor heating worked a treat and made it very snug and comfortable. The upstairs heating didn’t come on so we had damp towels all week (towel rail stayed cold)...that’s the only thing stopping a 5 rating. I would definitely recommend.

It was a big family holiday to celebrate a few significant birthdays and I could not have chosen better.. The house was wonderful and the youngest granddaughter was in heaven with all the sheep in the fields to look at. Shopping was good with with a choice of supermarkets in nearby towns, and we all found plenty to do in the area, according to our tastes and abilities. Swallow Barn was amazing, with so much space to move around and have personal space if it was wanted. Bedrooms were comfortable and nicely appointed; kitchen facilities were very good, with dishwasher, washing machine and tumble dryer all available. I highly recommend this venue.

Swallow Barn has everyone, character, charm. It is beautifully decorated and extremely clean. Has everything you need for a great stay. Including a cool game called who am I? Which the family played one evening. We spent 4 days with our relatives visiting from overseas, A great base for visiting beautiful Yorkshire, Skipton Castle is great, It was lovely to come back to each evening to this comfortable welcoming barn. We all really felt we’d stayed somewhere very special. The owners are very welcoming and told us everything we need to know. Dogs have to be kept on a lead at all times outside because of live stock, that didn’t stop our dog from enjoying himself. Thanks for a lovely break.

Everything was fabulous for us and our stay in the cottage although we did struggle to find room for the dry food we bought as there weren't any available cupboards.. We also had issues with the wifi not being strong enough for us at times. Everything else was wonderful!! the fresh eggs were a lovely surprise and tasted delicious. All amenities were nearby and access to local P.O I was easy. Highly recommend!! I'm missing the sound of the sheep now I'm home....

The reburbishment of the Barn was imaginative and well executed.. The open plan ground floor worked effectively. The bedrooms were quite small and two had no ensuite facilities. The family bathroom was excellent. The big disappointment was the exterior. Although the details welcomed three dogs there was no enclosed outside garden area to sit out in to enjoy the fresh air and excellent views. There were sheep and chickens immediately outside the house and we were on tenterhooks about the dogs disturbing them especially as the farmer had a very intolerant approach to dogs. We were very nervous about any outside door open. There was clear resentment that the letting of the converted barn was an inconvenience to the farmer sharing the immediate environment outside the barn. We also resented the need to book this letting Friday to Friday. The worst day for travel is Friday. The Friday to Friday also broke into 2 working weeks meaning that our working members only got 6 days out of the letting.

Swallow Barn was immaculate and had everything we needed for a week away with family celebrating an 80th Birthday.. We had extended family from Yorkshire and beyond join us in the barn for a small party on the Birthday and they were equally impressed. The views from the Barn are gorgeous - it was a very cold/snowy/wet week but that didn't stop us enjoying the surrounding area and watching the clouds roll in over the hills was an impressive sight. After a day out in the bitter cold wind and snow we could warm up by a soak in the huge bath! I would highly recommend Swallow Barn for family or friends that want a holiday together - plenty of space and comfy sofas for all! We would love to come again in the Summer to enjoy the views sat outside!

December 2017
In many ways the accommodation exceeded or expectation it does have the wow factor on entering.. We were met by Sue the owner who was lovely and only lived next door if we needed anything. The accommodation has generous proportions and is cosy. Had everything you needed in the kitchen and really well appointed. Cottage was warm and they were not stinting on allowing you to have the heating on. I would love to stay here again as a great location for getting away from everything and enjoying the countryside. Close to station too so easily accessible. Sue had decorated for Christmas which gave it a lovely feel. We used it for a work retreat which was perfect and cooked a huge Christmas dinner in the massive cooker. Lovely. If I were to be super critical the things that would have made the stay even better would include:- Sharp knives as the ones there are obviously put into the dishwasher regularly and wouldn't cut butter. Much of the crockery is chipped and in need of replacing, glasses need updating and the pillows are very hard.

We were a large mixed group (aged 4 months to 60 years old) and an 18 month old Yorkshire Terrier called Tobie. We all found Swallow Barn to be an amazing place to stay. The ground floor has the 'wow' factor with the huge sitting area and the view up the stairs to the galleried landing. The whole place was spotless and the facilities are excellent. The sofas are so comfy and there is plenty of seating. The beds are also great and we all had restful sleep (even the baby!)The levels of equipment provided really are first class. There was a problem with the gas when we arrived that wasn't the fault of the owners but they bought us take away pizza as we couldn't cook. A lack of water for a short period the next day resulted in Sue bringing round two bottles of champagne and chocolates. This was very much appreciated and shows how much they value their customers. The farm is in a wonderful position on a hillside and so close to some great places to visit. We went to Skipton, Bolton Abbey, Malham Cove, Fountains Abbey, Clitheroe, Ilkley and wished we had more time in this lovely part of Yorkshire. Would love to stay again and we enjoyed meeting Leonard, the farm dog.

This was a beautiful property in a stunning rural location.. Perfect for a family of a 10 with 3 generations. We will definitely return one day. Just a small thing, it would be nice to have soap left in the bathrooms. Otherwise, very well equipped. Many thanks.

We had a delightfully warm welcome from Mr.. and Mrs. Boothman - including farm fresh eggs! The location is very accessible, amazing views and the Barn inside really delivers the "wow!" factor. Plenty of space for a large family, all framed in wonderful solid oak. The beds were comfortable, the roll-top bathroom gorgeous and everyehere was well furnished and equipped. Books, games and puzzles are on hand in case it rains (although when we visited the weather was on its best behaviour!) and we were able to easily visit the loads of delights of the Yorkshire countryside.

We loved the open plan ground floor at Swallow Barn, which was so spacious. The design of the house was aesthetically pleasing with the central staircase and galleried landing. With a lot of people staying it was so good to have several en suite rooms and such a huge bathroom. We felt that the conversion of the property had been carried out with care and thought; the woodwork and fittings were beautifully constructed. All this is to say nothing of the stunning views across the valley and the hills beyond. We loved this place!

Just returned home from a perfect weekend away at Swallow Barn. We were attending a family wedding in nearby Skipton so decided to book here instead of a hotel. There were 9 adults staying here and we cannot speak highly enough of the place. It was spotless on arrival and Sue the owner popped in to welcome us but then left us to our own devices all weekend, despite only living next door. The cottage itself is amazing, the photos really don't do it justice and the under floor heating just topped it off. The town of Silsden is a good half an hour walk away. It's all downhill so would recommend getting a taxi back home for the return journey. We ventured into Silsden on the Saturday afternoon and spent the day in the Robin Hood pub which was also a friendly and welcoming place. Five stars from us and we are already planning on going back next summer. Just perfect.

Celebrating a 50th birthday with friends and family, I can definitely say I couldn't have asked for anything more with regards the facilities, the Barn has been converted to a very high standard, not sure it could be improved upon, underfloor heating, well decorated, amazing open planned layout which allowed everyone to be involved at all times, absolutely spotless and well worth every penny, definitely home from home (actually better), no question I would return for another visit if I get the opportunity

It was my husband's 50th birthday and we were looking for somewhere to stay with a group of 8 friends (5 couples). There are plenty of houses / cottages for 10+ people, but not all with the correct number of bedrooms that would allow 5 couples to be able to stay together. Swallow Barn has 5 double or twin bedrooms, 3 are en suite, so a perfect set up for our group. The pictures don't do the place justice. The house is huge, open plan downstairs, but still cosy and comfortable. There are plenty of seats for everyone and the kitchen has everything you could need. Plenty of crockery, cutlery and cups and glasses. There is a beautiful cooker and huge fridge to store enough food and drinks for 10 people. Everything in the cottage is finished beautifully, with a lovely stone floor downstairs and the under floor heating makes it very warm. The cottage is located in a farm, and although it is joined to the owners house, there were no intrusions, but the owner was around to show us what we needed to know in the cottage and to answer any questions if we had any. There is plenty to do in the surrounding area and if we find the need to travel with a large group again, I would definitely go back.

I've felt compelled to write a review of this property because there doesn't seem to be many reviews online about this place. Initially I thought this was slightly concerning but I shouldn't have worried as this property is fantastic! I booked this venue for myself and a group of friends to spend a long weekend in Yorkshire - it was ideal. The accommodation has been furnished beautifully and there was definitely a lot of oohs and ahs from my friend as they arrived. The kitchen is well equipped and the living room had lovely leather sofas and a log burner- perfect for a winter's evening. The property also has four showers which is very handy for ten people all trying to get ready in the morning. The owner was really welcoming and although lives in the property next door we all felt like we had our own space. The space for cars is also worth highlighting as many properties I looked into didn't have much space. This is not a problem here and we comfortably fitted four cars in front of the property with room to spare. So in conclusion, if you want a property which has stunning views, beautifully furnished and a great space for social gatherings I can't recommend this place enough. Looking forward to returning already!

We found Swallow Barn to be an excellent venue for a large family group with dogs. We had lots of space to be able to carry out different activities in separate parts of the downstairs area. The wood burner helped to make the evenings very cosy. The cottage is placed on the top of a hill and there were beautiful views all around. It is an excellent location for exploring this area of Yorkshire.
